Based on the above Estimated Completion Date, under Flying Stars Feng Shui; this development would have been completed under Period 8.

But when we prepare an individual Feng Shui Chart, will certainly discuss especially the wealth luck also from 2024 onwards, due to a change of Qi.

Part 2: For staggered Stacks/units such as #21 is set-back further than a neighbouring unit like #31 may be affected by the glare bouncing off the side-wall of #31 especially if one is too close to the window area:-

1578733881_TownerCrestcomments1.thumb.png.93182b357d4335ff52e09a8f6aba2842.png

1. Similarly in the morning stack #27 may be affected by glare coming off from the side wall of stack #25.

2. Other stacks highlighted in yellow such as #27 and #45 may also be affected by the glare bouncing off the side walls of neighbouring stacks. For stack #45 this is in the morning.

3. For stack #29 in green, not the glare but especially in the master bedroom or other bedrooms, and if one were to turn one's head to look to the left, one may somewhat see into the service yard of stack 43.

4. For stack #41, it is more about looking into the service yard of stack #39.

Part 3: Any concern with the Kwong Wai Shiu Hospital & Sikh Temple?

268081051_TownerCrestnKWONGWAISHIUHOSPITAL.thumb.png.90ee96a2c95bb27401aa6b054e5be5fa.png1. Kwong Wai Shiu Hospital

1.1. In theory, the main concern is the location of the Pathology Department and the holding area of the deceased.

Here, these two areas (which can be the same or close-by to each other). If so, best that one's home is not close-by to them.

1.2. Fortunately, as one can see the planners of this development has taken due consideration and placed the Multi-storey car park (MSCP), ESS, Precinct Pavilion, CCC etc.. as a buffer between the HDB flats and the hospital.

2. Stigma of one's home looking towards a hospital.

2.1. Unfortunately, there is always a group of persons or their loved ones who are superstitious and find it inauspicious for one's home to have a view of a hospital. If so, very difficult to convince such persons to look the other way. Hopefully, this is just a small group of persons.

Below: Photo taken at Khoo Teck Puat Hospital looking towards Adora Green BTO:

837833812_adoragreen1.thumb.jpg.9cab5620b779e65a8a40bbbe0fe1888e.jpg

2.2. I can recall DBSS HDB Adora Green.  Two stacks of Block 348A were the highest priced stacks/units in this development. As it faces Yishun Pond but also overlooks Khoo Teck Puat Hospital (KTPH). The difference of course is the Hospital is like a kilometre away! Nevertheless, these stacks/units overlooks KTPH.

3. This photo (see below) is of Singapore General Hospital. Showing an example of the most inauspicious place at a hospital to avoid: Mortuary.

2B9E0E5A-425D-4277-B755-57F87D09E54A.jpeg.69c2978c738ceeab65e2f967a9514c5e.jpeg

Every Hospital has one.. just that some are less pronounced.

P.S. For SGH, other than the nearby Clubhouse (where a client of my has a restaurant called Ka Soh with a michelin star award) no other living quarters are near to this block 9, the mortuary.  Please note that SGH had recently gone through tremendous make-over. Thus things may have changed. As this resource was at least 6 years old!

3. Silk Temple407294107_TownerCrestnsikhtemple.thumb.png.f56b40ce08d99233aaf3f9a43f901935.png

3.1 The planners of this development also most likely took this temple into consideration. As such no stacks/units directly face the temple.

3.2 The only stack/unit that has a side-view glance of the temple is stack 33. Otherwise, stacks 35 and 45 are also not directly facing it.

4. The spine or the tip of the roof-top of the Silk Temple cannot become a threat to any of the units in this development: given that none of the stacks/units directly face the building.

Part 4: Any concern with the MRT station Entry / Exit across the road from this development?Towner Crest and Boon Keng MRT station.png

1. No. As this train tracks are underground and the movement of the trains deep down under is not directly below this development.

2. Of course, it is a bonus to have an MRT at it's door stop and this is not a Feng Shui consideration.

Part 5: Common sense Feng Shui: Dusty and construction noise during the construction period of the site reserved for future high-rise residential development

280649895_TownerCrestcommentsfutureconstructiondustandnoise.thumb.png.63d363a5398207c4faac3b38c071b085.png

1. Two stacks : 21 and 23 are the closest to this future site. Thus may expect between 2 to 3 years of dust and construction noise.

2. Stacks 25 and 31 are the next closest so may also be affected especially by construction noise during such a period.

Part 6: History of HDB Towner Crest BTO site:9BDADFC5-D0FE-47D8-84F9-30C66C0693DF.thumb.jpeg.d8c702b40e5dfbe55154120baf4739fd.jpeg

1. In 1966 this site consists of two schools: McNair School and Griffiths School.

1.1 There was a road called Bajerai Lane. And only in the 2007, one can start to see that this road has been demolished.

1.2 And in it's place the Central Sikh Temple sits on this road:-

2. By 1984, the Griffiths School was torn down and this plot became a vacant land. While McNair School has been changed to McNair Vocational Insitute. A forerunner of today's ITE:-

In151FB3DB-1ACF-4E91-B3EA-6B2A3C0F4D3C.jpeg

3. In the early 1990's, McNair School, then McNair Vocation Institute was renamed as ITE Balestier (Campus 2).

3.1 While a new school: MINDS - Towner Gardens School was developed on the former Griffiths plot of land:-

4. By 2007, both ITE Balestier (Campus 2) and MINDs school was torn down and the combined plot was vacant until today, where it is going to be developed into HDB Towner Crest BTO.

