Guest Lilium vs Gazania

Hi Master Lee,

Can you do a review of Lilium and Gazania?

Which is better for living or buy?

Thank you.

I have began to a review of The Gazania at this link:-

Frankly, it is not ideal to do a side-by-side comparison of these two developments.

As often each has it's own merits and demerits.

Usually, I will try to highlight certain observations and hopefully share it, here.

Two different plots, two different circumstances...

Part 1: Stack #09 and Kitchen at NW (Fire @ Heaven's Gate)

1. I sampled a layout plan and found that stack #09's kitchen falls within the inauspicious Fire at Heaven's Gate.

2. Not ideal if the breadwinner is the male head of the house.

Part 2: Common sense of Feng Shui: Bin Centre, Guard House and Grand Entrance

1. Once the above comes to light; often best to steer clear of the lowest units facing each of these (if any): Stacks #10, #09 and #16 respectively...

Part 3A: For stacks #02,  #03, #14 & #15 Expect some traffic noise from Upper Paya Lebar Road

1. As the two blocks 31 and 33 are (as shown) parallel to Upper Paya Lebar Road, do expect traffic noise also to collect within the service yard and rear of each of these units as shown by the Yellow lines or waves:-

748776436_The-Liliumandtrafficnoise.thumb.png.a050f48512e4cbe975c03e9eb97bfbc5.png

2. While the purple waves shows traffic noise bouncing into the frontage of the unit such as the master bedroom windows.. etc..

3. Okay, okay, I understand. You turn on air-con 24/7 right? Thus if so, what is the concern, here? LOL

4. Part 3B: The devil or the deep blue sea?

1918359327_commentsafternoonsunandthelilium.thumb.png.8226cd6ddc6bf64ae7abbac747356c4f.png

4.1. Frankly not that bad. Just that the stacks such as #06, #07, #10 & #11 are furthest away from traffic noise or rather no noise from Upper Paya Lebar Road, but these blocks are really affected by afternoon sun all year round.

4.2. Hopefully, the afternoon sun does not also soak into the master bedroom wall and oozing out even at 7pm or 8pm.

Part 4: No issue even if the stove shares the same wall as a toilet

1. Generally, even if the stove shares the same wall as a toilet. However, since this is just a walk-way or standing room for the shower;

2. Thus this layout is not an issue under Shapes and Forms Feng Shui.

3. It would be different if the shower piping and even WC shares the stove wall.

Part 5: Reading between the lines of Sales Brochure

1. One major consideration is: "Where is the external common central rubbish bin(s) on each storey?"

2. For The Lilium, the developer does not show the location of the external central rubbish bin(s).

3. Before signing the dotted line.. do check with the Sales Agent. In many recent past developments like the Hillion at Bukit Panjang and even 100 Palm Residences, many "wise" potential buyers have successfully requested and viewed the exact location of the common central corridor.

4. Don't want to get an unexpected surprise to find the central rubbish bin beside one's main door! Or possible not facing the main door. Both in terms of Feng Shui and may affect future resale value or even resale potential (if any)...

5. If the developer's Agent does not want to share with you this, then, request for another Agent to serve you.

Part 6: Is it okay to have the main door open towards a wall? Or part of it?

1. Some people or persons and there are even Feng Shui practitioners that say this is inauspicious.

2. Here, this category of persons may feel that entering into a unit; one is met with an Obstacle or rather slam into a wall. Symbolising difficulties.

3. Sometimes or unfortunately, hard to brush away this stigma if the person or persons already have a fixed mindset. And sometimes, hard to change such individuals.

4. Common sense?

4.1. Common sense says that if possible do avoid reflective material if one adds a cabinet that is directly facing the main door.

4.2. Sometimes, a person walking in may see an image reflected on a glossly cabinet and thus could perhaps get a fright!

Squarish plot thus favourable Shapes and Forms.

Traffic along Upper Paya Lebar Road is busy only during peak periods. Thus a plus.

Other than the row of shop houses, the service road leading to this development is (quite exclusive) in a sense. This is what I like about this development.

The twin block layout design are definitely better than that of The Gazania's.
