Today 31.8.18 I paid a visit to a unit at Blossom Spring facing this development. The sea view was fantastic.

Once Melody Spring is completed, and for now, at the Eastern /North East facing stacks, one gets unblocked views of the sea and even Lower Seletar Reservoir up to Seletar West aero-related facilities.

The bad news is that the site plan has indicated one fine day there will be a future high-rise development.. and it will interfere with the great views of today. Sigh!

Not only that units facing NE and East might have to endure 2 or more years of construction noise and dusts.

Like some who recently collected their Keys at Blossom Spring. Only to find out that construction work started at this development. And the sore thumb is that it will block their views! -:(

2. This development mainly has stacks that are more suitable for people in the West group.

3. The three facing directions found here are NE1, NE3, and NW3.

3.1 NE1-facing units, such as stacks 570, 572, and 574, have the beneficial water wealth #8 star at the front. Units with a water feature at the front (balcony side) will enjoy good Feng Shui. This setup can activate the sum-of-ten, which supports health, wealth, and family luck. If the unit does not face a water feature, it is best to place one at the balcony to enhance luck. However, other areas of these homes have unfavorable stars that should be neutralized or disarmed.

3.2 NE3-facing units, for example stack 608, have the mountain star #8 at the front. To activate the pearl string effect, it is best not to have a water feature at the front. Unfortunately, all stacks with this facing (Sky Patio) have pools of water at the front.

4. NW3-facing units, like stacks 604 and 606, also have the auspicious water wealth #8 at the front. It is good if the balcony or living room faces a pool of water, but if not, you can place a water feature at the balcony to activate it.

4.1 Apart from this, other areas in these homes may have imbalances.

4.2 If the master bedroom or any bedroom is located on the West side of the home, be cautious of frequent illnesses.

Keat Hong Grange (Aug 2022 Build-To-Order)
Choa Chu Kang

Keat Hong Grange  is bounded by Choa Chua Kang Avenue 7, Choa Chu Kang Grove, and Keat Hong Link. There are 5 residential blocks ranging from 19 to 23 storeys in height. You can choose from 987 units of 2-room Flexi, 3-, 4-, and 5-room flats.

Keat Hong Grange references the many plantations that used to dot Choa Chu Kang, as well as the landscaping within the development. Enjoy an active lifestyle with facilities such as playgrounds and adult and elderly fitness stations at your doorstep. Alternatively, you can relax at the landscaped roof garden above the Multi-Storey Car Park.

A void-deck community centre, and childcare centre, and resident’s network centre are located within the development. Please refer to the site plan located at the top of this page, for the facilities provided in the development. Facilities in this development will be accessible by the public.

KEAT HONG GRANGE SITE PLAN

1. This site does not offer any 5-bedroom units.

2. Possibly due to the trapezium-shaped plot, the architect designed a box-like layout plan with a central spine and spaced sections.

3. There are 688 units in total, all with facings aligned to the Flying Stars directions: N1, N2, S1, S2, and E2.

4. There is another row, shaded in purple, for which I did not plot the compass readings.

5. Details for N1 and S1 facing stacks:

6. N1 units have the auspicious double 8 stars at the frontage. This is especially favorable if the frontage has a water feature.

7. Ideally, the master bedroom should be in the NE sector, where it benefits from the auspicious star combination of MS#6 and WS#1.

8. A bedroom located in the East sector is good for use as a study.

9. Other sectors may contain inauspicious stars and could require remedies.

10. In S1 units, the combined wealth stars MS#8 and WS#8 are located at the rear, which is usually the kitchen and yard area. This is less ideal.

11. It is beneficial if a bedroom is in the East sector, as this supports studying.

12. If the main entrance is in the NE sector, it is excellent due to the favorable combination of MS#1 and WS#6.

13. For N2/3 and S2/3 facing units:

14. N3 units have double auspicious 8 stars wasted at the back of the unit, making them less favorable.

15. S3 stacks are best for East group individuals, as both frontages feature double auspicious 8 wealth stars. Additionally, the facing direction has water, which brings great wealth.

16. The frontage benefits from the prosperity stars [8] and [8], symbolizing wealth and good fortune at the front of the home, whereas N2 facing units have these stars hidden at the rear, usually in the kitchen or yard.

17. A concern for S2 facing charts is that the kitchen may often be in the NW sector. In Feng Shui, this is known as "Fire at Heaven’s Gate" and can affect the male breadwinner’s career luck.

18. For South-facing (S2) units, it is best to choose a unit where the kitchen is located in either the North or North-east sector.

The Garden Residences with 613 units is located in Serangoon North Avenue 1. It is located in the mature Serangoon Gardens enclave.

The Garden Residences is a 99 year leasehold property expected to be completed by the year 2022 or under the last two years of Period 8 Flying Stars Feng Shui.

This development consists of 5 Blocks of 15 Storeys and another 4 Blocks of 14 storeys each with a mix of 1, 2, 3 and 4 bedroom types.

Before the privatisation of Shunfu Ville, there was no restriction to take a short-cut from the the Shunfu estate to the landed properties along Jalan Isnin and the rest of that estate. With the condo, it remains the same.

The planners of this development has given much thought in how to maximise as many stacks/units as possible to enjoy the view of Serangoon Reservoir.

The planners of HDB Rivervale Shores did this by adopting a unique and less common snake like configuration for block layouts:-

Thus at the West end starting with block 170; this snake undulates along 170A, 170B, 171, 171A and ending at 174A.

This snake feature is not perfect. As it does result in e.g. Block 175B stack 338 has sharp corner(s) that may be aimed towards stack 340 of the same block.

Similarly, block 174B's stack 302 has sharp corner(s) aimed towards stack 304.

Stacks like 340 and 304 can see the "under-skirts" of 338  and 302 respectively. What this means is that if those living in these units "turn-left" can see the service yards of their neighbours.

In addition, in the afternoon, sun may e.g. shine towards stack 338 and it may reflect sun-light towards stack 340:-

Kingsford Hillview Peak Condo and Flying Star Feng Shui

As this development only has N2/N3 and S2/S3 facing units; N2/N3 and S2/S3 share identical Flying Star numbers and vice-versa.

From now to 2023, based on Flying Star Feng Shui:-

1. S2/S3 stacks/units are considered to have better Feng Shui as the double auspicious #8's are at it's frontage i.e. living room and most bedroom areas.

2. When booking such a flat; try to avoid a S2/S3 facing stack/unit with the kitchen at NW. The kitchen at NE is okay.

3. For N2/N3 facing, it is considered such a waste that the double auspicious #8 stars are at its rear which is usually the kitchen / yard / ulitity sectors.

It will be good if a bedroom is located at East sector: good for studies.

Ultimately, one of the most distinctive designs is HDB Waterway Terraces 1 @ Punggol, which has recently achieved its Temporary Occupation Permit (TOP).

If my memory serves me correctly, the last design that could be considered unusual or rather unique was the Pinnale @ Duxton.

This entire complex, referred to as HDB Waterway Terraces, appears to feature exterior curves that are smoothed out.

One of the most "unusual" experiences I encountered was during my visit to a stack/unit in the morning. It seems that the morning sun illuminates the neighboring walls, creating a glare when one stands by the windows of any of the rooms: the living room, bedrooms 1, 2, and the master bedroom.

I anticipate that in the afternoon, the sun will shine on another section of the block, thereby reflecting that "white" wall glare into the bedroom.

If one or the entire family finds themselves needing to wear increasingly thicker glasses... well, one might as well attribute it to residing here!
