Just TOP.

Sim Lian is famous for handover keys; no one goes with the owner upstairs after the handover.

It would have been memorable if this developer provides on the key collection: turn on the aircon. 

Look at it this way, how often a family collects keys in their lifetime... 

Understandably Sim Lian once upon a time was merely a Main Contractor for the likes of MCL etc....

Case Study: Tree trunks as a potential poison arrow(s)

A. In my opinion, both the landscape planner and/or the landscape company: either way did a bad job in the placement of trees. 

1. Many of these trees are right in the middle of the living room balcony and difficult to cure. Especially the tree trunk from the palm trees.

1.1 Under Sha Qi (poison arrow) a tree trunk is like a knife slicing towards the unit's opening(s).

1.2 Perhaps, the current halt of installing zip track external binds is unsuccessful. If installed, and drawn then this is an option.

B. Why cannot install Exernal framed blinds?

2. I can't understand: recent TOP developments (there are so many) like the nearby The Vales, with it's white/ ivory/brown external blinds) to those at Sol Acres, Wandervale etc... can be allowed to install the zip track (frame) external blinds. No issue with the load on the balcony at these developments.

2.2 But for Sim Lian to halt this installation and telling owners that it may affect the load at the balcony.. is... ??? 

2.3 Here,  I would instead ask Sim Lian: Why other developments allow this. Why you can't and use overloading at the balcony as an excuse?

2.4 In my opinion, this reflects badly on the developer. Are you trying perhaps to imply that your quality and newton-load at the balcony is "inferior? to other equivalent developments?

2.5 Here MCL's Sol Acres = better built than yours? etc..??
 

C. Often the overlooked area is for the welfare of the guards / Guard Room and its surroundings

3. One can say that this is not an issue as we pay the company. But this helps humanise & also provide shade.

3.1 The only plus side is the guards are smiling as the development is North-South and with such a huge roof-line; 

3.2 it provides a reliable shade. And good news for the guards, no afternoon sun!

These are some considerations:

2.3. Perhaps, there are some differences:

2.3.1 These stacks face the Yishun Pond

2.3.2 And Khoo Teck Puat Hospital is perhaps 2 or more times further than SGCH. If so, then Adora Green may be a poor comparison.

3. There are always some who believe that it is inauspicious to have a home with a view of a hospital. Thus one cannot change these people's mind-set so easily. If there are many of them; then it may affect the resale of the unit. This is more of a marketing concern then Feng Shui.

4. In fact, it would be more so for those who had purchased a unit at The Vale, another development; since this development is just a road away from the hospital. It is similar to a specific condo directly facing the Changi Hospital at Simei.

Good or bad...what do you think!

In Singapore, on one hand the future EC acts as s buffer (view) from the SengKang Hospital... but on the downside, blocked the clear view up to the Hospital.

Residents will also have to endure the noise and dusts from the construction.. usually around a period of approximately three years.

Case Study: Tree trunks as Sha Qi or poison arrows

Fir unit’s facing the pool and facing the service roads, it seems the development has young palm trees.

A mature palm tree:

Currently the trunks of such trees have reached the 2nd storey. These trees are at the outer fringes. If the trees with lots of branches in close proximity of the unit’s; then fine.

But if these trees also gas solid tree trucks, then this may be a poison arrow. Harder to cure if “slicing” the balcony.

This is not Feng Shui. But many ECs have a group buy for this: most compact wired bell.

The bell socket can be found directly above the cavity for your fridge in Treasure Crest:

MK Wired Battery Operated Melody Door Chime suitable for BTO HDB and Condo (Door Bell Chime).

In the past if bought from a specialty electrical shop, it was only $10/-. But today I understand the price range between $20 to $25/-.

The battery compartment is at the front. And the battery can easily be changed. Needs 3 x AAA’s. Many tones to choose from.

P.S. I am Erh.. hmm... selling this. Just sharing a good thing, that’s all!

hihi, for both stack 07 and 10 - what happens if the main door is at 2 5 or 5 2 flying star?

For this type of house - the mouth of the house where it will take in the Qi - is it considered as the "frontage" which is the balcony - so therefore it is okay for the main door to be 5 2 or 2 5?