4.1 The Central Sikh Temple is a pretty recent addition to the area:-

C7AF10D0-D09D-4F6B-BAA3-B8DFD65309E6.jpeg

Through 1966's map one common denominator is the Kwong Wai Shiu Hospital and Nursing Home. This site has not changed at all.

But today, if one pass by the site, the Hospital and Nursing Home has had just nearly completed it's renovations and upgrading work.

Hi Master Lee, Could you share some lights on which block will get mos west sun.

It seems that those living room and bed room that face the cit and south direction will get sun on certain months

Part 8: These are some considerations on afternoon sun

A. Reply: You are absolutely right. Not only south facing side gets afternoon sun. Not direct sun but unfortunately all YEAR round!

B. Usually for six months, the afternoon sun will follow the compass cardinal point with exact 270 degrees alignment.

C. But as the earth axis is tilted at 33 degrees; the next six months, this alignment often even enter "deeper" into the frontage area!

D. Thus for South facing units.. there is literally no where to hide from INDIRECT afternoon sun..

1050471067_TownerCrestandafternoonsun.thumb.png.471a57fbbcea15d3856457b696036d74.png

1. Depending on hot sunny the day is + how thick or insulated (if any) of the master bedroom wall, stacks like 21, 23, 31, 39 and 43 may get their master bedroom wall "soak" in afternoon sun as shown in the RED line.

175839067_TownerCrestnafternoonsun.thumb.png.45353cf6d8eb42f84cf8166b64ab1ed8.png

2. The purple line shows that for very much of the whole year, the frontage. The frontage, here refers to areas like the master bedroom and other bedrooms and the living room window area. Thus stacks like 21, 31, 39, 41 and 43 can be affected by afternoon sun. Often, the walls soak in the heat and in the evening the heat may ooze out from the interior walls.

2.1 The upper part of the frontage are mostly windows. Windows do absorb heat.. often films such as those that can cut out 99% of the UV is a consideration. If not, often when we get home from work, the room may feel like a "greenhouse" which may trap in heat. Fortunately, glass dissipate heat faster than walls. Walls literally soak in the heat...

3. Site A: "Site reserved for future high-rise residential development691759534_TownerCrestnafternoonsun1.thumb.png.e81011427f2f836c2aaa7e26a53c1757.png

3.1. Hopefully in the near future: depending on how the blocks in this development [on the left or Site A] is laid out. Plus how high each block/stack are;

3.2. And that since this development is exactly west of Towner Crest; let's hope that the blocks are sufficiently high to shield this development's frontage and even master bedroom walls. However, it also depends on the level of one's unit at Towner Crest.

Part 9: Towner Crest and Electrical Sub-Station (ESS) and for stacks 39 and 43... in the future re-sale.. please don't LOW BALL!

984987191_TownerCrestandESS.thumb.png.26d5fc812ee9b926370c9ff857d3330f.png

1. In real life, looks like both ESS is hidden from view of stacks 39 and 43.

2. Furthermore, the two ESS are considered a safe distance away.

3. Thus, there shouldn't be any excuse by any one to relate the ESS with either stacks 39 nd 43.

3.1 By the way stack 39 is not even facing the ESS. Just that it is the closest to one, that's all.

4. Therefore, in the future, can ignore low-ballers when it is time for re-sale of the home.

5. In fact, the most glaring is low storey stack 41's living room has a partial side view of the ESS attached to the MSCP.

In bold Blue:-

35798261_TownerCrestandESS1.png.1f1148ab3d01e3b744db10d7fdd38579.png

5.1 Else the lifts at MSCP and the two staircase act as a buffer, here.

Hi Master Lee, Thank you so much for the explanation. Therefore it seems facing the north is still a better choice. Tho Sun travel around, Bedroom that face north will get WEST SUN from this period. APRIL TO OCT before SUN shift toward south west.

Is either you get more sun with city view or less sun with no view LOL..

Have a great weekend Master Lee

Actually the bedrooms/living room windows that face North [Stacks shown in White - with the exception of stack #23], will never get WEST sun. Learn why:-

Towner Crest - morning sun.png

They get indirect EAST or rising sun or morning sun. This is fine by all accounts. Translated to "No major issue, lah!"

By afternoon, no longer “hot, hot, hot”.

How about me! Mine is Block 149A stack #23...

509600591_TownerCrest-morningandafternoonsun.thumb.png.9ac23d547413394c75fbe7650f772210.png

"Let's pray that afternoon sun does not soak into the master bedroom wall. And equally, in the future, the empty plot to the left of my development has blocks that help to shield the wall..."

Passer-By over-heard: "Hey! Whose going to pray for you! If you want, go pray by yourself!" LOL LOL LOL
