The Big Deal

The Kingsford Group is buying the Tan Boon Liat Building in Singapore for $950 million. This is a "collective sale" (where all the individual owners group together to sell the whole building), making it the largest property deal of its kind in 2026. The price is slightly lower than the original $1 billion asking price.

What Happens Next

The sale isn't 100% final yet. It still requires formal approval from at least 80% of the building's current owners, as well as a green light from the Strata Titles Board.

Why the Building is Valuable

Currently, the site is a 15-storey aging industrial warehouse. However, its real value comes from its prime location right next to the Havelock MRT station and its potential for redevelopment. The government has indicated that the land can be rezoned from industrial to residential. This means the buyer can tear down the old warehouse and build twin residential towers up to 48 stories high, with shops on the ground floor.

What This Means for Future Buyers

Because the property is currently zoned as "industrial," the developer saves money on certain property taxes (like the Additional Buyer's Stamp Duty). However, they will still have to pay fees to change the zoning to residential and cover high construction costs. Based on industry estimates, when these new freehold apartments are eventually built and put on the market in a few years, they could sell for around $3,400 to $3,560 per square foot.
