Part 2: Treasure Crest EC by Sim Lian Pte Ltd and Flying Star Feng Shui of Block 54

 

1. Block 54 stacks #13 & #14 are SW1 facing while stacks #15 & #16 are NE1 facing.

2. NE1 with stacks #15 & #16has the auspicious water wealth #8 star at the frontage. Thus, units with water position at the frontage (balcony side) can enjoy good Feng Shui. However, there is no real water or (Yang Water) at their frontage.

2.1 But don't fret; as these two stacks #15 and #16 still enjoy "yin water" or clear space or virtual water.

2.2Thus sum-of-ten can be activated for : Health, wealth and family luck. Since there is no yang or real water. Can consider placing a water position at the balcony area to activate the luck. On the downside; the other sectors in such a home has bad stars that best to be disarmed or neutralised.

3. SW1. As the water wealth #8 is at the frontage; water at the frontage is good. Thus stack #14 fulfils this criteria as it faces the swimming pool. As such overall,the stacks/unit can activate the sum-of-ten.

3.1. Do take note that for stack #14, there is a club-house roof-line sha qi (poison arrow) that may be aimed towards one of the lower units.

3.2 Although stack #13 does not face yang or real water; it faces the next best which is yin water or clear space.

3.3 Need though to disarm bad stars in many sectors of the home. To disarm health related considerations.

Part 3: Treasure Crest EC by Sim Lian Pte Ltd

Question: Should I avoid buying a unit with a view of the Sengkang General & Community Hospital (SGCH)?

These are some considerations:

1. Currently, the plot between Treasure Crest EC and SGCH is most likely a temporary Heavy Vehicle Car Park. Perhaps, some noise or occasional fumes can be a turned off for some?

2. The immediate or long term future is still a question mark?

2.1. This is a catch 22 situation. Currently, with this temporary Heavy Vehicle Car Park, units facing it has clear views up to the hospital. And some units which are higher than the hospital can still get unblocked views.

2.2. Please see attachment. Adora Green at Yishun has stacks - see attachment that has both a full view of Yishun Pond and also a commanding view of Khoo Teck Puat Hospital. These stacksif I am not mistaken were the most costly in this development.

2.3. Perhaps, there are some differences:

2.3.1 These stacks face the Yishun Pond

2.3.2 And Khoo Teck Puat Hospital is perhaps 2 or more times further than SGCH. If so, then Adora Green may be a poor comparison.

3. There are always some who believe that it is inauspicious to have a home with a view of a hospital. Thus one cannot change these people's mind-set so easily. If there are many of them; then it may affect the resale of the unit. This is more of a marketing concern then Feng Shui.

4. In fact, it would be more so for those who had purchased a unit at The Vale, another development; since this development is just a road away from the hospital. It is similar to a specific condo directly facing the Changi Hospital at Simei.

2.?From a Feng Shui Flying Stars point of view; generally, S3 facing units are preferred over the N3 facing units.

2. This is because N3 facing units suffer from the combined double? auspicious #8 wealth stars "trapped" or wasted at the "back" of the unit. Here, usually, this is where the kitchen /yard / yard toilets are located.

3. Contrast the above with a S3 facing unit. On the contrary, S3 facing units have instead these two double auspicious wealth stars at the frontage such as the living room / master bedroom and yard. And the most auspicious are Block 50 stacks #01 and #02 with Block 52 stacks #07, #08 and #09. While stack #10 is not facing Yang or real water. But rather higher units are facing "clear space" or virtual water.

3. I have drawn up a sample illustration (from a previous worked example of a different development - HDB BTO flat).

The roof-line is a poison arrow aimed towards Block 20 stack / specific stack.

1. Marking “A” showing the three blocks 25, 27 and 29 with stacks facing the expressway are indeed noisy.

2. Marking “C” is a potential housing or facilities plot of land. Marking “B” is a smaller plot.. yet to be determined what may be built or not built there.

3. Holcim batching plant often is a mixing point of cemente and aggregate. Hopefully not contribute to a dusty environment (if any). Anyway, this may not a permanent. As once majority of construction especially at Sengkang west is completed.. it may be closed.

4. All the above are often considered.. as even high floors with unobstructed views may in the future be blocked. Plus the two to three years time frame of construction noise.

