Case Study 1A: The " Smart Pneumatic Waste Conveyance System (PWCS) to optimise the deployment of resources for cleaner and fuss-free waste disposal"

1. In my opinion, Hong Leong /CDL seems to be an early adopter of this Pneumatic Waste Collection System in many of of their new developments.

1.1. For this HDB BTO November 2020 launch, Champion Bliss, Urbanville, Tampines GreenCrest, Tampines GreenGlade, Tampines GreenOpal, Parc Residences all have this "SMART" PWCS.

1.2. Hopefully, the addition of the word SMART is something that is different from any of the past PWCS.

1.3. In fact, a PWCS or maybe not so "smart" ones will be installed at a condo = Forett , HDB Plantaion Village (Nov 2019), Tampines GreenWave, Tampines GreenGem etc...

2. For example, when The Venue (a CDL project) had just T.O.P.:-

598897233_WASTESYSTEM1.png.25a015842473e1f737ac1d6ecc418bdf.png

3. This signage (see above) was displayed at the common bin. There are like Twelve (12) cautionary: what not to:-

4. There was a cautionary sign with lots of Don'ts.

5. A while back at The Criterion also by CDL. This notice (User guide) was displayed at the common bin area:-

6. Hopefully, the residents may come to terms to avoid doing all these don'ts:-

694676313_WASTESYSTEM2.png.ae53bc7b58c3eee8ead3692fc096283c.png

7. If managed properly, one can understand the savings in terms of maintenance costs (if any)... and good for the daily Cleaners.

8. Presently not all other Developers follow this lead. Thus with the manual system, although there are occasional issues; but less so.

Case Study 1B: Plight of residents of HDB Yuhua BTO which was installed also with the Pneumatic Waste Collection System (PWCS).

9. As expected. It takes just one or two inconsiderate residents to make a mess of this system...

10. Imagine 4 years and more of tolerance.

11. Residents reported:-

12. Persistent odour

13. Foul smell exuding from the centralised bin centre at Blk 223A of Jurong East Street 21 has been a persistent problem in Yuhua since the PWCS started.

14. According to a recent report from the Chinese evening newspaper Lianhe Wanbao, residents have been bearing with the smelly environment for the past four years.

15. Some residents also feedback of bulky items such as large soft toys, cardboards and mattresses, which choke up the pipe network. The cleaners will have to manually clear these items from the PWCS.

16. The success depends on the users of the PWCS.

17. There is no other choice for such estates.

Case Study 2: "What's in a number? One man's meat is another man's poison"

815638272_onepersonsmeatisanotherspoison.thumb.png.5b60f4d8a8eae82833c903a1ea7828ac.png1. The planner of this development planned even numbered stacks for Champion Bliss.

2. If so, there will be stacks numbered as "114" or "144"

3. In our local population, there will always be a certain percentage that finds such numbers "unlucky".

4. There will be others who are neutral to these numbers. There are some who even find such numbers unlucky.

5. Hopefully, in a future M.O.P. there are no low ballers for such units.

6. I can still vividly recall a client of an older EC. They (non-Chinese) just bought a flat at Block 4, #04-44.

6.1. They were curious when told by the agent for that house that he had a hard time trying to sell the unit. And it took him like 2 years to sell this unit to them! LOL

stigma.gif.294142f4790bf20596a9c9ea36268c29.gif7. Stigmas are really difficult to shrug-off! Once someone has a concern, even if one tells them that there is no worry, often, they may just look elsewhere!

Case Study 3: Common Bins + Common bin lobby + Stacks 142 and 144

645517391_ChampionBliss-Commonbin.png.574a44461148830c4f15661a76905361.png1. Under Case Study 2, coincidentally, I had mentioned stack 144.

2. Now again, stack 144 showed up under this Case Study.

3. I cannot really make out from the block plan: seems like there could be either a wall or a half-height railing at marking in red "X".

4. In recent key collections, had seen situations and even took photos and posted them in various HDB developments where standing at the main door, one literally look into the two common bins. As HDB apparently only installed low height railings, here.

