Kim Keat Heights (May 2022 Build-To-Order)

Toa Payoh

Bounded by Lorong 7 and Lorong 6 Toa Payoh, Kim Keat Heights  comprises 2 residential blocks ranging from 27 to 36 storeys. Both blocks will house some rental flats. You can choose from 385 units of 2-, 3-, and 4-room flats.02_perspective.thumb.jpg.01b547a230a9ef4fffc1ad6ed9a9f502.jpg

The design of Kim Keat Heights will pay homage to Toa Payoh’s heritage, using motifs and colours inspired by the iconic dragon playground located within the town.

Kim Keat Heights will have a sky garden connecting both blocks offering panoramic views of Toa Payoh. Other facilities within Kim Keat Heights include a Community Club integrated into the development, a precinct pavilion, playgrounds as well as adult and elderly fitness stations. The roof garden above the Multi-Storey Car Park (MSCP) offers an additional space where you can relax and unwind.

Case Study 1: How's the Stack/Unit luck under Period 9 Flying Stars Feng Shui?

Mainly N2, S2 facing directions. With a few stacks facing NE2 and SE2

In general, in terms of Flying Star Feng Shui (excluding interior layout arrangements)

Better Luck:
N2: [Frontage has the auspicious double #9's]
NE2: [Frontage has the auspicious double #9's]

Less Lucky:
S2: [Double auspicious #9's wasted at the kitchen of the unit.]
SE2: [Double auspicious #9's wasted at the kitchen of the unit.]

Note: This review does not take into consideration
a.  how suitable the unit is the main breadwinner &
b. interior unit layout plan.

Case Study 2: Any units affected by the inauspicious Fire @ Heaven's Gate?

This is just a quick sampling of two  affected by the kitchen at NW. And most likely no matter where the stove is placed, it is most likely located within NW sector.

Sample shows Stack #113 & #115  affected by Fire@Heaven's Gate

Please note that this list may not be exhaustive. There could be more units affected by this.

Case Study 3A: Common Bin Lobby (CBL) too close for comfort to Stack/unit #107 front door

1561208540_1commonbinlobby.gif.56181b2cd8cccee93cc57cfc5fb8922e.gif

1. Most important consideration is that neighbours must exercise consideration and either don't dump rubbish at the CBL and/or avoid leaking bin bags.
2. After the Minimum Occupation Period (M.O.P.) this might also be an issue with some potential buyers. Hopefully does not affect the re-sale value.

Case Study 3B: How about the other CBL?:

3. Not perfect but quite common amongst similar HDB designs in other estates.

4. However, hopefully or most likely so long as the bin lobby cannot be seen from stacks/units #113 and #115, this can be tolerated by most.

Case Study 5: Any concern if my estate is beside a Madrasah?

A Madrasah is a private Islamic religious school registered with the Singapore Ministry of Education (MOE). And should not be mistaken as a mosque.

1. No issue since it is a specialised school.
2. And is buffered between the two Multi-Storey Car Parks especially that of Block 39.

Case Study 6: Exercise care when placing an altar especially in Stacks #123 and #125 as these two stacks are in a NE to SW (Devil's Gate and Devil's Back door alignment.

Also avoid wind chime(s) (if any) especially also for #113, #115 and #117
