HDB Northshore Edge BTO launched November 2017

Interior walls especially bedroom walls and wall adjoining the living with bedrooms are dry walls. (Not solid concrete ones).

This has already being in practise particularly pronounced for the last 3 years in majority of BTO flats.

HDB Northshore Edge consists only of three blocks of flats.

Majority of the flats belong to the West Group: NE1, SW1 and NW1 facing.

NE1 = 36, 38, 46, 48, 54, 56, 68. Has the auspicious water wealth #8 star at the frontage. Thus, units with water position at the frontage (balcony side) can enjoy good Feng Shui. If so, the sum-of-ten can be activated for : Health, wealth and family luck. If the unit is not facing a water position, then best to place a water position at the balcony area to activate the luck. On the downside; the other sectors in such a home has bad stars that best to be disarmed or neutralised.

SW1 = 40, 42, 44, 50, 52 & 54. As the water wealth #8 is at the frontage; water at the frontage is good. It will be advantages if the unit faces a pool of water or activate a water position at the balcony area. As such overall, the unit can activate the sum-of-ten. Need though to disarm bad stars in many sectors of the home. To disarm health related considerations.

NW1 = 24, 26, 28, 30

NW1 = 24, 26, 28, 30. To activate the auspicious Pearl String effect; best to have a "mountain" at the front and ideally water behind the unit.  In addition, the water position is at the rear of the block.

SW1 = 20, 22, 32 & 34. For SW1 facing, ideally, water position to be at the frontage. If so, it is a double bonus as SW1 enjoys the auspicous 10 combinations under the Flying Star Feng Shui.

The planners of this HDB estate is considerate enough to place the site reserved for a Chinese Temple tucked away and sandwiched by the MSCP = Block 402.

Thus the only stack #54 of Block 402B has direct view from ground-up of the future temple grounds. Stack #52 master bedroom may also have such a view.

Otherwise, only higher units of stacks facing SW1 and NW1 could in the future see the temple.

Thus, one should take this into consideration when purchasing such a unit.

Generally, it is not an issue. But often it has more to do with the stigma attached to it. Except for stacks 54 (SW1) and 56 (NE1). Where, these stacks are aligned to the Devil's gate: or Devil's front and back doors.

Case Study 1: The site of the Precinct Pavilion

It is good to see that the planners of this estate also excerise consideration in the placement of it's Precinct Pavilion (PP).

Here, the PP is located closer to the main road and only lower floors especially 2nd or 3rd of stacks 20, 22, 32 and 34 could look into it.

Case Study 2: The central rubbish chute is located next to/near-by to the lift lobby

It is also good to learn that the central rubbish chutes of all three blocks are centrally located next to lift lobby. This means that none of the stacks/units have the central rubbish chutes next to or facing the units.

In my opinion, the main road you mentioned is really not a “main road”.

But rather this is the estate’s road or commonly referred to as a service road.

Often a main road leads to a service road. 

And as the name suggest; the service road is a means to “service” the estate.

Since this is not a main road, there is relatively no concern.

Unless the government decides to hold a rally much like the formula one. Then again, this is not plausible in this estate. 

Low floors especially 1st (void deck?) and 2nd storey should be avoided because of the concern (if any) of poison arrow(s) if any from a pedestrian walkway or even that of the drop-off point. But looking at the siteplan, highly unlikely, here.

More likely traffics noise for this stack, may be heard more from the living room / bedroom side. This some might prefer higher floors. Generally 5th storey is in my opinion a fair level. Of course, higher is preferred. Not withstanding more money (costs).

This is just a hypothetical illustration. Taken from One Sims Lane building.

Some HDB drop off rooflines are as pronounced as this semi circular arc. 

It can be come a potential Sha Qi or poison arrow if the “blade” points towards a unit’s living room windows or bedroom windows.

Note: this is not found in this estate. I am just giving an illustration, that’s all.
