Case Study 1: Should I be concerned buying a home near a mosque?

1. In a multi-racial society of Singapore, it is pretty common to have mosques close-by.

2. As land bank in Singapore gets scarce, in recent years the government tried to find as many "left-over" plots of land to squeeze into housing.

2.1. For example, private developers also even bid on enbloc land to 2118773454_PAYALEBARRESIDENCESNSIMSVILLE.png.52cbdd4c628a62053d80f324f9ae0c05.pngbuild Paya Lebar Residences (PLR) which TOP in 2003 (formerly known as Vistaya View). Like this site, PLR is just a short-walk to the MRT & lots of amendities. & Our Tampines HUB.

2.2. Not only is it beside Masjid Wak Tanjong Mosque, it is also beside a Madrasah Wak Tanjong Al-Islamiah.

3. HDB Tampines GreenSpring is also built on "left-over" plot of land.

3.1. Thus it is not unusual for the Darul Ghufran Mosque to be along the major Tampines Avenue 5 Road. And Tampines GreenSpring to kind-of wrap itself around the mosque.

3.2. As far back as the 1970's Singapore mosques were allowed to broadcast prayers at specific time of the day. And if I can recall, at least three (3) or more times a day.

4. Fortunately, nowadays, mosques remain silent. A plus for tranquility.  Other than especially on Fridays where one can expect near-by road-side and carparks full of vehicles during this timing.

5. From a Shapes and Forms Feng Shui, best to avoid a unit directly facing the Crest on top of a typical mosque dome. As this can be considered a Sha Qi. Much like another home could have been facing the spine of a Catholic/Christian church Cross.

6.1 Thus even if one is neutral or try to "live-and-let-live" with a unit facing or next to a mosque.

6.2 However, when it comes to re-sale say 5 years or later. This can seriously affect the re-sale value of one's unit.  

6.3 Here, there is no way to ally someone else preference if they simply don't want to buy the unit.

6.4 Often, we might even expect low-ball offers... in such unfortunate situations.

6.5 Of course, if today, the price of such flats is a hefty discount.. please do your own sums. As price or cost of purchase of any home is not a Feng Shui thing.

6.6 Common sense is that in an open market, often, buyers already have some expectations.. such as paying more for unblocked views...... pool views ... if any...

1.1 "Visiting actual site next weekend to survey the location, mosque and One Tampines Hub."
 
2. It has been a while since I been to the area. As the last time was to the AIA office for Feng Shui review. And Tampines DBSS Premiere last year. 

2.1. This morning 15.11.2019, passed by in the early hours. But was raining. One Tampines Hub is one huge block... facing the Greenspring site... wanted to understand the site better...
 
3. Also a few have shown interests in the BTO. Quite a popular site..

Case Study 2: Common Bin Lobby (CBL) with the Recycle and Common Bins

1. Please take this as one of the considerations:-

2. I have identified the various considerations, here:-

3. For Stacks #131 and  #193 Unit may directly faces the common bin lobby and the two bins: recycling and common...

3.1 [Below] A detailed look at the actual (sample) of the Common Bin Lobby (CBL) and that the red arrow shows that especially the recycle bin can be seen from both units #137 and #139. And also that the CBL is really sharing the same wall as #139's kitchen or rather a "smell" away from each other:-

3.2 This is a good reason to study the block plan before committing to the purchase of a unit.

4. Hopefully, stacks/units like #131 and  #193 does not face this similar situation as found at the recently T.O.P> HDB Greenweave.

5. In this photo, #131 and #193 may or could be the unit as shown in the distance looking towards the common bin area...  (Or may not... please do due deligence as for Tampines Green Spring the bins are instead parallel to the "affect" unit's main door.)

6. For this unit at Tampines Greenweave, I am standing at the main door of the specific unit. And from here, I can see into the CBL:

7. Even if one does not mind purchasing such a unit or “accidentally purchase” the unit already, one day should we want to sell the unit, may be a different story:

Case Study 3: The Precinct Pavilion (PP) at Block 859E

1. Three stacks/units at low storeys can see into the PP. 

2. While two stacks may be affected by noise if there are activities such as a funeral/wake chanting/prayers and/or during a happy occasion like a Malay wedding, held there.

