Which units have health concerns?

	Northpark Residences & Flying Star Feng Shui of the entire Block of flats:

	1. This development features the majority of stacks oriented towards either N2 or S2.

	1.1 According to Flying Stars, there exists a distinction between a N2 facing chart and a S2 facing chart.

	1.2 In the case of N2 facing, the combined auspicious wealth stars are unfortunately located at the rear of the home. Here, the term "rear" typically refers to the kitchen or yard area, rather than the frontage as seen in an S2 chart.

	1.3 S2 stacks represent the optimal choice for individuals belonging to the East group. Both frontages benefit from the double auspicious #8 wealth stars, and additionally, their facing directions incorporate water, which significantly enhances wealth.

	2. The blocks or stacks highlighted in purple in the attached document, such as Block 25, 27, 29, 31, 33, 35, and 37, feature stacks that either face NE1 or SW1.

	2.1 NE1 possesses the auspicious water wealth #8 star at the frontage. Consequently, units with a water position at the frontage (balcony side) can experience favorable Feng Shui. If this is the case, the sum-of-ten can be activated for health, wealth, and family luck. If the unit does not face a water position, it is advisable to place a water feature in the balcony area to enhance luck. However, it is important to note that other sectors within such a home may contain unfavorable stars that should be disarmed or neutralized.

	2.2 SW1, with the water wealth #8 positioned at the frontage, benefits from having water at the front. It is advantageous if the unit faces a body of water or if a water feature is activated in the balcony area. Overall, this can help activate the sum-of-ten. However, it is necessary to disarm negative stars present in various sectors of the home, particularly those related to health considerations.

	Feng Shui of HDBFengshan Greenville and Flying Star Feng Shui of 5 bedroom type:-

	1. All 5 bedroom type with stacks 06, 08, 42, 44, 56, 60 face N1.

	2. One saving grace of a N1 facing is that N1 has the auspicious double 8s at it's frontage. Good if the frontage has a water position.

	2.1 Good if the master bedroom is located at NE sector. As it has good auspicious star combinations of MS#6 + WS#1.

	2.2 If a bedroom is located at East is good for a bedroom cum study.

	2.3 The rest of other sectors has inauspicious stars. And may need to be disarmed.

loading="lazy">

When conducting an initial Feng Shui assessment to determine whether a property is suitable for purchase, one of the first aspects I consider is the presence and location of precinct pavilions within the HDB estate.

1. One of the key elements I take into account when assessing the viability of acquiring a property at a new BTO site or development is this factor.

2. Undoubtedly, everyone must confront mortality at some stage in their lives.

3. Nevertheless, considering the skyrocketing prices of newly constructed apartments, it is clear that owning a home entails a considerable financial obligation.

4. In the process of selling a property, our collective aim is to optimize our investment returns.

5. The positioning of the precinct pavilion, whether it is discreetly located in a corner or prominently visible from several units, holds minimal importance.

6. It is recommended to avoid purchasing a unit on the lower floors that has a direct view of the precinct pavilion.

7. Earlier today, I traversed through Fernvale and took note of a specific residential area.

8. Some of the apartments are not only located near a wake or funeral, but I also heard loud music emanating from the event. IMG_8439.MOV

9. Unforeseen events such as a funeral can coincide with joyous family gatherings like Chinese New Year or a wedding tea ceremony, which are beyond our control.

10. Even though it was in the adjacent block, the music was excessively loud. The soundtrack can be identified in any of these three films...

IMG_8437.MOV

IMG_8438.MOV

The units located on the lower floor of Block 436A have the potential to directly observe the entrance and resting area of the funeral.

IMG_8439.MOV

My Assessment Approach

When advising clients on whether to consider a particular unit or block, I always factor in:
- The orientation and type of precinct pavilion;
- The immediate surroundings, including pathways, landscaping, and facilities;
- Past and expected usage of the pavilion.

This assessment forms a crucial part of my “Can or Cannot Buy” analysis, ensuring the property supports both physical and energetic harmony for its future occupants.

Final Thoughts

Genuine Feng Shui isn’t about selling remedies or products it’s about informed, practical evaluation rooted in tradition and experience. Parc Riviera @ West Coast Vale by EL Development

Under Flying Star Feng Shui: Parc Riviera stacks has two facings:
1. N3 stacks which are facing "noisy" the Ayer Rajah Expressway (morning sun)

2. While S3 stacks pool facing and (Sungei Pandan) Pandan Reservior will have indirect afternoon sun.

	N3. Stacks/Units has the double auspicious #8's wasted at the "back" of the unit. Thus not as favourable as the pool facing S3 stacks.

	S3. Stacks are the best stacks for a East group person. As both frontage enjoys the double auspicious #8 wealth stars. And furthermore their facing directions has water. Bring great wealth.

	The only concern for a S3 facing chart is that so often, the kitchen may be located at NW sector. Which in Feng Shui is called: "Fire at Heaven's Gate". And this can affect the male breadwinner's career luck.

	Thus for a South facing (S3) best to select a unit where the kitchen is either at North or North-east sector is preferred.

	Located in Simei Estate within Tampines Town, and bounded by Upper Changi Road East and Simei Road, Simei Symphony comprises 4 residential blocks of 11 storeys each, with 380 units spread across 2-room Flexi, 4-room, and 5-room flats. These flats will be offered as Standard flats under the new flat classification.

	The project is envisioned as a garden sanctuary within the neighbourhood, and named to reflect harmonious living with its verdant surroundings. Simei Symphony features a vibrant active courtyard with a range of recreational and communal amenities, including children's playgrounds and fitness corners. Above the Multi-Storey Car Park (MSCP), a roof garden provides more recreational opportunities with fitness facilities and a community gardening area.

	These new blocks will form a cohesive precinct with Blocks 144A, 144B, and 145A, under the same precinct name. The project features a range of facilities, including a preschool, a residents’ network centre, fitness stations for adults and elderly, and children’s playgrounds. The roof garden atop the Multi-Storey Car Park (MSCP) and sky terraces at Blocks 146A, 147A, 148A, provide residents with spaces to connect, unwind, and enjoy scenic views of the surrounding cityscape. Residents will also have access to additional amenities at the adjacent Blocks 144A, 144B, and 145.

	1. Personally, I tend to avoid purchasing homes that incorporate a significant amount of drywall.
2. I believe that one of the primary offenders was the Livia @Pasir Ris, developed by CDL Developments.
3. I was astonished to discover that the Livia's TOP and all the internal walls, including those in the bedrooms and even the bathroom, are made of drywall.
4. It is advisable to consult with the developer prior to signing any agreements, especially if one shares my concerns;
5. Alternatively, while this may not be scientifically rigorous, some insights can be gleaned from a sales brochure. Pay particular attention to the thinness of the wall separating Bedroom 2 from Bedroom 3; it serves as a clear indication of what to expect.
