HDB has a habit of posting the brochure around a month (September 2021) after this launch date.

Case Study 1: Common Bin and Recycle in close proximity of stacks 110, 122, 134, 146, 158 and 170

1. Poor Shapes and Forms Feng Shui and also will definitely affect future re-sale value after Minimum Occupation Period (M.O.P.) of 5 years..

Case Study 2: Of temporary unblocked views and future residential construction noise and dusts

1. Stacks especially that of 110, 106, 148, 156, 158, 162, 164, 166 and perhaps also 100 views of Sungei Bedok by a future high rise residential development sandwiched between this development and Sungei Bedok.

2. Nowadays it seems construction works take at least around 3 years or more to complete.

Case Study 3: All stacks facing Sungei Beok are of Flying Star SW1 facing and the water flow is from Right to Left especially for  Stacks 100,  110, 106, 148, 156, 158, 162, 164 and166.

Under the Water Classics, make a guess whether this flow is auspicious or inauspicious for these stacks?

There can only be two outcomes: Yes or No?

Case Study 4: Should I be concerned with one of my bedrooms sharing the same wall as a Lift shaft with a moving lift?

1. There are a few Feng Shui Masters who felt that moving metal is not good for a home. And felt that a home especially a bedroom should not share the same wall as a lift / lift air well.

2. Should I be concerned?

3. You shouldn't be at all. Instead, it could indeed be a blessing in disguise given that the Lift structure, besides the emergency stairwell are some of the most safe structures in a block. Furthermore, with the household shelter wrapped beside it, this can instead be a plus!

Case Study 5: 4 and 5 Bedroom Layouts

1. HDB has previously placed a bedroom on the other side of the living room e.g. at some of the newer HDB flats at Punggol Northshore and HDB Skyparc Dawson etc..

2. What is different in HDB Tampines GreenJade are the Master Toilet and Shared Bathroom positions.

2.1. Here, a plus is that the centrepoint is clear of things like the shared toilet door or it's sink in close proximity of this centrepoint of the house. An added advantage under Shapes and Forms Feng Shui.

2.2. In addition, all the unit's waste pipes (other than the kitchen sink/yard) are concentrated together.

3, The only "headache" for the future occupant or buyer is the installation and pipes for an Air-con should it be installed at the lone bedroom on the other side of the living room!

4. Contractor: "No choice, I have to charge you more for the materials and labour to run the ducting at this bedroom! Based on Job-costing!

4.1. Many current owners installed false ceiling for these piping to run directly across the living room. 

4.2. While some have considered running along the living room windows - taking a "longer route".

4.3. Common sense says that the drainage pipe follows gravity and there can only be one DROP! towards a toilet. Got it, Get it?

Case Study 6: Good news! Based on sampling of Block 956A, looks like no unit has the kitchen directly located at pure cardinal point of NW or the inauspicious Fire at Heaven's Gate with the exception of stacks/units 100 and 110 with a small part of the kitchen close to the fringe of the border between NW and North.

Case Study 7: Any concern if I keep to the open kitchen concept?

1. Bedroom door partially faces the kitchen especially if it is an open kitchen concept.

2. Please take note that any items seen or symbolically from this bedroom door.

3. For example, this sha qi can be a microwave oven, toaster oven, or seemingly innocent items like forks and knives etc...

Case Study 8: Human or Man Luck and front door has a view into a bedroom. And often right towards the bed.

1. Often many family members leave their bedroom door ajar.

Case Study 9:  Good that the Precinct Pavilion (PP) at Block 957 is somewhat isolated at a corner of this development + no stacks/units face into the PP. The exception being lower floors of #130's service yard area does look into it.

1. Although no units directly face into the PP; however, during events at the PP, do expect some noise from it especially at lower floors of 130, 132 and even that of 128.

Note: BXXXXX (XXXXXX frontage of NE, SW, West and NW). Good that all stacks/units living room either face NE1 or SW1 thus are XXXXXX frontage for both partners.

XX = On sunny days do expect afternon sun rays aimed towards the frontage of this stack/unit. It also depends on the floor level.

XX = Expect afternoon sun soaking into the master bedroom wall. And on a sunny day (also depending on the storey) may expect the heat oozing out from the shared external wall.

X High floors best to be at least 5th storeys or above to be higher than the 3/4 Multi Storey Carpark (MSCP) with roof garden. No issue with the entry/exit road to this MSCP.

X = No issue with the Electric Sub Station since it is a distance away from the block. Make sure get unit higher than this low 1 or 2 storeys high ESS.

X = Avoid low floors as these blocks are at the curve of Tampines Street 96.

X = Expect some traffic noise as stack/unit faces Tampines Street 96 or from Bedok Reservoir Road. And avoid low floors of stack XXX as it is close to the proposed Bus Bay.

X = Expect construction noise and dusts for around 3/4 years from the future site reserved for residential development.

X = Front door & unit is close-by/attached to the Common Bin Lobby (CBL) area.

X = Avoid low floors where sometimes there is a funeral or wakes and when religious rituals are also performed. There are also instances where annoucements and/or loud music is placed during e.g. Malay weddings.

X = Avoid low floors especially 2nd to 4th storey as there is a poison arrow from the corner of the MSCP aimed towards the stack/unit's one of the bedrooms.

X = No issue with future facilities of void deck between stacks XXX and XXX. Less privacy if this facilities is always busy.