Majority of EC & condo units often, close the main door when not in use. Thus if so, then lessen this issue vs such stars 5 2 or 2 5 in the master bedroom (if any). Plus a cure could be activated, here.

For stack 07, the facing 195 degree is measured using a louban? I am just hoping that the unit will not hit the small 空亡 line between S2 and S3. 

Is it true that units built on top of each other - may have different facing degree?

I have written a booklet on proper method of taking readings.

If one does not know the proper technique of compass readings: be using a Luopan or ordinary compass; readings within that home can have wide variations in their readings.

This is because all concrete homes have steel metal bars that are embedded on the floorings, support beams and for homes that still use precast concrete ... all these can affect the readings even within a home. Notwithstanding a unit lower or higher.

The adage: “A bad work person blames their tools!” Apply to your question.

Can’t blame if this is not one’s living. I know of even FS masters seeking my advice on this area. As they are equally puzzled when taking readings.

Paid a visit today. As client just bought the tail end of a unit there.

The vines are covering nicely the ventilation holes:

Rounded pool bollard lights are rounded .. good passive feature...although can still hit it... but what could be worse .. that of sharp angles...

Heavy vehicle’s park no more!

Approximately Three year’s of living with noise and dusts. 

Can actually affect Feng Shui due to “white pollution”

Some may say... in the future no longer see the hospital. 

I remembered the two condos at Yishun: Emerald and Sapphire... where the next door neighbour’s unit(s) can see into the other development’s pool.. as if it belongs to “your” development’s facility. LOL

This site: Anchovale Crescent EC site (formerly a heavy vehicle parking lot) is now sold!

The top or successful bidder was by : "Evia Real Estate and Gamuda".

These two firms have  joined hands to become the highest bidder for the executive condominium (EC) site at Anchorvale Crescent in Sengkang. The winning bid was S$318.89 million or S$576 per square foot per plot ratio (psf ppr).
 
The next unsuccessful bidder: Qingjian Realty lost the site by a mere S$899. The third highest offer was from Hoi Hup Realty and Sunway Development at S$307.3 million or S$555 psf.
 
What a miss by Qingjian Realty ... given that majority of it's developments especially inZ Residences has just T.O.P. and perhaps... it was ready to start on new projects...

Expected Minimum Occupation Period (M.O.P.) around 2023

Is my Period 8 house still lucky from 2024 till 2043?

In Summary, majority of stacks/units either face NE1 and SW1

NE1 [Less lucky under Period 9. It also depends on the layout plan.] 
SW1 [Take extra care of health issues especially around 2023 onwards.] 

 

1.  Treasure Crest EC T.O.P. in 2018 and is considered as born in Period 8.

2. Thus, even if there is a transition or change of period from Period 8 to 9, the Flying Star Chart or Feng Shui birth chart will remain as a Period 8 chart.

2.1. The only difference is that the wealth luck has now changed from #8's to #9's.

3. This development only has two facing directions either: NE1 or SW1.

3.1.  NE1 [Less lucky under Period 9. It also depends on the layout plan.] While for SW1 [Take extra care of health issues from 2024 onwards.]

3.2.  Today, under Flying Star Feng Shui, in general, both "directions" are not that great as compared to key collection in 2018. M.O.P. is expected to around year 2025 or 5 years later.

4. Under House Hunting considerations, units in EC can be graded under two Parts:

4.1. Part 1 : Location, location, location = External + Internal = 70%
4.2. Part 2: The Three (3) Major Considerations: Frontage, Kitchen and Main Bedroom = 30%

4.3. TODAY once unit is considered unsuitable to the breadwinner with a score of either zero out of 30 marks or just 10 marks out of 30; could mean the unit may be overall graded as a C+ (Just Pass) or C (Fail grade).

5. Often there is a difference between a non-mirrored layout vs a mirrored one. This can definitely affect this score depending on whether if one is of an East vs a West Group.

The Majority:
There are Blocks 50 52 52 56 58 60 62 & 66 with either N3 or S3 facing units.

The Rest:
While Block 54 Stacks #13 & #14 are SW1 facing while stacks #15 & #16 are NE1 facing.
