These days, some of the most important considerations include: 1. If the unit does not have an indoor rubbish chute, check where the central rubbish chute is located. 1.1. Some new developments now offer two types of rubbish chutes: one for general waste and one for recycling. 2. There was a recent case where someone bought a “premium” unit and later found a rubbish chute right next to their main entrance door. 2.1. Even if this isn’t poor in terms of Shapes and Forms, it can still impact the future resale value of the home. 3. Other things to consider include where the afternoon sun falls, Eight House or Flying Stars suitability for the breadwinner, and related factors. 4. For low-floor units, especially those on the 1st to 3rd storey, be aware of sharp roofs from clubhouses or function rooms. These create sha qi, which can be difficult to fix. It’s not possible to completely shield the frontage of the flat. 5. Don’t overlook the location of the barbeque pit. Imagine on a Friday evening, weekend, or public holiday when the smell of barbequing can reach your unit. 6. Consider if the unit is located near or facing the guardhouse, drop-off point, or vehicle entry/exit ramps. 7. Also check if the unit is near or facing the central rubbish bin centre or transformer room. Unit located or facing the guard-house, drop-off point and vehicle Entry / Exit ramps. 7. Unit located or facing the central rubbish bin centre / transformer room. To name a few.. more... Photo of the dining pavilion with the BBQ area arranged like a maze. It appears that the roof of the pavilion is made of individual planks, and these planks point towards a unit on the second storey. This could become a potential poison arrow directed at the windows or balcony of a unit, most likely the balcony area of Block 22, stack 21. For the windows, you could install curtains or blinds, although for stack 21, this may not be necessary since the planks do not seem to extend towards the bedrooms. If the poison arrow is aimed at the balcony, it’s not practical to keep the balcony windows shut and the curtains or blinds drawn all the time. But if the poison arrow is aimed towards the balcony; it is impractical to close the balcony windows shut all the time. Not only shut but also curtains or blinds drawn down. For example, tree “A” has an exposed trunk, which can be considered a poison arrow. 2.1 However, if the tree trunk is parallel to a wall of the unit—such as being sandwiched between the living room and bedroom walls—then this is not an issue. 2.2 If the exposed tree trunk is positioned close to, or facing, the living room balcony, it might be considered sha qi or a poison arrow. 3. Tree “B” is a frangipani tree. If you look at the photo illustration, this tree has a short stump and dense foliage, so it is not a threat. 4. Please take a look at this kitchen layout plan. 2. While the sink and stove should ideally be separated or kept a distance apart—such as around 60 cm if they are on a straight line— 3. In this layout (PH11), the stove and sink are positioned on separate islands. In theory, this is a good or even excellent arrangement. 4. However, after cooking, you often need to carry items like a wok to the sink for washing. This design does not provide a smooth workflow. 5. Some owners choose to remove the kitchen door, replace it with a sliding door, or install a barn-style door on the exterior wall of the kitchen. 5.1. It’s important to be cautious with these changes. Since the stove is located near the kitchen entrance, windy days can pose safety hazards depending on how the wind flows. 5.2. For example, if someone—especially a child—walks into the kitchen while strong winds blow toward the entrance, it can be dangerous. 5.3. If strong winds come in through the kitchen, with either a sliding door or no door, a wind vortex may blow hot air toward anyone standing in front of the stove. 6. There is also a risk of the flame going out on a gas stove due to gusts of wind. Please refer to the sample layout for type PH10. 2. In this illustration, the TV console is intentionally positioned on the same wall as bedroom 4. 3. Based on the layout, it appears that the wall between the living room and bedroom 4 is a solid concrete or pre-cast wall, rather than a dry wall. As a result, there is less concern about mounting a TV on this wall and EMF radiation affecting the other side, specifically bedroom 4. 4. N1 orientation features the auspicious double 8 stars at its frontage, making it especially favorable if there is a water feature present. The most auspicious stacks are #33, #34, #35, #40, #41, and #43. It is ideal if the master bedroom is located in the northeast sector, which benefits from the positive star combination of MS#6 and WS#1. A bedroom in the east sector is also favorable, especially if used as a study. Other sectors may have inauspicious stars and could require remedies. For S1 orientation, stacks such as #03, #04, #05, #09, #10, and #11 have the combined wealth stars MS#8 and WS#8 located at the rear of the unit. Unfortunately, these stars are often in the kitchen and yard area. It is beneficial if a bedroom is located in the east sector, as this is good for studying. Occasionally, the North compass marking on the sales brochure may differ from the markings on streetdirectory or onemap.sg. The sales brochure’s North marking can sometimes be inaccurate. 2. I compared both the streetdirectory and the sales brochure for Bedok Residences, and both confirm that the units face either the Flying Stars N1 or S2 directions. 3. If you’re interested in purchasing a new stack or unit, always verify the direction using a street directory, whether it’s a paper copy or an online version. 3.1 Even if the block outline hasn’t been drawn on the street directory, you should still be able to find the correct direction for straightforward site plans like Bedok Residences.