4. If in doubt, do avoid booking stacks like 142 and 144.

Case Study 4: Flying Star Feng Shui of HDB Champion Bliss

1. Based on the Sales Brochure, this development falls under Period 9 Feng Shui.

2. This development has varying facing directions: N3, S3, NW2, SE2, NE2, SW2, E3 and SW3.

Case Study 5: The planners of Champion Bliss did a good job in placing the Precinct Pavilion (PP) and the Electrical Sub-Station tucked at the corner along the main - Woodlands Avenue 1.

1. It is still good to consider avoiding a unit with a direct view into the PP.

2. As actvities such as a funeral wake is beyond one's control. Especially if this falls on one's auspicious holidays e.g. 1st or 2nd day of Chinese New Year.

4. Thus, if possible avoid low floors of stacks #160 and #162.

4.1. If possible, a unit that is at least 5th storeys or higher even for stacks #158 and #164 also.

4.2. There are also instances that activites at such a funeral wake (may) also have religious ceremonies that could generate some noise.

4.3. There is no such thing as complain on such a activity except that if it is carried out late at night.

846652968_CHAMPIONBLISSANDPRECINCTPAVILION.thumb.png.c960c93a0b1bfd02a391ac34618527e4.png

5. Happy events such as a wedding can also be held at the PP. Again, the only consideration is the sounds or "noise" due perhaps to music played at such events or annoucements / speeches.

Case Study 6: A classic case of a good entry point into the development where there is minimal or no sha qi especially from vehicles turning into the service road.

1529377660_CHAMPIONBLISSSERVICEROAD.thumb.png.c8082172ff19ab9001b900e820e50f07.png1. For example, if one follows the flow of the red arrows, Block 562C Stack 156 is set-in away from this service road and by the time vehicles travel towards stack 156, they are now parallel with the frontage of this stack.

1.1. Therefore, does not create any sha qi, here.

2. Another good thing is that vehicles can quickly and fluidly arrive at the Drop-Off-Point.

1. Usually the roof-lines of especially that of the DOP other similar HDB flats aims into the window openings at Level 2.

2. Thus safest is to avoid units like #02-158, #02-160 and partial #02-162.

3. Sample illustrations from an existing estate at Fernvale, Sengkang:

D513E27D-8AA7-4943-A03A-729E1829743C.jpegBC3E7ED3-2C8E-4A17-A71D-2AD1FD56FA48.jpegF302B69E-14AE-4C6B-897F-AEF512F73425.jpegAB35F15F-8E48-413D-985D-FA3E6309B593.jpeg89010C91-83EC-4451-B5BF-D5DFBA331587.jpeg5598CD10-7AE5-482A-9129-7FC36C5738EA.jpeg

4. The difference is that the sha qi will be a distance away and not as close as the above photos.

Case Study 8:  Should I be concerned if my unit is beside a school?

1. Especially stacks 120 and 122 are the closest to the Christ Church Secondary School.

2. In fact, both stacks are not directly facing Christ Church Secondary School.

2.1. But at an angle, the residents can still see towards the school. Depending on the level, lower levels may look into the school buildings or field.

1493591331_CHAMPIONBLISSANDCHRISTCHURCHSECONDARYSCHOOL.thumb.png.104cfe20c87f4b07ce725daf2e4b5fe2.png

3. One can read more about similar concerns under this link:-

3.1. The difference in this development is that no stacks/units are directly facing the school. But just next to it.

3.2. If one has the time, please read Part 3 of the above HDB Yio Chu Kang Beacon BTO resource. Thank You.

Case Study 10: What is a horse shoe design?

1. A site where the blocks are typically laid out like a horse shoe.

1.1. This resource was done for CDL prior to the launch / sale of The Tropica condo in the past:-

https://www.geomancy.net/content/feng-shui-resources/site-review/the-tropica-condominium/the-tropica-singapore

2. HDB Champion Bliss certainly has a horse shoe type of profile:

931533950_ChampionBliss-HorseShoeconfiguration.thumb.png.cb280f80f6fed9cb4e8e83c1f37f470a.png

3. The MSCP car park + 1 Storey Amenity is the equivalent of the "virtual water" or clear space. Thus units higher then these facilities can enjoy "water".
