Think back to your school days not too long ago. Your class had students with all kinds of abilities and grades. A few students were always at the top, ranking 1st to 3rd. Many others scored from above average to average in their subjects. Unfortunately, some often scored below average, sometimes even last in class. It’s the same here. Every development has the good, the bad, and the ugly—meaning excellent, average, and poor stacks or units.

The purpose of this service, called Option 1: Can or Cannot Buy for a development, is to review and sort all stacks (please specify the type of home, such as HDB 4-room) and rank them from 1st, 2nd, 3rd Choice to Last Resort.

A = Expect afternoon sun at the frontage of the unit throughout the year. Typically, higher floors receive more afternoon sun. For stacks 4XX, 4XX, 4XX, and 4XX, usually only the higher floors are affected by afternoon sun.

B = Expect afternoon sun on the master bedroom wall. On sunny days, and into the evening, you may feel heat radiating from this wall into the master bedroom.

C = Main door is close to the Common Bin Lobby (CBL). Fortunately, the bins and lobby opening are nearer to the 5-bedroom units. However, during future resale, some buyers may see this proximity (or a shared wall) as a concern. For stack 2XX, there is no concern as it is buffered by the emergency stairwell.

D = Very close to the raised MRT track (potential noise). Frankly, other units in the estate may also hear some rumbling from train movements. Fortunately, newer MRT trains tend to run quieter, and LTA often installs sound barrier panels to reduce noise further. Nevertheless, higher floors are preferred here.

E = Kitchen located at the inauspicious NW sector, commonly known as “Fire at Heaven’s Gate.” This may affect the male breadwinner’s career and the family’s overall luck. This can often be mitigated, especially if the stove is not positioned exactly at the NW cardinal point.

F = Low floors may experience traffic noise, as the unit faces Tampines Avenue 5. Higher floors are preferred (if possible).

G = Avoid low floors, as this stack is close to a possible bus bay/stop and you may hear buses starting and stopping.

H = Avoid low floors, as the yard is close to the Precinct Pavilion (PP). At times, during wakes, religious rituals may be conducted at the PP. Prefer units on higher floors—ideally 7th storey and above. If not available, aim for at least the 6th storey and above. For stacks 1XX and 1XX, try to choose higher floors to avoid views into the PP. For 1XX, this is the 1st choice, provided only a high-floor unit is selected.

J = Unit main door faces a long corridor. Where possible, avoid such stacks/units (e.g., 3XX). For stack 3XX, it is recessed away from the long corridor, so it is acceptable/no major issue.

K = Expect about 2.5 years of construction noise and dust from the site across the road, which is reserved for future high-rise residential development.

L = Expect some glare (reflected light) from a neighbouring block’s façade wall. This also depends on the paint colour used. Light colours such as white or beige can be highly reflective and cause glare. For example, for stack 1XX, the glare may come from stack 1XX.

M = Prefer 7th floor and above to clear the roofline of the Multi-Storey Car Park (MSCP).

N = There is no known issue with the unit sharing a wall with the lift wells. In fact, it can be a blessing in disguise, as lift wells are among the most strongly reinforced structures in a block.

P = For stacks 2XX and 3XX, the main entrance door faces the emergency exit staircase/door. By law, this door must remain closed at all times. It becomes an issue only if it is frequently left open. For stacks 1XX, 1XX, 3XX, and 3XX, it is rather unusual that the emergency exit door is just beside/close to the main entrance.

Q = Unit door faces a neighbour’s door. Usually, this is not a major issue unless the neighbour places a specific type of ba gua mirror facing your unit, or if their altar (if any) faces directly out of their main door. This is beyond one’s control. For stacks 369 and 371, the doors are quite far apart.

R = Possible sha qi from block/stack 1XX directed towards 1XX master bedroom and Bedroom 2. Unable to confirm at the moment. Best to visit the site to verify.

S = Potential “poison arrow” from a sharp corner of neighbouring stack 1XX directed towards 1XX master bedroom/Bedroom 2. For stack 2XX, there is a sharp corner from stack 2XX aimed most likely towards Bedroom 2 or 3.

T = Although you highlighted: “4XX, 4XX, 3XX, 3XX is near carpark also.. we will avoid too.” However, stack 41X is one of the better stacks in this development, ranked as high as the 2nd choice. Consider high floors if available. If the unit is below the 7th storey, it is better to look elsewhere.

U = Stacks 3XX and 3XX—especially stack 3XX—could have been ranked higher if not for their close proximity to, and facing, the MRT. If choices are limited and high (or the highest) floors are still available, you may consider a unit here.

V = There is a wider opening between stacks 3XX and 4XX, allowing stack 3XX a more open view towards Sungei Simpang Kiri.

