Located in the new Tengah town, Garden Vale @ Tengah will be located in the Garden District, while Plantation Acres will be in the Plantation District.

Both developments are located near upcoming amenities such as a neighbourhood centre, a community club, and Jurong Region Line MRT stations. The developments will be served by bus services leading to the city and nearby towns. Residents will also be able to walk and cycle everywhere in Tengah, with an extensive network of walking and cycling paths.

The Plantation and Garden Farmways are key features of the Plantation and Garden Districts, that will foster a new lifestyle centred around community gardening and urban farming.

You can choose your home from 2,180 units of 2-room Flexi, 3-, 4-, and 5-room flats. Please refer to the site plans for the facilities to be provided in these developments. Facilities in these developments will be accessible by the public.

Garden Vale @ Tengah  will be bounded by Plantation Crescent, Tengah Boulevard and Tengah Drive. The development comprises 8 residential blocks with heights staggering from 7 to 14 storeys, creating the tapered look of valleys nestled amid garden spaces. Follow the meandering landscaped spaces and discover suitable nooks for quiet contemplation, leisure, and outdoor fun.

You can choose from 987 units of 2-room Flexi, 3-, 4-, and 5-room flats.

About Garden District

Garden District is framed by Tengah Pond and Central Park. This picturesque setting will be complemented by the garden-themed farmway, which encourages healthy and active living. Themed playgrounds inspired by nature or motifs such as flowers and garden creatures strengthen the visual identity of Garden District and encourage imaginative play. Green markers at key entry points along the Garden District, such as botanical arbours framed with flowering creepers, provide shade and visual respite from the urban landscape.

An array of amenities such as eateries, school, and retail shops, will be available in Garden District to meet the daily needs of residents.

Part 2: Site Reserved for a Chinese temple at 8'Oclock of HDB Garden Vale

1. Always seems like a taboo to purchase a unit next to a site reserved for a Chinese temple:

548969822_GardenValeandChineseTemple.thumb.png.1fcebb1619b60f960c2f9c53879a5fa1.png

2. Below: A temple can be build following one of these profiles: A, B or C:-

Garden Vale and Chinese Temple A.pngGarden Vale and Chinese Temple B.pngGarden Vale and Chinese Temple C.png

2.1. PROFILE TYPE: B

2.1.1 Most likely we may leave out B given that many temples often do not like to be built based purely on the North/South cardinal points of 0/360 and 180 degrees.

2.1.2 In addition, may be quite awkward as it is like placing a square peg in a round hole. Here, the plot cannot be fully maximised.

2.2. PROFILE TYPE: A

2.2.1 This could most likely be the future profile/outline of the temple.

2.2.2 Here, the temple will be facing SW, sitting NE. In some instances can activate a spiritual portal of : Devil's gate: Devil's front door and Devil's back door. More about this can be found under this link:-

2.2. PROFILE TYPE: C

2.2.1 This profile is equally less likely because of the outline of the plot of land.

2.2.2 A few famous Singapore monastery is aligned in such a profile.

2.2.3 For example: Two of the most famous Monasteries in Singapore: Kong Meng San Phor Kark See Monastery and Lian Shan Shuang Lin Monastery at Toa Payoh:-

Part 3: Stepped or Jaggered edge border of HDB Garden Vale. Is this FAKE news?

jagged edged border.png1. One would have thought that the border shared between HDB Garden Vale and it's neighbouring plot would be in a straight or slightly curved line.

2. But if one were to look at the HDB Garden Vale site plan, it is highly noticeable that this border takes a very unusual stepped or jaggered edge profile. Was the planner in a drunk state when he/she drew this site plan?

3. Such stepped or jagged edge shape is unfriendly under Shapes and Forms Feng Shui.

4. Imagine if the neighbour is an Executive Condo or Condo. Building their fencing not only costs more.. but may look weird after the built. But if there are ground floor units within this EC/Condo.. good luck to these units! LOL

4.1 This Townmap by HDB confirms the stepped /jaggered edges is for real!:-

121731452_townmapofgardenvale.png.928c89d1c8bdefaa2d81bcd63880ab1c.png

5. Why can't the planner do it like this?

43913651_jaggededgedborder1.thumb.png.4b6c8ae2cedff6441832329f3eecf190.png

6. In addition the Notes seems nowadays to have more and more escape clauses... LOL

Part 4: HDB Garden Vale and Lobby Common Rubbish Bins

1492741417_commonrubbishbins.thumb.png.05961fa049f909a595c789e2739b93ba.png1. I believe the planners did a reasonably good job for HDB Garden Vale

2. Not perfect but reasonable given that no unit's main entrance or main door has a view of the common bin lobby or the rubbish bins.

Part 5: Precinct Pavilion and HDB Garden Vale

1268197354_GARDENVALEPRECINCTPAVILION.thumb.png.7d71445cf343275f833eb1e4f85064b6.png1. Good that the planners place each of the two precint pavilions diagonally opposite side of the development. Call it good "old" school planning.

2. As such few lower unit stacks have a view into the Precinct Pavilion.

Part 6: Electrical Sub Station (ESS) and HDB Garden Vale

ESS.thumb.png.534f59ccfb0f4f8297120aaabaf791fe.pngAlthough some stacks are close-by to the ESS. They are a service road away. And should not be a major concern. Unless one purchase units at #02 which may just look at the flat roofs of these ESS. Again, not a major issue.

Part 7: Did you realise that HDB Garden Vale has only ODD numbering of the units: such as #443 and #445 etc..?

289072132_GARDENVALEandNUMEROLOGY.png.ebb159e8d038054c13f182b53408eb82.png1. It is highly unusual in HDB developments to use entirely ODD number unit numbers.

2. Usually, this only applies to landed homes. For example, one side of a road will have even number house numbers. And the opposite side odd numbers.

3. Coincidentally, because even numbers are never used in this development: there will never be a #444.

1000036096_ODDOREVENUNITNUMBERATGARDENVALE.png.bd23344ad60386f1bbcb2d93a8867ee1.png4. Again, this is not Feng Shui. More to do with phonetic sound-like. In the case of 444: in Cantonese it simply means "Die, die, die" Where 4 sounds like "die".

5. Feng Shui does not take into consideration a unit's number. This has more to do with personal preference or "stigma". Thus, for some, when it comes to resale; may have a harder time to sell.

6. However, one man's meat is another's poison applies. Some are neutral or even find 4 or 444 luck to them!

7. Whatever it is; do take unit numbers into some consideration during the purchase of a unit.

8. I am begining to suspect that the architect or planner for this development is either a green-horn e.g. step-jaggered plot and/or is more of a landed property planner. If not what goes with is ODD numbering of the units?

9. The other developments launched this month also share similar traits that of either all ODD or EVEN numbering system. LOL

9.1. Stack numbering in May 2019 BTO launch:-

Garden Vale = ODD
Kempas Residences = ODD
Woodlands Champion Green = ODD
Only Plantation Acres = EVEN

*** BREAKING (FAKE) NEWS ***

"An architect firm by the name of Bo Liao Architects & Sons has been permanently banned from designing future HDB BTO developments".

The CEO of Bo Liao Architects & Sons had just called a shareholder's meeting at their HQ:-

1646212816_gardenvaleceofired.thumb.png.cfe286af4164ac33b1e89bda16ea0756.png

The CEO has been fired due to a vote of no confidence. Even her Indian Vastu Master says so...

And her next job? Still got a job? Yes! A homemaker at her own home. LOL...

P.S. Bo Liao is a Hokkien term. Which is translated into English as "No substance"..
