Staff Cecil Lee Posted February 3, 2017 Staff Share Posted February 3, 2017 The Clementi Canopy Condo by UOL Basic Facts - Type: Private condominium - Location: Clementi Avenue 1, District 5, Singapore - Tenure: 99-year leasehold - TOP (completion): Around 2019 - Developer: UOL Group & United Industrial Corporation (UIC / SingLand) - Units: About 505 units in two 40-storey towers - Unit types: Mostly 2‑, 3‑ and 4‑bedroom apartments (no 1-bedders) Notable Points - Construction innovation: - One of the tallest concrete PPVC (Prefabricated Prefinished Volumetric Construction) residential projects in the world at the time of completion. - Built with modular pre-fabricated units, which increased construction speed and consistency and reduced on-site noise and waste. - Design & environment: - Strong focus on a “canopy”/resort feel: extensive greenery, tree-lined landscaping, and pool-centric common areas. - Facilities typically include multiple pools, gym, BBQ pavilions, function rooms, and children’s play areas. Location & Surroundings - Transport: - Near Clementi MRT (East–West Line) and Clementi bus interchange (not right next door, but a short bus ride or a longer walk). - Good access to AYE (Ayer Rajah Expressway). - Schools & education belt: In a popular education cluster with: - Nan Hua High School - NUS (National University of Singapore) - NUS High School - Singapore Polytechnic - Pei Tong Primary and several other schools within a short radius This gives it fairly strong appeal for families and for rental to students/academic staff. - Amenities: - Close to Clementi Mall, 321 Clementi, neighbourhood shops, markets, and eateries. - Short drive to One-North, Biopolis/Fusionopolis, and to West Coast / Pasir Panjang business areas, so it’s convenient for professionals working there. Property / Market Angle (high level) - Positioned as a mid–upper mass-market condo in a mature town with strong school demand. - Demand tends to be supported by: - Proximity to schools and NUS - West-side employment nodes (One-North, Science Park, NUH, NUS) +++ The initial compass readings based on the Sale Brochure of The Clementi Canopy shows that this developments stacks either face NE1 (23 degrees) or SW1 (203 degrees). The main concern is that just 0.5 of a degrees or more and the facing changes to either N3 (e.g. 22.4 degrees) or S3 (e.g. 202.4 degrees) facing. The next few reviews, I will try to counter check it with streetdirectory.com. As the outlines are not up yet; but at least see if the sales brochure is "in the right direction". Staff Cecil Lee Posted March 30, 2017 Author Staff Share Posted March 30, 2017 NE1 facing: Tower 16: with stacks 02, 03, 04 and 05 with Tower 18: 08, 09 & 10. These stacks has the auspicious water wealth #8 star at the frontage. Particularly stack #08 is considered the most auspicious. Thus, units with water position at the frontage (balcony side) can enjoy good Feng Shui. If so, the sum-of-ten can be activated for : Health, wealth and family luck. If the unit is not facing a water position, then best to place a water position at the balcony area to activate the luck. On the downside; the other sectors in such a home has bad stars that best to be disarmed or neutralised. SW1 with Tower 16: 01 and 06 and Tower 18: 07 11, 12, 13. As the water wealth #8 is at the frontage; water at the frontage is good. It will be advantages if the unit faces a pool of water especially stacks 01 and 06. Or alternatively activate a water position at the balcony area. As such overall, the unit can activate the sum-of-ten. Need though to disarm bad stars in many sectors of the home. To disarm health related considerations.
Staff Cecil Lee Posted March 30, 2017 Author Staff Share Posted March 30, 2017 Nan Hua High School's Block 41 has a roof-line that could be a potential poison arrow aimed towards The Clementi Canopy's Tower 16's specific storey. Depending on the height of each individual storey of either Nan Hua High and The Clementi Canopy; it may slice towards one of the storeys. Best to see that it is not a threat; if one collects the keys and suddenly confronted with a flat roof-line. Sample shows the recently launched Park Place Residences roof-line. A visit to the site (Clementi Avenue 1) should give a good indicator of the sha qi (poison arrow) if any from the roof-line. Such roof-lines symbolises a blade. Hopefully, it is not aimed towards a unit's wndows or balcony openings (if any).

