Case Study 1A: What happens if neighbouring blocks/stacks are not parallel to each other?

1. This can result in Sha Qi or poison arrows from neighbouring block/stack/unit.

Case Study 2: Is it okay for HDB Sun Sails stacks #131 and #133 facing this "junction?"image.thumb.png.9f12465d86e146828161baa1727c7adb.png

1. The above site map can be misleading especially since it does not show the whole picture:-

2. These two stacks are further enveloped by a slip road (in blue) and thus in this instance is not really at the fringe of a cross junction:-

3. In a similar vein, these stacks of HDB Block 302 Canberra Road although in theory faces a traffic cross-junction, but it is also buffered by a slip road of vehicles turning from Sembawang Road towards Canberra Road.

4. In another thread of the Prive EC at Punggol, I had mentioned that previously, I had a client who had moved-in to a unit that is facing a cross-junction.

5. This client mentioned that at times, it was quite scary to hear screeching brakes. And sometimes even the sounds of colliding metal. 

6. It is not like such vehicles can fly into his unit. But rather, a feeling of unease and/or hopefully no one gets hurt.. sort of thing, that's all!

7. During the last HDB BTO launch in August, we also see Urbanville @ Woodlands stacks #207, 209, #355 and #357 which also in theory faces a cross-junction. But the fact is that these four stacks are literally buffered by the 2/3 storey MSCP that has an SM and FA/F incorporated with it:-

Case Study 3: Is it a good idea to have my unit facing existing private housing?

1. Okay for once, lets not consider the drainage reserve.

2. Stacks like #261, #259, #267, #267 and more faces either the yard or the side of landed homes.

2.1. It is actually not a bad thing especially if one is able to purchase a higher floor unit. Else often at lower floors one has to be extra careful of facing the 2nd, 3rd floors of such homes or even meet with the roof-lines of such homes.

2.2. It would be inauspicious if the roof-line of such homes slice or aimed towards a unit's opening especially that of the living room.  (Hard to cure as one cannot simply shut all the windows of the living room forever.)

2.3. Looking at these existing landed plots, highly unlikely that a few could be enbloc into a private condo development.

2.3.1. But assuming that a few such as homes 9, 10, 11, 12 (Jln Derum and Sembong Rd) enblocs and sold to a developer; then such private estates can be up to 5 storeys high + allowed an attic. As such for "insurance" purposes, try to get a unit that is at least 6th storey or higher given that landed properties are allowed ground floor of at least 4 1/2 metres high (thereabouts).

3. Also Stacks #255 and #257 faces an opening i.e. Jalan Derum. Any issue?

3.1. Fortunately Jalan Derum is a short service road. Shouldn't be an issue at all. Thus traffic on such a service road moving from Jalan Legundi towards Jalan Derum is not going to be fast (or furious!).

3.2. In fact, do consider it as a blessing in disguise for units at #255 and #257.

Occupant of No. 10 Jalan Derum: "Sigh! Covid 10. Now this!"

Occupant of No. 11 Jalan Derum: "Yah Lor! What is happening to us?"

Occupant of No. 8 Jalan Tampang: "I am equally pissed-off! Now less air-flow. But fortunately, my home's Back-side (I mean Back yard) is facing the development."

Occupant of No. 10 Jalan Derum: "Sigh! Covid 10. Now this!"

Occupant of No. 11 Jalan Derum: "Would you believe? Hell = construction noise and dust till June 2025 and more if residents start doing their renovations."

Case Study 4: Is your neighbour a durian lover? Pray also that durian season is not all year round?

1. Excuse me, Sir! What has eating durians or all year durian season got to do with my potential unit?

1.1. Okay, okay. Not really. Unless your neighbour(s) has a habit of leaving the durian shells at the bin area. Instead of bringing it down to the bin chute area. (As often a plastic bag full of some shells cannot go into the bin chute.) LOL..

2. Under Shapes and Forms Feng Shui, it is not great to be sharing the same wall as the common bin lobby. What more is the living room and front door wall: specifically Stacks #101 and #149.

3. Quite uncomfortable also to have a unit with the front door or lobby of stacks #109 and #141 so close also to the common bin lobby.

4. (Below) Although this may look not as bad. But having say my air-con compressor so close to the common bin lobby + yard with often clothes to dry etc... also don't seem that good.

4.1. For the above reason, try not to select a unit at #267. How about #269. Not as bad... but if there are other units.. why not see this also as a last resort.

5. Unfortunately, even if one is okay with all the above. In the near future, a potential buyer may think otherwise. There goes your hard-earn money as one may have to sell the unit at a lower price.

Cases Study 5: Potential Sha Qi from vehicles turning into HDB Sun Sails from Sembawang Avenue.

1. Best to avoid units #02-101, #03-101 and #02-103 with #03-103 due to sha qi from vehicles turning into the estate.

Case Study 6: How do you Feng Shui a home? Use the front door? Who are the conservatives and the modernists?

Is Feng Shui only about the front door? True / False / Maybe?

Case Study 7: Less common interior layout of 2-room Flexi (Type 2) floor plan where the kitchen shares the frontage of the unit.

And there is a shoe-box area for either a dining table or even a Hong Kong style small bedroom for short lease.

Shapes and Forms Feng Shui preference is for the kitchen to be at the "rear" of the unit. 

In addition, if one meets a Conservative or Ultra Conservative Feng Shui Master, they will usually cry fowl of the toilet + WC beside the front door!  LOL!

Hi Master Cecil,

I read that it's not ideal for kitchen to be in the north-west direction as it means fire at the heaven's gate & is bad for the family man.
I've also seen some who mentioned that as long as it's not 300 and 330 degrees NW of the house, it's ok - and Sun Sails' 5-room stacks seem to be slightly below 300°.

May I humbly ask for your opinion and advice regarding this?

2. The impact is greatest if the stove is directly on the NW cardinal point.

3. It is harder to cure if the stove is directly on the NW cardinal point as shown by this magnified image (below):-
