EC Austville Residences @ Seng Kang - Which units are lucky?

This EC's selling point was based onanAustralian-themed Lifestyle. Really not sure what it is thou?
According to the developer it is an "Australian-themed condominium lifestyle amidst full condominium facilities and basement car parking".
Perhaps, to do justice, it touts blocks that are suppose to be spaced apart for "good air flow" or qi flow. Where blocks are suppose to be 40 metres Spaced Apart Two rows of apartment towers are generously spaced more than 40 metres apart for enhanced ventilation and privacy.
As the entire development is rectangular in shape; the blocks very much parallel the "lay" of the land be it the property boundary to the (fast becoming) busy Buangkok Drive; and parallel to the canal, also.
To me, it is justan executive condolike any other that are six 18-storey towers of2/ 3/ 3+1/ 4 bedroom units + 30 penthouse units(Total 540 units)


Unit sizes range from 786sqft to 1668sqft. . Within 3 minutes stroll to Kangkar LRT station. And 5 minutes walk to another LRT station - Ranggung


?First-time buyer can get CPF Housing Grant up to $30,000
?No resale levy for 2nd timer
?No Ethnic Quota
All the above 3 "plus" factors may be a thing of the past for future ECs.


The blocks are generally NW and SE Orientation. Some say that it is close to North-South orientation as the skew towards NW and SE is not that pronounced. And according to some these units which are GENERALLYnorth-south (NW & SE)facing to avoid afternoon sun and more than 50% of units enjoy pool view. Must be, lah!

You stay there, the lousy architect don't: Austville Residences...
1. This is the first time, have come across a non-existent yard or service yard area for an apartment.
2. In my opinion, this is the first layout Type A1, that one encounter a virtually "air-tight" space at the "back of the apartment". Usually, there is at least an opening at the so called service yard.
3. More:-
3.1 Common sense says that it is inauspicious to have the washing machine so close to the cooking area


3.2 Be careful of washing powder + when washing machine is at HOT water cycle, some evaporation of "soap powder" water residue


4. Having an enclosed backyard encased by a Household shelter is a bad idea:


4.1. The cooker hood will not suck away all the smoke/oil and smell.


4.2. High moisture from just washed utensils & plates.


4.3. Be careful of washing powder + when washing machine is at HOT water cycle, some
evaporation of "soap powder"
water


4.4 If no dryer, how to hang clothes at the non-existent YARD area to dry? RESULT? Forced to dry clothes at the balcony. Which is often frowned upon and illegal for condos.
5. From a Feng Shui perspective: Sink and stove should preferably not share the same wall. For this layout; the sink shares the same wall as the stove.

1. This illustration showsAustville Residences Type D1.

2. From a Feng Shui point of view; it is considered inauspicious to have the WC directly face the stove (when the toilet door is opened ALL THE TIME)
3. Of course, if the toilet door is always closed all the time; in Feng Shui; this is a plus point.
4. There are some good and bad news, here.
5. The bad news has already been pointed out. And actually, it is again based on pure common sense.
5.1. Why common sense?
5.2. IF the toilet door is OPENED and IF the toilet seat and cover is at closed position.
5.2.1 Do you notice that in the past and even today, many toilet bowl seats have rubber studs so that the plastic or ceramic seat will not brush or if forced down quickly slam against the toilet bowl.
5.2.2 Because of the various studs; especially for many toilet seats, there is always a gap; or rather, we can see a gap when the seat and cover is fully closed.
5.2.3. Whenever we flush the toilet bowl; water will be forced at high pressure into the toilet bowl and all the "air" and micro-droplets will be forced out thru this gap.
5.2.4. Imagine this: if the stove is very close to this gap, all the dirty micro droplets will spurt onto the surface area of the kitchen cabinet and stove.
6. Much like when a person sneeze; the person's micro droplets would fly a distance. This is why in an enclosed space, flu spreads rapidly.
7. The good news, here is that the stove table top is such a big distance away from the toilet bowl. And, therefore from a common sense Feng Shui less of a concern.
8. In the second attachment, I have "modified" the Type D1 for illustration purposes. (Please see attachment).
8.1 Here, if the distance between the stove and WC is that close; then this is REALLY based on Common sense inauspicious especially if the toilet door is always open and the WC lid is always closed, also.

If I am not mistaken; I was surprised that this development still “collects” or records personal IC numbers. 

And saw contractors handing over their Identity card. 

Today or this day and age, this shouldn’t be the case right?

Most likely the guards are using an outdated software to capture such information. They should stop such practices immediately.

Previously, when The Trilinq Just T.O.P.; one must hand over an IC or driving licence where it was captured.

Recent years no such thing anymore!

There are only two facing directions for this development: N1 or S1

& this is just part of the many considerations in a home purchase.

However the above does not take into consideration things like:
Kitchen/Stove at Inauspicious Fire @ Heaven's Gate
or Poison arrow aimed towards the unit, proximity to common bin etc..
