Some time ago, I visited a client in Bukit Merah. As his HDB flat is more than 30 years old, he shared that almost every day, someone in his slab block is replacing floor tiles. The noise from these renovation works is, in his view, extremely difficult to tolerate.

Two years ago, I visited the Sky Habitat showroom. I was surprised that a large, designer condominium in a slab configuration, comprising two substantial towers, provides only ceramic floor tiles [not marble or granite].

In addition, there is a likelihood that, especially after the units change hands, some owners will replace these ceramic floor tiles. Given the number of units in each block at Sky Habitat, this may present a significant challenge for residents. If even one owner undertakes renovation works in the near future, I would consider it highly difficult to live in this development, and it would be a very unsatisfactory experience.

Sky Habitat is a residential condominium development in Bishan, Singapore, known for its “sky village” concept: two high-rise towers connected by multiple elevated sky bridges and landscaped sky terraces. The design emphasizes communal spaces in the sky, greenery, and airflow/light, aiming to create a more open, resort-like living environment while still being a dense urban project. It includes typical condo facilities (pools, gyms, landscaped grounds) and is notable for its distinctive architecture compared with many standard high-rises.

- Losses are persistent across long holding periods (many are ~6–8 years), indicating the resale prices in these cases did not recover to their entry levels.
- The largest % loss in the sample is 26 Oct 2018 (~22.7%), also the worst Loss (PSF) at $410 psf.
- The largest absolute loss is 29 Apr 2024 (-$685,120), even though its loss-per-sf is not the worst—suggesting it was likely a larger unit size.
