Grove Spring @ Yishun , bounded by Yishun Avenue 6 and Yishun Avenue 8, is a short waiting time project with estimated waiting from flat selection date to estimated completion date of less than 36 months. The development's facade resembles groves of trees with the use of earthy colours inspired by a forest theme. Grove Spring @ Yishun takes its name from this design concept.

This development comprises eight 15-storey residential blocks. You can choose from 987 units of 2-room Flexi, 3-, 4-, and 5-room flats. Flats in this development will have a shorter waiting time.

Grove Spring @ Yishun will feature a range of recreational facilities, such as playgrounds, adult and elderly fitness stations, and a roof garden atop the Multi-Storey Car Park (MSCP). Case Study 1:  Often there is a stigma associated with a unit facing a church and or a nursing home.

1. The only stack/unit #913 frontage is not facing the nursing home. However, it's yard (windows); depending on which level may face the nursing home.

2. "You are Okay with it but not for me applies, here". Simply this means that especially during Minimum Occupation Period (M.O.P.) has been reached, it might affect the re-sale value.

3. For the church, ideally, if it has a "spine" in the form of a cross, ideally this cross should not be facing the unit directly. As some churches are known to affix a cross on either their facade or on the tip of their roof. 

4. On the brighter side, often a unit such as (safest) 10th floors and above for the church and maybe 12th floor above for say the nursing home.. means unblocked views.

5. A minus for all the flats highlighted in yellow and if unblocked views means that they are affected by afternoon sun on hot sunny days throughout the year.

Case 4: Wow! Impressive views (Okay .. for now! - RESERVED FOR FUTURE HIGH RISE DEVELOPMENT)

1. Majority of Stacks over-looking the 5th storey Multi-Storey Car Park (MSCP) has unblocked views towards the sea.

2. Good that this NE facing only has the morning sun. (No afternoon sun).

3. Many of these stacks/units are buffered for the MSCP thus little or no traffic noise coming from Yishun Avenue 8.

Case Study 5: Any concern of the two Precinct Pavilions?

1. Other than Malay Weddings (if any); Funeral activities within either of the Precinct Pavilions are unplanned. Such activities can happen at any time. Even during auspicious occasions (touchwood) like 1st or 2nd day of Chinese New Year!.

 

2. Just two days ago, a client was considering the purchase of a condo unit at 5th storey. View taken from the potential purchase unit towards a neigbouring HDB estate's Precinct Pavilion.

2.1. Fortunately, the trees obstruct the view of this Precinct Pavilion.

2.2. However, on that day of visit, there was a funeral activity going on at this Pavilion.

2.3. The client was concerned with the loud "noise" coming from this Pavilion. Afterwards, after out chat, she decided not to consider this unit.

Case Study 6: Potential Sha Qi and/or sharp corner(s) from various neighouring blocks

1. It is harder to cure if a poison arrow is aimed towards the living room window(s).

2. The best way to confirm is to be physically inside the unit to assess this risks or concern.

3. Thus if possible, do consider this if one is interested in a unit facing these neighbouring blocks.
