Part 1: HDB Sales Information

2-room Flexi, 3-, and 4-room flats

Yio Chu Kang Beacon will be located along Ang Mo Kio Avenue 9. It will feature 3 residential blocks ranging from heights of 11 to 18 storeys. The blocks' varying heights and placement of roof gardens in some blocks will create a unique skyline when viewed from the main road.

Yio Chu Kang Beacon is surrounded by existing educational institutes, such as Presbyterian High School and Anderson Primary School. These schools inspired the development's name, which symbolises the 'beacons of light and knowledge'.

Families with young children can enjoy the convenience of the childcare centre within the development, and the playgrounds and courtyard that double up as outdoor learning spaces for the children. There will also be recreational and communal spaces for residents to interact and relax amidst lush greenery.

Choose your home from 454 units of 2-room Flexi, 3-, and 4-room units. Please refer to the site plan for the facilities provided in Yio Chu Kang Beacon. Facilities in this development will be open to public.

Part 3: Any concern if my unit faces a school? As there are two schools in close proximity to this development.

1. HDB Yio Chu Kang Beacon is next to the Presbyterian High School and Anderson Primary School which is a road away along Ang Mo Kio Avenue 9.

1.1. Focus mostly is on Presbyterian High School as it shares the same boundary wall and is the closest to HDB Yio CHu Kang Beacon.

1.2. Frankly, stacks/units (in green) facing Anderson Primary School, the main concern is the poison arrows (if any) from the roof-lines of the school. Otherwise, expect some traffic noise that's all.  

2. Based on Shapes and Forms Feng Shui, if the roof-line of the school slices towards a unit's opening such as a window; then this is a Sha Qi or poison arrow(s).

2.1. Since the two schools have yet been built, best to be on the cautious side and best to purchase a unit higher than say 6th storey and above. Both to avoid facing the school roof-line as well as to avoid facing the brick/openings of either one of these two schools.

3. "White noise" or Noise pollution.

3.1. Between start of school and during school hours do expect some noise especially during school assembly (if any) and recess time.

3.2. If one does not like such things than, best to avoid a low unit facing these schools.

4. Is there a stigma attached to a home/unit facing a school?

4.1. There is a small percentage of the population who has read that Schools are considered "Yin".

4.2. As the argument is that after school hours especially usually after 5pm onwards the school is often empty. Thus considered YIN till say until around 6.30am onwards.

4.3. Thus, this might be a "stigma" especially if some home owners begin to believe this argument or when it is time for resale of the unit; the potential buyer may also share this same concern.

4.4. Although, so far, there are so many schools in Singapore and many HDB flats also face schools. How often do we get to hear that it is very unlucky to have a house facing a school building.

4.5. Thus, this is subjective.

4.6. In fact, some found it okay given that their unit is of a high floor and thus unblocked view(s) once their unit is higher than the school's roof-line.

5. Others is of course, to some a blessing if it is an "Atas" or a school with good genes such as Tao Nan etc..

6. Fortunately many modern schools do not have a clock tower. If so, best to avoid having the face of a school's clock aimed towards one's unit opening such as the windows.

6.1 Some school fields can nowadays be of dual use...

7. During morning hours and after school hours do expect some traffic congestion, along Ang Mo Kio Ave 9.

Part 4: Is there a concern if my unit faces the Ang Mo Kio Thye Kwan Hospital (AMKTK)?

2.  Thus the Ang Mo Kio Thye Kwan Hospital is not a major consideration or issue for this development.

P.S. It is not like this stack #320 faces a morgue or anything like that.

Part 5:  Is there a concern with two temples which are a distance away from HDB Yio Chu Kang Beacon?

1. The two temples nearby are a. Chu Sheng Temple and b. Swee Kow Kuan Temple.

2. It is good that part of Presbyterian High School building and Yio Chu Kang CC + HSB Blocks 625 and 627 Ang Mo Kio Street 61 are buffers to these two temples.

