Located in the Brickland District of Tengah town, Brickland Weave  is bounded by Brickland Road and Tengah Boulevard. This project comprises 12 residential blocks, ranging from 11 to 17 storeys in height. You can choose a home from 1,641 units of 2-room Flexi, 3-, 4-, and 5-room flats.

Within Brickland Weave, various facilities are nestled amid pockets of green spaces for both the young and old. Here, adults and the elderly can work out at the fitness stations, while children enjoy the playgrounds. The landscaped roof gardens above the Multi-Storey Car Parks cater to those who prefer quieter spaces. More recreational facilities can be found at the adjacent common green where one can jog, play, or unwind amid greenery.

Daily conveniences are also within easy reach, as Brickland Weave will come with shops, eating houses, and a minimart. A residents’ network centre and a 3-storey childcare centre will be located within the project as well. In addition, residents will be served by the planned amenities in Tengah town such as a Neighbourhood Centre, Jurong Region Line MRT stations and a bus interchange. They will be served by bus services leading to the city centre and nearby towns. With an extensive network of walking and cycling paths, residents will also be able to walk and cycle everywhere in Tengah.

About Brickland District

The architecture of the buildings in Brickland District is inspired by Tengah’s industrial past where brickwork factories were located. The district is close to the Forest Corridor, which forms part of the larger network of greenery between the Western and Central Catchment Area.

Brickland Weave takes its name from the heritage of this area, reinforced by the weaving pattern on its facade.

About Tengah Town
Homes in Tengah town will be surrounded by lush greenery and nature. HDB has applied its Biophilic Town Framework to guide the enhancement of existing natural assets and the design and development of neighbourhood landscapes in Tengah. Residents can look forward to nature-centric neighbourhoods that offer a greater sense of place, better well-being, and an enhanced quality of life. A variety of outdoor spaces and landscape features will be introduced to draw people closer to nature. A town-wide Active, Beautiful, and Clean Waters design strategy will also be introduced to slow down and treat stormwater runoff, while enhancing the biodiversity. Tengah will be the first town to integrate housing projects with the area’s surrounding greenery and biodiversity. One major attraction will be the approximately 100-metre wide and 5km long Forest Corridor, which will form part of the larger network of greenery that connects the Western Water Catchment Area and the Central Catchment Nature Reserve. In collaboration with the National Parks Boards, various tree species will be planted in the Forest Corridor to transform it into a rich forest habitat.

Complementing the Forest Corridor is the Forest Fringe, a 15- to 20-metre wide linear greenscape that will provide a tranquil and rustic environment for residents to enjoy flora and fauna. In addition, extensive park spaces, such as the Central Park and Community Farmways, will string key amenities and facilities together, providing a safe environment for residents to access their daily amenities.

Tengah will be the first HDB town to have a car-free town centre nestled next to a lush green park. To encourage green commuting, there will be dedicated walking and cycling paths along all roads to create seamless connections within the town. The upcoming Jurong Region Line and bus services will serve the public transport needs of residents.

Tengah is also the first HDB town to be planned with town-wide smart technologies from the outset. Guided by HDB’s Smart Town Framework, the various districts will integrate smart technology in its design, so that residents can enjoy a quality living environment. Autonomous vehicles will be piloted in Tengah town to provide convenient first-mile-last-mile connection to key transport nodes and amenities.

Vibrant commercial facilities are planned for the town centre and in the districts, complementing other shopping and dining options in the nearby Bukit Batok town. Check out the heartland shops on Where2Shop@HDB.

Case Study 3: Any issue with my unit facing a school?

1. Be careful of purchasing a unit facing either the roof-line (if any) from the school or sharp angles of the school building.

2. Safest bet is to get at least 6th or higher floors to avoid the roof-line of the school building.

Case Study 4: Kudos for placing the two Multi-Storey Car Park (MSCP) relatively close to the two sets of service roads

Most likely the planner of this estate is an "old bird" and has done an excellent job! Contrast this to many other developments!

These are some of the  considerations when purchasing a unit at Bricklands Weave BTO

Standing inside the unit looking outwards of the living room

1. Frontage of some units (Living Room windows and bedroom windows) are affected by the afternoon sun at an angle - especially on sunny days. 

