Case Study 2: Good that the plot is pretty much rectangular (Shapes and Forms Feng Shui).

2. As Canberra Link (a major road) where also the MRT tracks follow is slightly noisy at times. Hopefully, the developer place the multi storey car park at this side of the development.

2.1. Brownstone and The Visionaire has few stacks/units exposed to this Canberra Link road.

3. MRT station is around a 5 minutes walk. But frankly, this is not really a Feng Shui consideration, though. But often, it is one of the selling points especially for young couples and the elderly.

Case Study 4: Parc Canberra site plan. How is it?

On first looks the planners did a reasonable job in the layout of the blocks. 

Generally, Shapes and Forms Feng Shui favours an orderly arrangement. And the arrangement has a vague resemblance to that of 100 Palms EC (Just T.O.P.) with the exception of Blocks  1 and 3.

Can understand why Blocks 1 and 3 had to be indented slightly inwards to accommodate the drive-up etc...

Parc Canberra consists of 495 rensidential units. 99 Leasehold

Estimated T.O.P. is in 1st Quarter 2023

Thus if T.O.P. is in 2023, this development comes under Period 8 Flying Star Feng Shui.

Case Study 5: Can I rely on the Sales Brochure North marking?

1. Was able to match the North marking on both the Sales brochure with street directory map exactly.

2. By matching the profile of the site plan with the profile of the plot.

3. The match is a perfect or 100% match.

4. Thus the Sales brochure North marking can be totally relied upon. As compared to several past launches where  it was incorrect.

Case Study 7: Parc Canberra's expected T.O.P. is in 1st Quarter 2023. If so, under Flying Star Feng Shui, this belongs to Period 8 Feng Shui.

1. The stacks/units in this development either face Period 8 Flying Star NW3 or SE3 facing.

2. Is it always the main door direction? Frankly, not always.

2.1. Understand why for Parc Canberra, the frontage of the home may not always be the main door.

2.2. But rather, it should be "standing inside the living room looking out of the balcony or PES for ground floor units.

2.3. Learn why:-

I use it to prepare Can or cannot buy reports for clients in this development.

Case Study 9: Based on the latest briefing notes: Stacks 26, 29, 30, 33, 34, 39, 40, 41 seems to be facing an Education institution (a school).

1. The future school is on the opposite side of the shared future road.

2. Is there any concern, here?

2.1. Often, under Feng Shui, roof-lines of some schools is like a sharp blade or pointed arrow aimed towards a unit's balcony or window. If so, this is inauspicious.

2.1.1. Usually, the roof-line could be around 4th or 5th storey's high depending again on it's design.

3. If the assembly area is facing or close-by to the future road, then perhaps do expect the raising of the flag and principal's speech around 7.30am plus.

The plot between Parc Canberra, the Education (School) and Canberra Link should be the other EC.

Case Study 10: Location of common bin and the two lifts per block

1. Which stacks/units literally beside the common bin?

2. Usually sharing the same wall as the two lifts is not a major concern, if any.

2.1.  Please note that the location of the bins are an estimate. If not sure, always confirm with your respective Agent for added assurance.

2.2.  Often a developer should very much have the block layout plan showing the common corridor and detailed plans of the block.

2.3. For example, if one looks at HDB's actual Sales Brochure, not only the site plan has clear markings of common bins.

2.4. But also actual detailed block layout.

2.5. Previously I had posted a similar block layout under the topic "Hillion" condo. Where my client got a copy of it. Prior to her signing on the dotted line.

2.6. Here, another client got what she wanted from the developer. (or rather their Agent).

2.7. Please don't be meek. Demand for it from your respective Agent. If the Agent gives lots of excuses. Tell them off. And get another Agent.

2.7.1. Fortunately, so far, many Agents will accomodate this request. But I understand from past experience that a few clients were given a firm NO answer. You know what to do.. now.. LOL

Hi Mr Lee

Im curious to the unit facing future education facing stacks, may I know what to take note or lookout for?  Looking at midfloor stacks.   Also understanding these stacks are NW facing which means afternoon sun.

Case Study 9: Do you know that even if a geomancer says that the site is excellent, all sites are still govern by the concept of the Bell Curve

1. Remember, even if a geomancer says that this is a good development. However, a good unit also depends on where it is within the development:

2. Is your potential unit under the Good, the Bad or the Ugly?

3. Often if one is lucky, even if the unit is not so fantastic superficially. Some units are like an unpolished gem. While others unfortunately may be a hopeless rotten apple.

3.1. Just imagine, if the unit is like a 10 year old rundown 1,000 cc car. Even a good Feng Shui Master is unable to turn it into a good unit!

By the way, (above) this falls under Habit Number 11.

4. Under Habit 1, one possibility is by ranking one's bedroom type by stack/unit: 1st choice, 2nd choice etc...

Feng Shui suffers a bad reputation, today.

As many Feng Shui Masters are themselves a Feng Shui Store.

Their core business is not authentic Feng Shui.

But rather making big bucks by selling lots of useless commercial products in the name of Feng Shui.
