	Nowadays, the wall separating the two bedrooms is a "thin" dry wall. Take extra care (if any) if the TV set is mounted close to the bed-head of the bedroom 2. In case of EMF radiation leak.

<p>
	A few of the other layouts e.g. 3 Bedrooms also may share the same concern.

<p>
	2. Upon closer inspection, the roof of the clubhouse resembles a knife directed towards the bedroom of the ground floor unit.

	3. The remedy is similar to the example; where the owner employs a day curtain to shield the interior of the apartment from this "poison arrow."
</p>

<p>
	4. Even a rectangular roof (such as that of this clubhouse) located near a stack can generate a poison arrow directed at the apartment.

	Located in Simei Estate within Tampines Town, and bounded by Upper Changi Road East and Simei Road, Simei Symphony  comprises 4 residential blocks of 11 storeys each, with 380 units spread across 2-room Flexi, 4-room, and 5-room flats. These flats will be offered as Standard flats under the new flat classification.

	1. Personally, I tend to avoid purchasing homes that incorporate a significant amount of drywall.<br>
	2. I believe that one of the primary offenders was the Livia @Pasir Ris, developed by CDL Developments.<br>
	3. I was astonished to discover that the Livia's TOP and all the internal walls, including those in the bedrooms and even the bathroom, are made of drywall.<br>
	4. It is advisable to consult with the developer prior to signing any agreements, especially if one shares my concerns;<br>
	5. Alternatively, while this may not be scientifically rigorous, some insights can be gleaned from a sales brochure. Pay particular attention to the thinness of the wall separating Bedroom 2 from Bedroom 3; it serves as a clear indication of what to expect.

<p>
	Feng Shui : Northshore Residences I &amp; II @ Punggol
</p>

<p>

</p>

<p>
	This development comprises of a total of 12 blocks and 1,402 units.
</p>

<p>
	This plot is very much a combination of two rectangular plot "fused" together at the middle by a neighbourhood centre.
</p>

<p>
	From a Feng Shui Flying Star point of view:-
</p>

<p>
	Northshore Residences I<br>
	has stacks that either face NW2 or SE2
</p>

<p>
	Northshore Residences II<br>
	has stacks that either face NW3 or SE3
</p>

<p>
	In fact, under Flying Star Feng Shui: the Flying Stars of both NW2 and NW3 are identical. And SE2 and SE3 are also the same.
</p>

<p>
	Under the Eight House concept and at it's simplicity: looks like NW2 and NW3 favours the West group. And equally, there are units that suit the East group under SE2 and SE3.
</p>

<p>
	From the site plan; I felt "what a waste" as this two plots are considered close to the sea but not "at the sea".
</p>

<p>
	This is because, the thing that catches one's eyes is the top left corner of the site plan. I could see the sea... but yet see two plots that are next to the sea; with a site reserved for a park sandwiched in between: You are "near but yet so far" from the sea. A miss is as good as a mile.
</p>

<p>
	However, there may be some good news, here:-
</p>

<p>
	Stack/Unit 172: "Hey Guys &amp; Gals! Look like I have the last laugh!<br>
	As I get to have a sea-view"
</p>

<p>
	Stack/Unit 170: "I am hoping for the best! Cross-my-fingers"<br>
	"I may also have a chance of a sea-view!"
</p>

<p>

</p>

<p>
	In reference to my previous comments, if one examines the compass orientation on the site map:-<br>
	<a href="http://www.mclland.com.sg/property/dreamhomes/theyardley/theyardley_siteplan.asp" rel="external nofollow">http://www.mclland.com.sg/property/dreamhomes/theyardley/theyardley_siteplan.asp</a><br>
	<br>
	I personally find that many of the units here are not to my liking, as a significant number of them (in my view) will receive direct morning to noon sunlight from the East, and in the evening, many walls will also be exposed to the West (afternoon sun). At times, the heat can linger until 7 or 8 pm in the evening. (There is no concern if rooms are exposed to afternoon sunlight - and if one can afford air conditioning... then, that is acceptable!)<br>
	<br>
	Specifically, Units 04 and 05 are regarded as 'hot' homes since they will consistently be warm both in the morning and at night. Unit 03 will also be susceptible to the afternoon sun.<br>
	According to the general Shapes and Form guidelines, more favorable homes are typically oriented North-South.<br>
	<br>
	In your quest for a home, please always take into account what I have stated above. It is not merely about whether the house is 'suitable' for you. This consideration is secondary to the points mentioned above.<br>
	<br>
	Warmest Regards,<br>
	Cecil