X = Stack 3XX would have been selected as the 1st or even 2nd choice if not for the Common Bin Lobby being so close to the unit’s main entrance area.

For example, if you see stack #18AS, it means you should refer to notes A and S below:

A = Afternoon sun all year round. As a result, the home may feel warm in the afternoon and early evening. For stack #2XX, low floors are usually not affected, but higher floors may be.

B = Afternoon sun may heat up the master bedroom wall. Sometimes, in the evening, you may feel warmth radiating from the wall when you touch it (hopefully not). Ideally, the heat should not continue “oozing out” between 7 pm and 9 pm.

C = Close proximity to the proposed new slip road means daily traffic noise, especially on low floors. Even higher floors may not be spared, as the slip road is very close to the blocks. Since stack #194 is also near the slip road, it will most likely be affected by road noise too, particularly on low floors.

D = There is a stigma attached to a home (e.g., #XX and #XX) facing a T-junction. This is because, for landed properties, a vehicle going straight could potentially crash into the main gate at ground level (e.g., ground-floor #XX). However, as this is a high-rise building, it should not be an issue.

E = Stacks #XX, #XX, #XX, #XX, #XX, and #XX are the most exposed (very open). Wealth may be affected during strong windy days. As long as you reduce the amount of wind entering the unit on windy days, it should be acceptable.

F = Stack #XX’s living room shares a wall with the central rubbish bin. This is not ideal Feng Shui, as it may affect the family’s luck.

G = No issue, as this is only morning sun. The home should generally stay cool, since it is not affected by afternoon sun.

H = Not a Feng Shui issue. However, some Chinese—especially Cantonese—may dislike the number 144 (i.e., stack #144), as “44” can sound like “die die.” Some may also dislike the number “04.” This may or may not affect future resale value.

K = Low floors can expect some traffic noise, as these stacks face the road. Higher floors are preferred, as road noise is usually lower.

L = #XXX is closest to the Precinct Pavilion. The pavilion is hardly visible, but on low floors, if there is a wake with prayers or chanting, the master bedroom area may be able to hear it. Otherwise, there is no issue. It is safer to purchase a higher-floor unit in this stack.

M = There is a sharp corner from Block 641C, stack #XX, aimed towards Block 641A, stack #XX, and vice versa. Hopefully it is not aimed at an opening such as a window. If it is, it can be neutralized by installing a day curtain and keeping it closed most of the time. Stack #XX also has a “poison arrow” aimed towards stack #52 and vice versa. There is also a sharp corner from stack #xxx aimed towards stack #108.

P = Choose a high floor, at least #4 or above, to clear the roof-top of Blocks 641 and 639 MSCP (multi-storey car park) for a more unobstructed view. This also helps to avoid lamp posts (if any) on the roof-top, as lamp posts that “slice” into a unit’s window are considered inauspicious.

S = Mr and Mrs (both) are “West Group” persons. Therefore, stacks facing NW, West, NE, or SW are suitable for both partners. Please note that this is not the most important consideration. Due to other factors and weightage, stacks that suit Mervyn and Nicole may still be ranked lower than stacks that are less suitable.

T = These stacks have their kitchen partially in the NW sector. NW represents the male head (breadwinner) and “luck from heaven.” A stove located here may affect the male head’s career and the family’s overall luck, which is considered inauspicious.

U = Stack #xx might be affected by strong winds channelled between neighbouring Block 638B’s stack #xx and stack #xx.

V = Electrical sub-station (ESS) nearby. Although there is no proof that living close to an ESS is dangerous, there is a stigma that it is inauspicious. To be safe, it is best to avoid low floors of stack #xxx. In addition, stacks #xx and #xx are also equally close to an ESS. While stack #46 is quite a distance away, I have still indicated it as being close to an ESS.

W = Indirect view of the service yard of stack #xx and #xx, where mops and clothes are often hung to dry.

For Can or Cannot buy at HDB Tampines Greenvines, stacks facing an open drainage also looked at in my reviews

1. These four stacks  26, 28, 30 and 32 have a facing direction of Flying Stars SW2 :-

2. For a SW2 or 225 degrees facing: it is very auspicious if the drainage water flows from RIGHT to LEFT of the living room (frontage area). Or when standing inside the living room looking outwards: excellent if drainage flows from R to L. As shown below:-

3. But if the drainage flows from LEFT to RIGHT.. then Oops! Below: where the water flow as shown by red arrow(s) is inauspicious for stacks 26, 28, 30 and 32:-

Question: Flat selection is commencing in June.. would like to know the estimated turnaround time required for such service.

Package 1 is a "catch all". Thus once confirmed of ballot number, can consider this service. As I will rank e.g. say all 4 bedrooms for you. 

Turnaround time is around 3 days. But safest to do so a week earlier. As often, I might have other commitments thus may not be able to offer this service.
