N3. Stacks/Units such as Block 10 stacks 29, 30, 31 and 32 and Block 12 38, 39, 40 & 41 has the double auspicious #8's wasted at the "back" or rear of the unit. Thus not as favourable.

S3 have identical Feng Shui as S2 facing. Stacks such as Block 2 stacks 04, 05, 06 & 07 are the best stacks for a East group person. As both frontage enjoys the double auspicious #8 wealth stars. And furthermore their facing directions has water. Bring great wealth.

1. Attached, please find a sample illustration of a Flying Star Period 8, S2 chart. S2 charts are identical to a S3 chart

2. In the attachment: it is advantages for the [8] & [8] which symbolises : Prosperity, good wealth at the frontage of the home. Vs a N2 facing where this good stars are wasted at the "rear" which is usually the kitchen/yard area.

3. The only concern for a S2 facing chart is that so often, the kitchen may be located at NW sector. Which in Feng Shui is called: "Fire at Heaven's Gate". And this can affect the male breadwinner's career luck.

4. Thus for a South facing (S2) best to select a unit where the kitchen is either at North or North-east sector is preferred.

However, if one were to use the streetdirectory.com and plot the protractor settings. The facing direction unfortunately changes to a NE1 and a SW1 facing. Instead of either a N3 or S3.

Most important consideration would be to take a readings after T.O.P.

As unfortunately, unable to make a third confirmation via onemap.sg. Since it uses gov.data map. And the outline of the blocks in this map is only updated just after or close to T.O.P.

When blocks/stacks are staggered. There is bound to be poison arrow(s) aimed towards a neighbouring block.

Please look at the attached site plan. The red arrows shows potential poison arrows.

For example block 8, stack 23 has the corner of it's master bedroom wall aimed towards neighbouring block 10 stack 31.

Both stacks 12 and 24 also has a sharp corner aimed towards stack 23.

How bad is this?

If the sharp corner is aimed towards a unit's balcony.. much harder to cure. Given that most of the time this is where the living room is. And often many do open the balcony sliding doors whilst at home. A possibility is the use of external blinds / ziptrack or tall plant(s).

If the sharp corner is aimed towards a unit's windows. Then much easier to cure. For example, install blind(s) or draw the day curtain all day round.  

Note: Period 9 Flying Stars should be considered given that it will be coming soon after It's T.O.P.

This is often one of the first things I look at especially if someone is considering ground floor or 2nd storey units.

Be careful of the  roof-lines marked in red. As it can be a potential poison arrow(s) to either levels #01 or #2

In addition, since this is a mixed development, try to check where is the roof-top air-con cooling towers (IF ANY).

What is worst is to purchase a unit. And realise that one can hear the constant humming of the cooling fans. This may affect that surrounding Feng Shui. 

And also not exactly a "pleasant sight".

It is mandatory for all HDB sitemaps to include a copy of the block plan.

The rationale is to show what one is actually purchasing. 

As the first thing many home owners want to know is the locate of The Central rubbish bins.

HDB, has both an area and a wet area with a water pipe. This is because sometimes the waste brought to the bins have spilled liquid or some kind or other etc..

Look at this photo. In a condo, it is just a door covering the bin. No luxury for any one to place larger rubbish at the floor of the bins etc..

If one is truly unlucky to have a rogue neighbour or neighbours who often dump their waste on floor in-front of the bin. It is not possible for you to stand-there to wait for the happening and confront the neighbour(s). Isn't this bad blood?

Take a look at this photo of Bellewaters. Not Le Quest.

Sample 4 bedroom type of Le Quest:-

Under symbolism in Feng Shui, some geomancers advice not to buy a unit where if one
opens the door, "smashing" against a wall; identical to this layout type.

Has more to do with the idea that when one enters the unit, instead of qi flowing smoothly.. one slams into a wall. To a conservative practitioner or some old folks.. they felt that this is bad Feng Shui.

Overall, one has to take a holistic approach: many factors has to be considered.

In my opinion, on it's own it is not a fatal error. For a home to have an issue, often there are four or more "leaks" or issues.

2. In Feng Shui, this is known as Fire at Heaven's gate. Considered inauspicious for the stove to be within the NW cardinal point.

