Case Study 1A: The " Smart Pneumatic Waste Conveyance System (PWCS) to optimise the deployment of resources for cleaner and fuss-free waste disposal"

1. In my opinion, Hong Leong /CDL seems to be an early adopter of this Pneumatic Waste Collection System in many of of their new developments.

1.1. For this HDB BTO November 2020 launch, Champion Bliss, Urbanville, Tampines GreenCrest, Tampines GreenGlade, Tampines GreenOpal, Parc Residences all have this "SMART" PWCS.

1.2. Hopefully, the addition of the word SMART is something that is different from any of the past PWCS.

1.3. In fact, a PWCS or maybe not so "smart" ones will be installed at a condo = Forett , HDB Plantaion Village (Nov 2019), Tampines GreenWave, Tampines GreenGem etc...

2. For example, when The Venue (a CDL project) had just T.O.P.:-

3. This signage (see above) was displayed at the common bin. There are like Twelve (12) cautionary: what not to:-

4. There was a cautionary sign with lots of Don'ts.

5. A while back at The Criterion also by CDL. This notice (User guide) was displayed at the common bin area:-

6. Hopefully, the residents may come to terms to avoid doing all these don'ts:-

7. If managed properly, one can understand the savings in terms of maintenance costs (if any)... and good for the daily Cleaners.

8. Presently not all other Developers follow this lead. Thus with the manual system, although there are occasional issues; but less so.

Case Study 1B: Plight of residents of HDB Yuhua BTO which was installed also with the Pneumatic Waste Collection System (PWCS).

9. As expected. It takes just one or two inconsiderate residents to make a mess of this system...

10. Imagine 4 years and more of tolerance.

13. Foul smell exuding from the centralised bin centre at Blk 223A of Jurong East Street 21 has been a persistent problem in Yuhua since the PWCS started.

14. According to a recent report from the Chinese evening newspaper Lianhe Wanbao, residents have been bearing with the smelly environment for the past four years.

15. Some residents also feedback of bulky items such as large soft toys, cardboards and mattresses, which choke up the pipe network. The cleaners will have to manually clear these items from the PWCS.

16. The success depends on the users of the PWCS.

17. There is no other choice for such estates.

Case Study 2: What's in a name like Parc Residences?

HDB CEO: "I have a total of five siblings".

HDB CEO: "To tell you the truth, my siblings each live in (condos only}. For example: Parc Botannia, Parc Centros, Parc Rivera and Parc Life."

HDB CEO: "My youngest brother has his eyes for a home at Tengah! What better way then to name this one Parc Residences. And let him get a unit, here! - not condo nevermind - sounds like can already."

HDB CEO: "Get it, Got it?" LOL

(Actung: This is a fictious story. Hearsay only, LAH!) Hopefully, MND don't issue me a Pofma to retract this message... LOL

MND Minister: "Message fictious! Parc Botannia has not even T.O.P. Here's the Pofma!"

Case Study 4: Any concern if I select a unit facing a traffic junction?

1. Stack #180 directly facing the traffic junction.

2. Stacks #178 and also #158 and #160 are generally also considered as facing a junction.

Case Study 5: Common bins / bin lobby are already in an optimal placement location

2. If the common bin can be enclosed nicely within the circle(s) - see below, this is traditional and "hard to fault" position.

3. Furthermore, usually no unit front door faces the bin lobby/bins. 

3.1. Although, it is inevitable that often one unit could be close-by to the bin lobby.

Case Study 6: What a pity great views but direct afternoon sun

1. Personally, I dislike living in any afternoon sun home. Worse if it has direct afternoon sun. 

2. Thus to me it is a great pity that stacks like #141, #143, #149 and #151 have great unblocked greenery view...

Case Study 7: An Olympic sized pool really for HDB Parc Residences?

1. I heard a rumour that HDB Parc Residences will get a swimming pool as shown, here:-

2. Sorry, the above is FAKE news!

3. What I wanted to illustrate is that for higher floors that have a view of swimming pool... Sorry! I mean the MSCP roof garden, 

4. This "wrap" around the MSCP car park garden is not a new concept. One of the earliest design concept was the Phase 1 where inner units also has similar wrap around the MSCP roof-garden.

5. The idea is that a water position simply means that nothing can be built above it. And if any unit faces such a "water position" will have clear-space or clear-view up to at least the pool or water position.

6. For units at HDB Parc Residences, common sense says that one should try to get higher than the MSCP roof-garden to enjoy such a view!

6.1. In addition, even if the unit is above the MSCP roof-line, there might be lamp posts on the roof-garden to cause a poison arrow!

6.1.1. Thus safest is perhaps a higher unit!

Case Study 10: Potential Poison Arrow(s) from sharp corner of MSCP aimed towards lower floors of #124 and #194

1. As the MSCP is 4/5 storeys high, best to purchase a higher unit often to be safe, greater than 6 or more levels high.

2. Even if the unit is higher than the 4/5 storeys; there can also be the lamp posts on the roof garden.

2.1. These lamp posts can equally be a potential poison arrow if aimed to say unit 130 window openings.

Case Study 11: Both plots belong to the state. Yet, they are divided in an odd manner.

Case Study 12: Site reserved for place of worship

2.  No matter what, there is often a stigma especially one's home faces such a facility. Even if stacks like #136 and #138 does not directly face it.

3. For stack #140 only from the service yard area can one visibly look directly towards this facility.

Case Study 14: Any issue living close to an Electrical Sub-Station ESS?

1. Scientifically, there is no known issue living above an ESS or close-by to it.

2. It al boils down to a stigma. Unfortunately, stigmas sometimes are diffcult to be shrugged off! Therefore, safest try to avoid lower floors or if such specific stacks/units: stacks #158, #160 and #107.
