Part 2: Case Study of Precinct Pavilion

1. This mainly comes down to common sense. Many knowledgeable or experienced homeowners and Feng Shui masters often recommend considering these factors when buying a home.

2. If your unit has a full view of the precinct pavilion, you cannot prevent events like wakes or funerals from occurring, even on special or auspicious days, such as Chinese New Year.

3. There is no way to know or stop a funeral from happening, even on important days like the 1st or 2nd day of Chinese New Year. Imagine celebrating the occasion in your living room and having a direct view of a yellow or white tent outside.

3.1 It can be even more disturbing if funeral rituals, such as ringing bells or chanting, happen near your bedroom or living room on certain days of the year.

3.2 In HDB Tampines Dew, Block 647A, stack 193—especially on the 2nd and 3rd storeys (units 02-193 and 03-193)—the living room, bedroom two, and master bedroom all have a direct view of the precinct pavilion.

3.3 For units on the 2nd, 3rd, or slightly higher floors, pay attention to the roofline of the precinct pavilion. Depending on the design, it may cut across the window openings of your unit.

3.4 For lower-floor units in stacks 191, 107, and even 105, it is best to avoid purchasing these, as you may still have a view of the precinct pavilion from inside the home.

Part 3: Case Study of the location of the central rubbish bins.

1. Most new HDB flats now have two rubbish bins. At HDB Tampines Green Dew, these bins are placed side by side within the rubbish bin well.

2. It is advisable to avoid choosing a unit that is next to a rubbish bin or has a main door facing the rubbish bin area or rubbish chutes.

3. In this development, the planner generally did a good job with the layout.

3.1 The exception is Block 648A stack 125 and Block 648B stack 151.

3.2 Where the main entrance doors of stacks 125 and 151 open towards a view of the rubbish bin centre and the side-view of the outer most rubbish bin.

4. The good news is that, apart from these two stacks, the other stacks in this development do not have this concern.

5. This is because there is a stigma attached to it. Imagine how you might feel if visitors—whether friends or relatives—later told you that your unit’s location is not ideal.

5.1 In the future, if you decide to sell the unit, potential buyers may be worried about this issue. Some might even bring a geomancer to assess the property, and if the assessment is negative, it could affect the sale.

Part 4: Poison arrows such as sharp corners of neighbouring blocks aimed towards a stack/unit

1. This is hardest to cure especially if it is perpetually aimed towards one's opening such as the living room windows. As one cannot be expected not to open the windows or have to draw the curtains 24/7!

3. Cannot know accurately for sure if it is a poison arrow (if any).

3.1. As ideally, one should be standing inside such a unit e.g. say #08-145 and stand at each of it's windows to look out to see if the corner of say stack 179 is a poison arrow or not.

4. As for the pink arrow: again, have to be on-site to determine if the roof of the drop-off point or the pavilion slices into a unit's opening or not and at what level. If the roof-line cuts a solid wall and not a unit's window(s) is fine or no issue.

5. Circled in blue means no threat at all.

6. Best to avoid booking such a stack or unit (if one wants to play safe.) As mentioned earlier, the only surest way to confirm is when the development T.O.P. and one can be physcially on-site to assess the situation (if any).

Part 5: Male Breadwinner and the inauspicious Fire at Heaven's Gate

1. Search this forum for "Fire at Heaven's Gate" for more information.

2. Generally, having a kitchen—especially the stove—located at the NW cardinal point is considered inauspicious for the male head of the household. This placement can have negative effects on him.

3. In Feng Shui, the NW area is associated with the Heaven sign under the Ba Gua Trigram, and also represents the male elder of the house.

4. Simply put, placing and using a stove in the NW sector is believed to burn away one's Heaven luck, leading to bad fortune and potentially affecting the male-head’s career.

5. With extensive experience in reviewing units, I can readily identify stacks or units where this concern exists and highlight them to potential buyers.

6. For example, in HDB Tampines Green Dew, stack 173 has the kitchen situated within the NW sector, as shown below.

There are other stacks/units with the same concern. But I will just stop, here. This being one of the example.

Yes stack 183 has afternoon sun. No, the kitchen is not at NW for this stack.

Thanks for your prompt reply. So stack 183 is directly a afternoon sun or partial? Sorry to be so precise as I am worried my mil will make a fuss on it. 

And also once I am ready to kove in, if I were like to engage your service, must it be before or after renovation?

Good news is only to the Service Yard & Air-con ledge. The shared wall with the master bedroom may not be affected.

Thus can be a blessing in disguise. As the yard area is one where many don’t mind having the afternoon sun. No need to buy a dryer for clothes. Let the natural sun to do so.
