The land is characterized by its long and narrow rectangular shape. Prior to 1995, this area was referred to as the Rose Garden, a name derived from the plant nursery that once operated on this site. +++ This map indicates that Marine Parade has yet to be established. The circle leading to the reclaimed land of Marine Parade is also not prepared. Additionally, the sea view hotel was situated near the shoreline. \ +++ At that time, The Seaview Hotel was present. Additionally, multiple supermarket chains opened and subsequently closed at Amber Place. As Amber 45 is not a landed property (low rise) but a condo development or high rise. Personally, this Amber Road is often a bottleneck road where it is one of the main arterial road towards Marine Parade Road. With vehicle traffic plus buses plying this road and the circus; the entrance into this development is not fantastic. Or rather may be a put-off as compared to condos like The Esta etc.. Staff Cecil Lee Posted August 16, 2018 Author Staff Share Posted August 16, 2018 The significance of location is diminished due to the Amber Road / Amber roundabout / Marine Parade Road: the combination of Parkway Parade with Marine Crescent and other private developments creates significant travel difficulties on these roads during peak hours. Typically, the usual peak times, such as mornings and evenings, exacerbate the traffic congestion towards the Town centre / Parkway Parade, resulting in a challenging situation! Furthermore, the development's prominent entrance is situated near Amber Road adjacent to Amber Gardens. The sole appealing aspect is the current emphasis by numerous individuals on the value of Freehold properties compared to those with 99-year leaseholds... However, this does not take into account Feng Shui principles, though. In my opinion, I would still favor other developments in Katong, particularly those situated along Koon Seng or in the area between Koon Seng and East Coast Road. This is due to the numerous entry and exit options available along the various grid roads in this vicinity. Similarly, I am not in favor of a residence directly off East Coast Road, such as Jago Close or Sea Avenue. They face the same challenges as those encountered by Amber 45. A central rubbish collection centre / rubbish bin collection point 8.2. Power Sub-station. Every development usually has one or more of these depending on the size of the development. 8.3. Design of club-house roof-lines / trellis / gazebo / pavilion. Are the designs a "threat" e.g. with spikes or like a razor's edge? Usually these are aimed towards lower storeys. 8.4. Any poison arrows in the form of a sharp corner of another block of neighbouring stack aimed towards one's balcony (hard to cure) or towards one's windows (if any) 8.5. Location of areas like BBQ pits and any impact e.g. the smell from these pits towards a unit.. especially low storeys such as #01 or #02 first or second storeys 8.6. Any tree trunk aimed towards a lower unit e.g. #01 or #02. Unfortunately it may be too late; especially if the development is under construction. 9. There are lots more considerations... 9.1. Keep in mind that while a geomancer may deem this development favorable, the quality of a unit also relies on its specific location within the development. 2. Is your potential unit under the Good, the Bad or the Ugly? 3. Consider this scenario: the unit resembles a dilapidated 1,000 cc car that has seen better days. Not even a skilled Feng Shui Master could transform it into a desirable unit! 3.1. By the way, (above) this falls under Habit Number 11. 4. Under Habit 1, one possibility is by ranking one's bedroom type by stack/unit: 1st choice, 2nd choice etc... 4.1.