3. For these stacks/units, preference for higher storeys. As one cannot control activities such as a wake/funeral should it occur e.g. on one's auspicious occasion be it a wedding day or especially on the 1st to 2nd day of Chinese New Year.

4. Happened that I passed by this precinct pavilion and I recorded the loud music played at this wake:

4.1. Many Low floor units also face into the yellow tent .. where a wake/funeral was active.

1. Good news is that these units even if they directly face a curved road is of no issue as the road curves AWAY from HDB Tampines Greenspring and not the other way around. (As shown in the BOLD RED outline.

2. Thus part of Tampines Avenue 5 at this turn actually curves towards AIA Tampines, Hitachi Square and the current British Council.

 

TAMPINES GREENSPRING AND EXTERNAL SHAPES AND FORMS1.png2. However, so long as buildings like AIA Tampines and Hitachi Square or a future development to replace the British Council does NOT have a sharp corner aimed towards one or more of these stacks = no issue.

2.1. For example, in the near future if the interim British Council site is redeveloped into a Tower block and in this illustration, a sharp corner of the building may or may not become a sha qi aimed towards a unit like say #167 etc...

2.3. If the Tower block is octagonal, like that of UOB I, Robinson Road etc... may have various sharp corners... never know even #165 or other units may also be affect this.

1. There are two Exit points from 858E MSCP as shown by the two red arrows.

2. Although the vehicles exiting the MSCP needs to slow down, however, there is some sha qi + not ideal for low floors to look at the exiting cars.

3. Another common sense thing is that in the evening or early hours when the head-lights of vehicles are turned on and when the vehicles need to go up and down a hump, the head lights might be glaring ... hope you get this picture...

4. Thus especially for stacks #171 and #173 based on the above, minimum is try to get at least the 4th storey. However, this is based purely on the above concerned.

4.1. But if we add the fact that the MSCP is 5th storey's high, all the more to get at least 7th storey for these two stacks/units and any others also facing the MSCP.

4.2. Why 7th storey's or higher is preferred?

4.3. For sure it is not like our infamous Minister "J.T.'s" infamous... "making love all over the place" but rather... to avoid lamp posts on the roof-top of the MSCP / Roof Garden.

4.3.1. Here, one has no control of the placement of lamp post on the MSCP roof. What happens if the metallic lamp post slices towards a unit's living room (hard to cure) given that most of the time, we don't screen-off the living room windows...

4.3.2. If the lamp post faces a bedroom window.. much easier as best of the concept of "if no longer see the lamp post, it is no longer a threat!"

Case Study 6: Samples of Suspect Poison Arrow(s) from a sharp corner aimed towards a stack/unit

1.1. For stack #175 best to purchase a high floor unit above 6th storeys and above.

2. Sample of the sharp corner of Block 858B stack #131's sharp corner aimed towards stack #171.

3.1. Else cross one's fingers and hope for the best.

4. ACHTUNG! CAUTION: Please take note that the above are just TWO (2) samples.

4.1 As there can be many more of similar situations in this development. Cavet Emptor (Let the buyer beware!)

Case Study 7: The unit numbering of this development always ends at a odd number.

1. For example: #03-133, #05-135 etc...

2. Thus there will never be a #04-144, #14-44 etc... As some Chinese consider such numbers inauspicious.

3. As these are at least three digit numbers other than the floor levels, there is also no "13".

4. Actually this unlucky number 13 has more to do with a western influence:

Mosque and it’s surroundings...

The tower logo of traditional half-moon & star is can be considered a sha qi or poison arrow if a unit's frontage e.g. living room or bedroom windows directly faces it:-

Also if we count the "squares" or outline of the external outlines.. seems like the mosque is at least 9 storeys high!

Case Study 9: Flying Star Feng Shui facing directions of various stacks in HDB Tampines GreenSpring

1. Predominatly this development has stacks/units favourable to both the East and West Group persons:

1.2. NE1 and SW2 more suitable to West Group persons.

2. However, there are many other factors such as Location, location and location + "fit" etc.. that may sway the weigthage of the above.

2.1. Thus sometimes, an East Group home may even be OVERALL better for a West Group person etc...

2.2. Depending on when the lease commencement date (LCD): this development may fall either within a Period 8 or Period 9 Feng Shui.

2.3. Thus if the development's LCD is before CNY 2024 or moved-in before this date.. could be a Period 8 Flying Star Feng Shui era.