4.1 Hopefully The buildings (if any) at markings “B” or “C” does not create sharp corners aimed towards these two stacks.

5. Noise from expressway is expected... but not much worse as the Bellewaters marking “A”.

6. Anchorvale crescent road is not a major road and at this moment only one bus service ply there. Thus at high floors, there should not be a concern of traffic noise. 

6. Both stacks are not at the vicinity of the guard room thus no concern of vehicles turning into the development and “towards any of these two stacks”.

7. A pity that under Flying stars Feng Shui, the double auspicious wealth stars #8’s x 2 is wasted at the rear of the unit. Thus from now to 2023, the "luckier" stacks/units are South facing.

8. The hospital is another consideration: good or bad. The closest to the Sengkang community hospital is The Vales.

8.1. Especially for The Vales, there is more or less some stigma attached to e.g. living especially facing the hospital. This may affect the resale value - if a potential buyer takes this into consideration. Of course, some find no issue with this.

8.2. The good is that I undertand that some buyers at The Vale bought it for it's potential rental value. Likewise, Treasure Crest although further away, is still within walking distance from it.

8.3 Where is the Pathology department of this hospital? The Pathology department and/or "collection point" is an area where the deceased are "carted" to this waiting area. Here, a relative goes to identify the body.. and arrange for it to be moved to a mortuary/casket company.. Hopefully, this is not facing the current Heavy Vehicle carpark. As close to such things are not that favourable .. luck wise.

9. Once the Heavy Vehicle carpark is no more. There is a question mark as to what may replace this in the future. Definitely most likely not a school. Could even support or ancillary facilites or even a "kopitam" of sorts. If so, this may affect the ambience of Treasure Crest.. besides the smell of cooked food... cockroaches and rats... etc...

10. Location of The Central rubbish chute? Not ideal if it is beside the unit’s main door.

For a male breadwinner, it is less than ideal to select a unit with the kitchen at NW sector.

1. Do a search in this forum for " Fire at Heaven's Gate ".

2. Generally, a kitchen especially if a stove is directly at the NW cardinal point will be inauspicious for the male-head of the house. Typically this can affect him.

3. This is because NW under the Ba Gua Trigram belongs to the Heaven (sign). And NW also represents the male-head elder of the house.

4. Thus in simple terms: turning on a stove at NW will burn one's Heaven luck = not lucky and also may affect the male-head elder's career.

5. If you have done so many review as I have, even in a ranking exercise; I can pick out stacks/units in my mind that has this concern. And flag it to the potential purchaser.

6. Thus for this development Treasure Crest, I randomly picked two units which based on a quick visual assessment seems to me to have the kitchen partially within the NW sector: For example block 56 stack #17 and block 60 stack #27. However need to look closer.

Which unit at stack #01, #02 & #34 may be affected by the sharp edge of the clubhouse
roof-lines?

Question: How to tell whether the sharp edge of the clubhouse roof-line is a poison arrow or sha qi?

Reply: If one stands inside a specific unit e.g. in stack #34 and can see this sharp edge aimed towards a unit's opening such as the balcony/living room windows and bedroom windows then this is a threat.

How do I know or can you confirm this?
Best that one has to be physically at the unit or perhaps when the development is ready to stand at the open grounds to do an assessment of this.

Overall, the planners of Treasure Crest make sure that the stove: although shares the same wall as the toilet but remarkably make sure that it shares a "simple" wall.

What I mean is that the stove does not share the same wall as a WC as some developments are often caught with this layout plan. As this is considered inauspicious in Feng Shui.

The two major grouse is that the main door opens towards a view of the entire kitchen: sink / stove. Here, this can be "corrected" without major renovations.

The other concern might be that one of the stove hobs may face the sink. Here, best to collect the keys and do a visual look. As in some developments, during the construction stage and perhaps due to requests by owners; the main contractor could have adjusted the sink to avoid the stove facing the sink/tap.

Case Study: 3 Bedroom Premium Type B2, B2a and B2b with stove partially facing sink

home the developer has realised that the sink faces the stove. And like some past developments; the developer had adjusted the sink to avoid facing the stove.

Case Study: 3 Bedroom Premium Type B3, B3a, B3b - Under symbolism in Feng Shui, it is less than ideal to open the main door and see the sink (plus the stove).

Fortunately, based on this layout, there is an easy fix. Such as placing a partition...
