Star Buy Units in New Launch Condos

“Star Buy” isn’t an official or regulated rating. It’s a marketing label used in new launches to draw attention to certain units. Treat it as a cue to check the unit carefully—not as proof it’s a good deal.

A unit may be labelled “Star Buy” for two main reasons. Sometimes it’s genuine value: the price per square foot is lower than similar units, and the unit also has positives like a better facing, efficient layout, or a more affordable total price. Other times it’s a sales strategy to move harder-to-sell units with drawbacks such as west sun, low-floor issues, awkward layouts, or an unusually high total price. In these cases, a small “discount” plus the label creates urgency.

To judge if it’s really a good buy, use this simple 5-point check. First, compare the PSF to similar units in the same stack real “Star Buys” should usually be cheaper, not the same or higher. Second, check the facing and surroundings: north/south is often preferred, while west sun, pool noise, or carpark views can reduce comfort and rental appeal. Third, look at floor level: mid/high floors tend to be more desirable; very low floors often have privacy and noise trade-offs. Fourth, assess the layout—avoid wasted space and odd room shapes. Fifth, look at the total price (quantum): a unit can be “cheap PSF” but still hard to sell or rent if the overall price is too high for most buyers.

A couple of extra signals can help. A meaningful discount compared to similar units is more convincing than a token 1–2% reduction. Also consider stack position: corner units often have better light and privacy than middle stacks.

Be cautious if the “Star Buy” is west-facing with no mitigation, very low floor in a tall project, discounted too little to compensate for obvious flaws, the only leftover unit type in an otherwise sold-out stack, or an oversized high-quantum unit with weaker mass-market demand.

Bottom line: a “Star Buy” can be a real opportunity if it performs well on these checks—especially if it’s clearly cheaper than comparable units and sits at a market-friendly total price. The label alone should never be the reason you buy.