3. Thus the two temples circled in RED are not an issue as they are still considered as North of Yio Chu Kang Beacon. (Not affected by the concept of Devil's Gate: Devil's Main door at 1284834488_YioChuKangBeaconandnearbytemples.png.6585d7ec321c221aa0f3d9010b807533.pngNE and Devil's Back door at SW.

Part 6A: Should I be concerned of my unit close-to the common rubbish bin lobby and/or rubbish chutes x 2

2. Next, also try to avoid #381.

3. If possible, try to avoid #320 although the "least" of an issue, here.

Part 6B: If possible try to avoid low floors of stacks #312, #314, #316 & #318 facing the DC although the DC's opening is on the opposite side.

1. Frankly, stack #310 should not be an issue with the above. Although low floors can be affected by being too close to the MSCP and possible the lamp post on it's roof-top.

2. Electrical Sub-Station (ESS) of the older estate and Yio Chu Kang Beacon is not a major concern. As they are quite a distance away.

2.1. Note: There is no scientific proof that living close to an ESS can affect one's health.

Part 7: Should I be concerned that the plot slopes from X to Y?

1. In my opinion, it is a gentle gradient thus not a major issue under Shapes and Forms Feng Shui.

2. Prior to the development of Fernvale / Seletar Mall, many at the Seletar area used to go to a wet market and lots of other ancillary facilities at a former HDB estate shown in circle, below:-

220575889_FormerSeletarMarketstoodhere.png.c77eda2d6c50d0d088e46e187a07267d.png3. I know of many within this Seletar estate, after the closer of the wet market, decided to go to the alternative market at Yio Chu Kang View or Ang Mo Kio 628 Market and shops surrounding this estate.

There are two car park entrances. Another at Ang Mo Kio Ave 4. Often during peak periods, both are always full. Thus, lucky if you don't have to drive to the market/shops.

Part 8A: Kudos to the planner of this estate for locating the single Precinct Pavilion (PP) out of direct (frontage) sight of any stacks/units.

1. In my opinion (if I recall correctly) this is the one and only HDB develop this year that does not have any stacks/units directly facing a Precinct Pavilion.

2. If you are new here and wondering why it is not favourable?

3. Funeral wakes cannot be pre-planned. Thus, one cannot control the use of such a pavilion during festive ocassions. Touch-wood! For the Chinese, it is hoped that there is no wake occuring in a pavilion if one's unit is say at 2nd storey directly facing INTO a pavilion.

4. For this develope stack #358 is the only stack/unit closest to the PP. And only low floors may view into the PP. However, if one purchase a low floor e.g. 2nd to say 5th storey, one may hear religious chants or even religious music played there.

5. On happy occasions especially a Malay wedding.. do expect some music/announcements or even the smell of curries etc...

6. Low floors of Stack #356 may or may not hear the activities at the PP.

Part 8A: Electrical Sub-Station (ESS). Again, the planners did an excellent job in placing the development's ESS on both sides of the IN/OUT.

1. Again, no stacks/units are that close the ESS in this development.

Part 9A: Where possible avoid low floors especially 2nd or 3rd storeys of Block 651A stack #302.

2. Okay, one might say, there are not many vehicles that turn in following the RED arrow....

3. (Below) Please don't be too prematurely  happy... as there will certainly be lots of vehicles during certain times of the day that turn towards the PURPLE arrow towards HDB Yio Chu Kang Beacon MSCP....

Part 9B: Traffic flow along a development's service road is expected to be slow moving. Thus generally, should not cause any imbalance or sha qi towards Block 651A stack #312.

1. In the unlikely even that there are a few F1 drivers living in this development, be kiasu and totally avoid #02-312.

2. Anything above this level should have no cause for concern.

3. Although I highlighted stack #314, this stack/unit totally has no worries.

4. Another consideration is often a stigma attached to a unit facing a road. To some just any road!

4.1. As stack #312 is considered as facing a road; in the near future if one wants to sell such a unit; may see potential buyers concerned with this! May make it a tough sale or even "low-ball offers".