Staff Cecil Lee Posted April 21, 2017 Author Staff Share Posted April 21, 2017 The Clementi Canopy Please note that Choice 1 to 3 is not shown. Staff Cecil Lee Posted April 7, 2018 Author Staff Share Posted April 7, 2018 With unsold units and nearing completion. The agents for this development screams: “Expected TOP is next year. Staff Cecil Lee Posted May 28, 2018 Author Staff Share Posted May 28, 2018 Then and now... There was once a Jubilee School. Today, the school disappeared and Jubilee Road becomes a dead-end road due to the AYE. The area where The Clementi Canopy is was once a busy hub. And there was once a circus connelecting Clementi with West Coast... Zoom out of the above map:- Today, this development is surrounded by good schools...provided can get in...nevertheless good resale potential other than those units near to the expressway plus afternoon sun.. Staff Cecil Lee Posted May 4, 2019 Author Staff Share Posted May 4, 2019 Tender for this plot of land on Clementi Avenue 1 closes on 3 July 2019. It’s a fairly sizeable piece of land. This plot sits between HDB Clementi Peaks and The Clementi Canopy. This basically means there will be noise and dust if your stack and unit are right next to this development. This is the border between HDB Clementi Peaks and this URA Sale site... I’m standing within this plot, looking toward the southern fringe of HDB Clementi Peaks: I’m here on this plot of land, looking over towards The Clementi Canopy: Panorama view: on the extreme left is HDB Clementi Peaks, and towards the right is The Clementi Canopy, with a sizeable plot of land in between. Staff Cecil Lee Posted July 17, 2019 Author Staff Share Posted July 17, 2019 What if a client wants to carry out the first-time open door procedure earlier and invites me to help out? That’s why it’s good for me to be at the development at around 7:30am. 1. Often in the above senario, condominium guards are often very suspicious of visitors arriving so early. 2. Thus, it is good that The Clementi Canopy (TCC) has this... 3. Step 1: Resident/Owner initiate a QR code invitation:- 4. Step 2: Invitation received and visitor's details are entered in a form. I did not manage to print out this form. (The form actually asks a few questions like your e-mail address, how many adult and child visitors on that day). I think also the HP number - which I forgot to input.. LOL Step 3: TCC sents out an invite as follows to whichever e-mail account that you had provided to it:- 5. That's it! 6. More... the above invite has a url link to click on this link below:- 7. So, how did things go at the Guard Room? Did the guard(s) actually scan the QR code? 8. It was quite funny. Instead of writing down the usual unit address, my mobile number and name on their standard A4-sized visitor log sheet, the guard just had a stack of blank paper. 9. Just like the first few times I went there, they asked: HP number? Name? Unit number? And once I read out all the details, they told me... 10. From high tech back to low tech… LOL…. 11. The good thing is, at 7.30am, I wasn’t questioned about what I was doing at TCC so early, nor was I told to wait for the resident/owner to arrive (especially since not many have moved in yet...) P.S. For privacy, all personal details have been covered with YELLOW highlights.
Staff Cecil Lee Posted July 17, 2019 Author Staff Share Posted July 17, 2019 1. (Below url link) While the Intercom system where users have to register their HP numbers usually two HPs is already happening even before Northwave... 2. In fact this intercom system has been in use for many years especially in many small private developments which does not have any guards in their compounds. 3. Since these developments are small, with only around 23 to 55 units, many of them are located in private estates such as Katong, Pasir Panjang, Telok Kurau etc.... 4. Many small private developments can afford this telephony system, as it offers the benefits of both efficiency and security (no need for a security guard on their premises). 4.1. However, unlike a wired dial-up system connected directly to each individual unit, this system depends on the age of the development: it may be using GSM/2G/3G/4G and now even 5G. 4.2. Today, the system can only support 3G and upwards. 4.3. So, what are the hidden costs, if any? Since TCC only has two blocks, 16 and 18, it may be less costly, as each system still has to be tied either to a landline or to a cellular system. 4.4. Whenever a visitor initiates a “call” on the intercom, the telephony system is actually dialling out to the respective resident (two of them). And each call may be charged, or there may be a monthly limit. 5. This means that the more visitors use the telephony system, the more the phone bills may, erh, keep piling up... 6. Some of the condos in recent years that use this system are The Trilinq and The Venue. These developments have only a few blocks. Unlike the newer mega condos such as Treasure at Tampines, perhaps due to competition, cellular bills are, erh, going down...

Staff Cecil Lee Posted August 16, 2025 Author Staff Share Posted August 16, 2025 CAVEAT THIS IS NOT FENG SHUI ARE YOU INTERESTED IN BUYING A UNIT THAT FACES A HIGHWAY? There have been multiple occasions where clients have shared that during their visits, the noise levels were not particularly high. Regrettably, they perceived that on the day of their visit, such as typically on a SUNDAY or during PUBLIC HOLIDAYS, the traffic noise was significantly reduced. This led them to feel somewhat reassured that these units might not be excessively NOISY. I encourage you to conduct your due diligence in this matter.