2. For some units, can expect afternoon sun soaking into the master bedroom wall. Hopefully in the evening, this heat does not ooze out of the master bedroom wall into the bedroom. If so, the room may be quite warm.

3. Expect some traffic noise during peak hours of the day either along Brickland Road and Brickland Lane thus higher floors the better. For Stack #xxx, avoid low floors as this stack's frontage is close-by to the bus bay/ bus-stop. Where it may be possible to hear bus noises (if any).

4. Front door is in full view of the Lift Lobby. Thus if you or your family have a habit of leaving the front door opened all the time, then perhaps, these units are not great for you. Given that the front door area of such units are in full view of the lift openings and landing. 

5. Best to get a higher unit e.g. at 7th storeys or higher to either clear the Blk 417 Multi-Storey Car Park  (MSCP) and Blk 413's MSCP which is at least 9th storeys or higher.

6. High floors preferred (at least) 5th storeys and higher to avoid looking into the Precinct Pavilion (PP) or near-by to this PP. Where noise from activies especially funerals and funeral activies such as prayers can happen anytime. Even during occasions like Chinese New Year. In addition, higher up units may also be able to hear the sounds of religious ceremonies and or from Malay weddings (if any). Therefore, if possible the higher the better.

7. Stack/unit is sharing the block's Common Bin Lobby (CBL) - recycle and common bins. However for Stacks/units at #xxx, #xxx, #xxx, #xxx & #xxx's; these unit's front door has a view of the CBL.

8. Such a unit like #xxx has excellent external Shapes and Forms Feng Shui with lots of open space and allow for good unblocked views. However, one consideration is that this unit does get afternoon sun at the living room and bedrooms on sunny days. And often tend to be quite warm. If so, the next best is like Stack/unit #xxx that does not face the afternoon sun.

9. Unit in proximity and also have a view of the Brickland Weave's Pneumatic Waste Conveyancing System (PWCS) Central Bin Centre. For Stacks #xxx, #xxx, #xxx & #xxx generally no issue. As these stacks/units are buffered by Block 411B's 2, 3 and 4 bedroom types which are much closer to the PWCS. However, it might be an issue if somehow the PWCS was jammed like several in the past. And often takes months to be "repaired". Hopefully the downwind will not blow the "smell" towards these units - which can be unbearable.

10. No issue with unit sharing the same wall as the emergency staircase landing. Previously, got one request from a single mum with a daughter to avoid such a unit. Because she was afraid someone was hiding inside this stair-well and when she or daughter opens front door; someone might come out and rush into her unit. If you do not share this concern, then this is fine. A blessing in disguise is that such a stair-case structure adds rigidity to the unit - since it runs along part of the living room and entrance wall area.

11. One has to pass a passageway which is part of the sidewall of a lift's air-well. From a Feng Shui point of view, a lift i.e. "moving-metal" (causing vibration - although cannot feel) is constantly up and down all the time non-stop. Such "moving-metal" can often translate to poorer Feng Shui luck. Or rather considered less lucky especially towards the front door. 

12. Higher unit preferred. At least 4th storeys or higher to clear the 3/2 storey child care centre located at Blk 412.

13. These stacks/units are close to the two sets of entry and exits of Blk xxx. Thus there will be vehicle movements / noise and even headlights (at night). Therefore, best to avoid at least 2nd and 3rd storeys. Higher the better if you are selecting units from here.

14. The master bedroom of stack #xxx is closest to the Electric Sub-Station (ESS). In real life there are no know effects of anyone staying above or even near-by to an ESS. However, to "future-proof-the-resale-value"; safest to get a highest possible floor unit. Frankly anything 5th storeys and above is preferred. Fortunately a blessing in disguise this ESS is a low building of not more than two storeys high allowing "unblocked" views for most units under these stacks. For Stack 443 low floors, only the service yard is closer to this ESS. 

15. May expect construction noise & dusts for approximately perhaps 2 to 3 years at the neighbouring (opposite plot) off Brickland Lane that are reserved for future site reserved for school(s). Hopefully, these schools are either completed the same time as Brickland Weave to avoid this - if any.

16. This is not Feng Shui but based on personal preference (if any). For example, some Chinese especially the Cantonese may not like numbers like #04-xxx or #14-xxx. If in doubt, avoid getting such unit numbers. As this may affect future re-sale value - if any.
