HDB Sales Brochure Part 2 of 2:

Two developments: Tampines GreenCrest and Tampines GreenGlade should fall under Period 8 Flying Star Feng Shui. While Tampines GreenOpal will fall under Period 9 Flying Stars.

Wow! Estimated completion date is five years from now! Even the next Singapore General Elections will be over by the time the proud owner/tenant collects their keys. LOL

Imagine also if someone collects their keys to a new HDB home. Most likely when this flat reached it's minimum occupation period (M.O.P.) time to move in to their unit at Tampines GreenOpal.. LOL

Or please tell parents the "bad news" or rather good news - if they love your companionship. WE will be staying in your new home for many years to come until we get our keys, here.

Case Study 1A: The " Smart Pneumatic Waste Conveyance System (PWCS) to optimise the deployment of resources for cleaner and fuss-free waste disposal"

1. In my opinion, Hong Leong /CDL seems to be an early adopter of this Pneumatic Waste Collection System in many of of their new developments.

1.1. For this HDB BTO November 2020 launch, Champion Bliss, Urbanville, Tampines GreenCrest, Tampines GreenGlade, Tampines GreenOpal, Parc Residences all have this "SMART" PWCS.

1.2. Hopefully, the addition of the word SMART is something that is different from any of the past PWCS.

1.3. In fact, a PWCS or maybe not so "smart" ones will be installed at a condo = Forett , HDB Plantaion Village (Nov 2019), Tampines GreenWave, Tampines GreenGem etc...

2. For example, when The Venue (a CDL project) had just T.O.P.:-

3. This signage (see above) was displayed at the common bin. There are like Twelve (12) cautionary: what not to:-

4. There was a cautionary sign with lots of Don'ts.

5. A while back at The Criterion also by CDL. This notice (User guide) was displayed at the common bin area:-

6. Hopefully, the residents may come to terms to avoid doing all these don'ts:-

7. If managed properly, one can understand the savings in terms of maintenance costs (if any)... and good for the daily Cleaners.

8. Presently not all other Developers follow this lead. Thus with the manual system, although there are occasional issues; but less so.

Case Study 1B: Plight of residents of HDB Yuhua BTO which was installed also with the Pneumatic Waste Collection System (PWCS).

9. As expected. It takes just one or two inconsiderate residents to make a mess of this system...

10. Imagine 4 years and more of tolerance.

11. Residents reported:-

13. Foul smell exuding from the centralised bin centre at Blk 223A of Jurong East Street 21 has been a persistent problem in Yuhua since the PWCS started.

14. According to a recent report from the Chinese evening newspaper Lianhe Wanbao, residents have been bearing with the smelly environment for the past four years.

15. Some residents also feedback of bulky items such as large soft toys, cardboards and mattresses, which choke up the pipe network. The cleaners will have to manually clear these items from the PWCS.

16. The success depends on the users of the PWCS.

17. There is no other choice for such estates.

Case Study 1C: Block 965A especially stacks 668 and 670 are facing the PWCS at 996A

These stacks should be considered as a last resort.

Case Study 2: Common sense Feng Shui - Don't like traffic noise? Erh... don't select me!

1. If so try to avoid lower floors especially of stack 708 and 710.

2. Do also expect some traffic noise for stack 712 and even 706.

3. It is good that there is a reserve site for future high-rise development which hopefully acts as a buffer.

4. Unfortunately, often the areas marked by blue X and the green zone often would be open space areas of that future high-rise development. Thus will not offer sound buffer protection especially for stack 708. Or simply, don't hope for this to ever happen.

Case Study 3: Are unit address like 614, 644 or 666 unlucky?

2. Numbers has more to do with numerology. Unfortunately, there are many different formulas and interpetation of a number.

4. Most of the time, a number can be considered auspicious or inauspicious depends on rooted cultural preference.

5. For example, it is a well known fact that many Catonese dialect group associate the phonetic sound of 4 in Cantonese to their own language as "DIE".

5.1. In such an instance, 614 where 1 = again means "immediately" and 4 = die. Thus 14 implies "Quick to die". And "44" means "Die die".

6. Perhaps some Christians are superstitious of a number like 666 = to them, it is the devil's number. While to others neutral or even lucky.

6.1. For example, the Hokkiens associate a number "6" as LUCK or to them it is a lucky number. Thus don't be surprise if they like 666 = Luck, luck and erh.. more luck!

7. If you were to search past forum messages, I had also mentioned that till today, Singapore Airlines (SIA) has always excluded seat number 13. Thus if one board an SIA plane; either the First Class or Business Class seats, the seating will have a 12 then 14.

8. Here, do treat the numbers as "One man's meat is another person's poison!".

9. Locally, in Singapore, again this is not Feng Shui, popular numbers in this estate would also include numbers like 618 (Luck-want-to-Prosper) and 688 (Luck-Prosper-Prosper).

Case Study 4: Any issue if my home is next to a Health and Medical Care centre?

"Sometimes it is a case where it is good to have a Health and Medical Care centre nearby. But definitely not so close to my home!"

1. One word: "Stigma":-

But post COVID-19 days, some of us may feel uncomfortable with a Medical Care centre as by definition, this is a place where someone comes to seek some kind of medical help.

3. In the past, we hear things like vehicles should keep at least 1 metre distance from a cyclists on a road.

4. In today's world of infectious virus, some of us may feel uncomfortable with people arriving at our door steps, outsiders and their pedestrian traffic passing through our home...

