Part 2 - Case Study on HDB Tampines GreenFoliage Precinct Pavilion

1. In my opinion, the planner of this estate did a reasonably good job in the placement of it's precinct pavilion.

2. As the precinct pavilion is quite centrally located; and some thought in it's placement. Such that no stacks direclty faces into the pavilion.

2.1. Though cannot help it if stack like 17 has a side view of it.. if so, avoid taking up units 02-17, 03-17, 04-17 and even if possible aboive 05-17.

2.2. Stack 93 is quite a distance away. But if possible, try not to purchase stacks 02-93, 03-93, 04-93 or 05-93 so that there is no possibility of peering into the precinct pavilion.

Below: A well thoughout location for the precinct pavilion. The precinct pavilion sharing the same space with the drop-off point is another nice-touch or good flow.

Part 3 - Case Study of Central Common Rubbish bins

1. Nowadays all new HDB flats have two bins: a common bin and another recycle. In this development, they are side-by-side with each other.

2. The planners of this estate did a good job as they are not only centrally located beside one of the three lifts but also no unit's main door faces it both directly or diagonally.

3. Thus for this development, only low storeys like #02- one should consider avoiding have such a unit close to the location where the rubbish trucks would come-in and take-off the rubbish. I would avoid units like #02-41 or #02-27 etc..

Below: This development's central rubbish bins are shown in red circles..

Although the majority applies to a condo unit, but many of what to look out for above also can apply to BTO flats.

Part 5 - For a male breadwinner, it is less than ideal to select a unit with the kitchen at NW sector.

1. Do a search in this forum for " Fire at Heaven's Gate ".

2. Generally, a kitchen especially if a stove is directly at the NW cardinal point will be inauspicious for the male-head of the house. Typically this can affect him.

3. This is because NW under the Ba Gua Trigram belongs to the Heaven (sign). And NW also represents the male-head elder of the house.

4. Thus in simple terms: turning on a stove at NW will burn one's Heaven luck = not lucky and also may affect the male-head elder's career.

5. If you have done so many review as I have, even in a ranking exercise; I can pick out stacks/units in my mind that has this concern. And flag it to the potential purchaser.

6. Thus for this development, I randomly picked one example. Here, stack 87 as shown below has the kitchen within the NW sector:-

7. Mind you, there are lots, lots more of similar stacks with kitchen at NW sector in HDB Ubi Grove = caveat emptor.. let the buyer beware!

Part 6 - Poor Shapes and Forms of Stack 89

1. Under Shapes and Forms Feng Shui stack 25 can be considered as a Sha Qi or "hammer-head or pistol head aimed towards stack 89.

2. Thus stack 89 in the above description can be considered inauspicious of the way stack 25 is positioned as shown, here.

3. Another consideration is that stack 89 shares the same wall as the TWO lifts of Block 646A. With the lifts moving up and down.. there maybe the faintest vibrations although not detectable by human observations.. can be a potential sha qi.

The Tapestry also has different set of Sha Qi where a unit is facing another stack