3. For a male breadwinner, it is less than ideal to select a unit with the kitchen at NW sector.

4. Do a search in this forum for " Fire at Heaven's Gate ".

5. Generally, a kitchen especially if a stove is directly at the NW cardinal point will be inauspicious for the male-head of the house. Typically this can affect him.

6. This is because NW under the Ba Gua Trigram belongs to the Heaven (sign). And NW also represents the male-head elder of the house.

7. Thus in simple terms: turning on a stove at NW will burn one's Heaven luck = not lucky and also may affect the male-head elder's career.

8. If you have done so many review as I have, even in a ranking exercise; I can pick out stacks/units in my mind that has this concern. And flag it to the potential purchaser.

9. Thus for this development, I randomly picked Block 10 stack #33 at Le Quest. For example:-

10. Mind you, there are lots, lots more of similar stacks with kitchen at NW sector in HDB Ubi Grove = caveat emptor.. let the buyer beware!

Many of my clients avoid this location...

As many clients told me WHY?:-

1. The biggest turn-off is the Close proximity to Tengah Airbase. In addition, Paya Lebar air-base will close and will be relocated there also.

1.1. This is already an unfavourable: No, No and No to deter many .. from buying at this "ULU, ulu" location...

2. No good schools.. What school? The nearest schools are Princess Elizabeth Primary School and Bukit Batok Secondary School ..hmm Eden School...

3. Virtually it's neighbouring HDB blocks like HDB West Edge, West Plains, West Ridges and West Rocks to name a few are also under construction. Thus no existing within walking distance facilities or market.)

4. Most likely those who have bought a unit go for value and price: first time home buyers or Bukit Batok upgraders.

5. Ultimately, any part of  Singapore is never too far away. And new estates ultimately become just like any other mature estates in a few years time.

Maybe that's why it's positioned as a Mixed Development with Supermarket, Food Court and Childcare below it.

Without these it would have been much harder to sell, due to the lack of amenities nearby.

The Supermarket and Food court may also help spruce up the area a bit more.

Speaking of Paya Lebar Airbase, with its eventual movement, the properties nearby it will finally be relieved of the noise all these years.... Boom time ahead? :)

1. Under Shapes and Forms Femg Shui, the five (5) blocks are considered “point blocks”.

2. Meaning, these are safe designs under Shapes and Forms Feng Shui: allow air circulating around each block. Which translates to good Chi (qi) flow in this development:-

3. Each block is much like the HDB 5 room point block flats of the mid-1970’s to the 1980’s. A popular and safe design, flow:-

4. It is good that Realtors provide estimated set-back.

5. In this instance, ERA did a good job providing such an overview.

6. One good thing of doing this is that the spaces between blocks somehow shows clearly the airy feel of this development.

7. Unlike many other developments that have a boxed up feel.

Under Flying Stars Feng Shui this development have units that either faces NE1 or SW1:-

NE1. Has the auspicious water wealth #8 star at the frontage. Thus, units with water position at the frontage (balcony side) can enjoy good Feng Shui. If so, the sum-of-ten can be activated for : Health, wealth and family luck. If the unit is not facing a water position, then best to place a water position at the balcony area to activate the luck. On the downside; the other sectors in such a home has bad stars that best to be disarmed or neutralised.

SW1. As the water wealth #8 is at the frontage; water at the frontage is good. It will be advantages if the unit faces a pool of water or activate a water position at the balcony area. As such overall, the unit can activate the sum-of-ten. Need though to disarm bad stars in many sectors of the home. To disarm health related considerations.

I sincererly hope the next time when I pay a visit to Le Quest and iNz Residences.. please don't repeat it again..

If other similar developments can do so.. why can't you?

Another forum user exclaimed!: "Oh Dear! Mine is also by them ... iNz Residences at Choa Chui Kang" Crossing her fingers.... And there is more likelyhood for "sama sama" at iNz then Le Quest...

Thus don't expect everything will be PERFECT.

And NO! We did not read the comments by the Feng Shui Master on The Visionaire EC... 

"If it is so dangerous.. go get a helmet for all your family when you go down to the common areas.

Don't forget.. nowadays.. even if one were to cycle on the roads, a helmet is required!”