Case Study 5: Any issue with the location of the Common Bins / Bin Lobby?

2. Virtually find this type of arrangement as far back as when HDB introduced the Common Bin lobby.

3. Traditionally, if one can as shown below, able to draw a circle and find the Lifts, staircase and common bins in that circle, this implies the most practical arrangement.

Case Study 6: Compliments to the planners of this estate for avoiding the main entrance door of any units directly facing a long corridor.

2. Good news is that since it is not an opening, there is no issue, here.

3. In other estates, most likely 696 and/or 698's main door can be facing such a corridor.

Case Study 7A: Common sense and living close to a canal

2. Good news is that often, for at least 10 to 15 years, termite infestations is a non-issue for homes near to a constantly damp area. Such as the "shores" of a canal.

3. For example, St Michael's Estate and the spill over of termites which colonised further inland. In fact, at one time, there was a POSBank branch at Boon Keng which at that time housed safe deposit boxes. There were known cases of safe boxes infected by termites. (Today, the branch has been converted to it's parent name DBS).

4. As mentioned, it should most probably not occur in the early years of the estate.

Case Study 7B: Especially Stacks/units facing the Bedok Canal will be influenced by the Water classics.

5. Given that stack 650's facing vs 666 vs 734 vs 726 vs 714 etc... are different, their wealth fates will be often be different.

Case Study 8: Try to avoid low floors of stacks 604 and 606 due to the imbalance or sha qi from vehicles coming from Tampines Street 96 turning into the service road of the estate.

Case Study 9A: Pronounced Drop-Off-Point (DOP) and possible Sha Qi towards Block 965A Stacks #688 and #690

2. Hard to cure given that seems to cover or slice-towards the entire openings of these two units:

3. If possible, avoid these two units. Given that one cannot simply "shield" the entire house's windows especially at areas like the living room area.

5. Units #02-702 and especially #02-716 most likely will be also affected by the DOP roof-line. Most likely #02-718 will not be affected by it:-

6. (Below) Units #02-616 and #02-618 are also affected by the distinctive roof-line of the DOP:-

Case Study 9B: For 702, again it is a good thing to avoid #02-702 given that the DOP drive-way curves towards this stack also

Case Study 10A: Type 1 - Sha Qi from Sharp Corner of MSCP

1. This is where the potential sharp corner of the 7-storey Multi-storey car park (MSCP) is aimed towards stack #618.

2. Hopefully, it is aimed towards the wall and not an opening (window) of often #02-618 to around #07-618. Safer to get a unit higher than #08 or higher in case the height of the car park reaches #08 or even #09 storeys high of the block 963B.

Case Study 10A: Type 2 - Sha Qi from the sidewalls of 7th Storey MSCP car park

3. Stack #616 (around 2nd to perhaps 7 or 8 storeys high) is affected by sha qi in the form of the 7-storey MSCP aligned as shown below in RED:-

4. Best to avoid purchasing similar type of unit - where possible.

Case Study 11: What is your opinion of the three Aug 2020 Tampines sites: GreenCrest, GreenGlade or GreenOpal?

1.  In my opinion, it is easy to give GreenOpal a lower priority than the other two site. While GreenGlade is "sandwiched" between a future place of worship and a school. GreenOpal seems to look more promising amongst the three.

2. Why I consider GreenOpal the lowest priority?

2.1. For three major reasons:-

A. Pan-Island Expressway:

3. If one is sensitive to traffic noise, it is a no-no to occupy several blocks close to it.

B. Site Reserved for Health and Medical Care:

4. The other two Tampines sites don't have this.

4.1. Leave it to your imagination on this one.. Can be a bonus for some - but most younger residents may not find it .... beneficial at the moment.

C. Okay there is a site reserved for the park as well as Bedok Canal.

5. Personal preference as really don't like having afternoon sun all year round + several stacks also have afternoon sun that bathe or soak into the master bedroom wall.

6. If one's ballot number is close to the "bottom"; not much good choice to choose from...

7. Maybe can consider these.. but do expect afternoon sun: 688 and 684 also got an added "bonus" of afternoon sun soaking into the master bedroom side wall...

8. [Below - Tampines GreenCrest] In general, if one were to consider long term especially when Tampines Link is expunged, then stacks like #241 and #243 are the better stacks.

8.1. I did a write-up on the concerns of facing a Precinct Pavilion. 
8.2. Thus best to get a unit that is at least 5 or 6 storeys or higher, here.

9. HDB Tampines GreenGlade

9.1. Future site reserved for place of worship is fortunately a road away. Just try to avoid stacks #136 and #138 (If possible)

10. Looks like have to understand the concept of the "Bell curve".

Case Study: Do you know that even if a geomancer says that the site is excellent, all sites are govern by the concept of the Bell Curve

1. Remember, even if a geomancer says that this is a good development. However, a good unit also depends on where it is within the development:

3. Often if one is lucky, even if the unit is not so fantastic superficially. Some units are like an unpolished gem. While others unfortunately may be a hopeless rotten apple.

3.1. Just imagine, if the unit is like a 10 year old rundown 1,000 cc car. Even a good Feng Shui Master is unable to turn it into a good unit!

By the way, (above) this falls under Habit Number 11.

4. Under Habit 1, one possibility is by ranking one's bedroom type by stack/unit: 1st choice, 2nd choice etc...