	The Clementi Canopy Condo by UOL
</p>

<p>
	<strong>Basic Facts</strong><br>
	- Type: Private condominium  <br>
	- Location: Clementi Avenue 1, District 5, Singapore  <br>
	- Tenure: 99-year leasehold  <br>
	- TOP (completion): Around 2019  <br>
	- Developer: UOL Group &amp; United Industrial Corporation (UIC / SingLand)  <br>
	- Units: About 505 units in two 40-storey towers  <br>
	- Unit types: Mostly 2‑, 3‑ and 4‑bedroom apartments (no 1-bedders)
</p>

<p>
	<strong>Notable Points</strong><br>
	- Construction innovation:  <br>
	  - One of the tallest concrete PPVC (Prefabricated Prefinished Volumetric Construction) residential projects in the world at the time of completion.  <br>
	  - Built with modular pre-fabricated units, which increased construction speed and consistency and reduced on-site noise and waste.
</p>

<p>
	- Design &amp; environment:  <br>
	  - Strong focus on a “canopy”/resort feel: extensive greenery, tree-lined landscaping, and pool-centric common areas.  <br>
	  - Facilities typically include multiple pools, gym, BBQ pavilions, function rooms, and children’s play areas.
</p>

<p>
	<strong>Location &amp; Surroundings</strong><br>
	- Transport:  <br>
	  - Near Clementi MRT (East–West Line) and Clementi bus interchange (not right next door, but a short bus ride or a longer walk).  <br>
	  - Good access to AYE (Ayer Rajah Expressway).
</p>

<p>
	- Schools &amp; education belt:  <br>
	  In a popular education cluster with:  <br>
	  - Nan Hua High School  <br>
	  - NUS (National University of Singapore)  <br>
	  - NUS High School  <br>
	  - Singapore Polytechnic  <br>
	  - Pei Tong Primary and several other schools within a short radius  <br>
	  This gives it fairly strong appeal for families and for rental to students/academic staff.
</p>

<p>
	- Amenities:  <br>
	  - Close to Clementi Mall, 321 Clementi, neighbourhood shops, markets, and eateries.  <br>
	  - Short drive to One-North, Biopolis/Fusionopolis, and to West Coast / Pasir Panjang business areas, so it’s convenient for professionals working there.
</p>

<p>
	<strong>Property / Market Angle (high level)</strong><br>
	- Positioned as a mid–upper mass-market condo in a mature town with strong school demand.  <br>
	- Demand tends to be supported by:<br>
	  - Proximity to schools and NUS  <br>
	  - West-side employment nodes (One-North, Science Park, NUH, NUS)
</p>

<p style="text-align:center;">
	+++
</p>

<p>
	<br>
	The initial compass readings based on the Sale Brochure of The Clementi Canopy shows that this developments stacks either face NE1 (23 degrees) or SW1 (203 degrees).
</p>

<p>
	The main concern is that just 0.5 of a degrees or more and the facing changes to either N3 (e.g. 22.4 degrees) or S3 (e.g. 202.4 degrees) facing.
</p>

<p>
	The next few reviews, I will try to counter check it with streetdirectory.com. As the outlines are not up yet; but at least see if the sales brochure is "in the right direction".

	River Peaks I &amp; II (Nov 2021 Build-To-Order)<br>
	Central Area
</p>

<p>
	River Peaks I and II  are located along Kelantan Road and Weld Road, next to Jalan Besar MRT station and Sim Lim Tower. These developments are offered under the new Prime Location Public Housing (PLH) model. Find out more about the PLH model.
</p>

<p>
	The names 'River Peaks I' and 'River Peaks II' reference the developments' location along Rochor Canal and their towering height. The two developments comprise a total of six 47-storey residential blocks, and one of these blocks will house some rental flats. You can choose from 960 units of 3-, and 4-room flats.
</p>

<p>
	River Peaks I and II are envisioned as a green oasis at the canal's edge, housing a multitude of recreational facilities. For example, children can have fun at the playgrounds while adults get a workout at the adult and elderly fitness stations. Precinct pavilions and outdoor seats serve as ideal locations for you to gather and interact with neighbours. In addition, the sky terraces on the 27th storey of each residential block and roof gardens above the Multi-Storey Car Parks (MSCP) offer additional spaces for quiet respite. The roof gardens above the MSCPs will be connected via an elevated pedestrian link bridge.
</p>

<p>
	Daily conveniences are also within easy reach as River Peaks I will come with a supermarket, residents' network centre, elderly facilities, and childcare centre, while River Peaks II will come with F&amp;B outlets.
</p>

<p>
	Please refer to the site plan for the facilities provided in these developments. Facilities in these developments will be accessible by the public.
