These are some considerations: 1. Whenever considering low floors e.g. ground floor or 2nd storey for new(yet to bebuilt)projects like this; 2. No harm in trying to visualise whether there are any threats if any: 2.1. The usual threats are especially the large club-house or facilities (roof if any). 2.1.1 Is it shaped like in the example, where horizontal edge is thin (much like a sharp blade) or if it is rectangular or even polygon; which may have a sharp corner.. 3. How about any pavilion close to my potential unit? Does the roof be it the edge or even some roofs are triangular shaped which may also act like a poison arrow. 4. Planted trees.. of course, for …

Case Study 1: Location, location + the MRT trains & tracks Queens Peak @ Dundee Road by MCC Land launching this month = October 2016. A development beside the first generation MRT stations is a double-edged sword. Especially if one's unit is within the wider range of the MRT tracks.. with the daily rumblings or noise associated with trains running all day long e.g. 6am to 12 pm on normal days. Fortunately, it would be a blessing for those who purchase high floors. And also depends on whether LTA is kind enough to install those ugly looking aluminium panels that help to lower SOME (not all) noise levels from the screeching of train steel wheels to s…

Dear All, 1. Often, when a developer borrows financing from a bank to fund a condominium project; the bank does it's own calculations for each unit to be sold by the developer. 2. In fact, the banker will normally calculate out the cost of bidding/tender for the site and advises the developer; what is the mininum selling price for each unit. 3. To safe-guard the bank, often, the bank will require the developer to maintain the minimium price - so that the bank will not make a loss on the funding. 4. Sometimes, if one is fast enough; one can seek out bargains. But often, unfortunately, the bargains are for smaller units e.g. 2 rooms or studio ones where often the p.s.f can …

Rivercove Residences EC at Anchorvale Lane by Hoi Hup Realty is at the west edge / fringe of Anchorvale. Hoi Hup Realty is the same developer of 100 Palms. This development may not be as popular as 100 Palms. As 100 Palms site is at the main road of Yio Chu Kang. With a famous school Roysth within 1km distance from it. This site is more remote or further away. Thus Left to be seen if this development can also score a 100% sellout during launch...? hmm... One saving grace is that brand new ECs are almost non-existent this year. For those who are not familiar with Sengkang. Sengkang is sub-zoned into Sengkang East or Sengkang West. With …

Rivertree Residences Site Plan Rivertree residences.pdf I believe RiverTrees Residences Tower 21 is also well conceived. Here, two stacks 01 and 06 has a commanding view of the Punggol Reservoir. While this design/layout also ensures that two more stacks 02 and 03 faces the development's pool side. And stack 04 and 05 have an acceptable view also. It is also remarkable that even when all blocks are in a circular profile; the architect has also make sure that there are no poison arrows aimed at each other!

Seaside Residences @ Sigap Link takes advantage of the seaview; thus many of the units have an outstanding view of the sea. On a clear day and high floors; one can even get to see Indonesia's Batam island. My major grouse is that even if majority of the blocks are set-in a distance away from the busy ECP; many lower floor units will still "enjoy" the traffic noise along this highway... Anyway, this plot is the last plot at the fringe of District 15 that is virtually, next to the seaside... From Laguna Park onwards.. it is district 16. In 1975, the land where Seaside Residences situated is a small bus depot for bus service 16. Then, Victoria Junior coll…

These block layouts, similar to the arrangement of mah-jong tiles before a game begins, often result in sharp corners of some stacks pointing toward others, creating poison arrows. Please see the attachment.

Location: Northwood (Sembawang Road/Gambas Avenue) Developer: Fraser and Neave Group (River Valley Properties Pte Ltd) Tenure: Freehold TOP date was in 2001. Condominium is around 1 years old. Distinctive, 4 storey high. Many of the ground floor units have Personal Enclosed Space (PES). Total units: 328 2, 3 and 4 bedroom types. 3 and 4 bedroom types on ground level with PES. Nice ambience and distintive, low level housing units. Unlike the common towering blocks of flats that we get to see locally. Worth taking a look if second hand units are available. Price per square foot range from $595 to $621 depending on the level chosen.

Sennett Residence and Flying Star Feng Shui Majority of the stacks/units in this development either face Flying Stars Period 8 E3 or W3. E3 facing stacks: It is such a waste that the combined auspicious wealth stars are wasted at the "rear" of the apartment. This is usually where the kitchen and yard are located. W2 facing stacks:It is good to have clear space or a water position at the living room side. As the frontage of this facing has the double auspicious combinations of water wealth stars. The only drawback is also the DIRECT afternoon sun. Wealth but "cooked" or "roasted" by the afternoon sun.

dear cecil, please take your time to reply section by section because i guess, a lot of us can learn from it. for those buildings that you had mentioned, their shape is pretty clear cut as related to FS. This is because they are either tall and thin(wood) or like rocket(fire). they do not have funny shape like those of HDB flats. for example, the primary school that you mentioned that has a shape of a gun, i think it needs a FS eye to see it. or else, we won't have notice it and will not have understood how it has affected the couple. i think when it comes to shapes and form FS, it really needs a well-trained FS eyes to see it. wouldn't you agree? 8-) Kenny

The Sim Lian Group is an up and coming developer. Their url: http://www.simlian.com.sg Previously; little known to many, it is a main con as opposed to being a developer. Overall, having seen many of the developments which it is th main con; I am very impressed by their build quality. In the past, even developers like MCL Land, use the company as the main con for their Seletar Springs condominium. Here, this low rise development has roof structure made of (steel) as opposed to wooden plank roofs etc... Many of it's projects are for the statutory boards owned by the government:- http://www.simlian.com.sg/CorpInfo/Construction/SLC/projects.htm It is worth to note that it's…

Sims Ville Condominium was completed in 1998. TOP same year. Developer: Sims Place Realty Ltd (CapitalLand) - formerly developed by DBS. Tenure: 99 Years Location: Geyland East Avenue 2 In my opinion, this condo has `several' landmines within it's vicinity, Chinese temples, mosque, church. The MRT track is also close-by. If you intend to buy second-hand, do be m ore careful and take note of units that may be facing any of the above. Warmest Regards, Cecil

Many of Singapore's oldest Shopping malls or shopping centres are opened in the late 1970s. Many of these shopping centres are now tucked away with poor mix of shops. Many of the older ones are popular with renovation contractors and maid agencies. These shops are not a popular draw of crowds in Singapore who wants to relax and `window shop'. Many of these shops were developed under Period 6. And when Period 7 started, the fortunes at these shops begin to wane. In period 8, or after year 2003 (giving it a further 1 year) before Period 8's influence start to increase while Period 7's go into obscurity. It is interesting to note this phenomenon as we will see many business …

Case Study 1A: Smart Pneumatic Waste Conveyance System (PWCS) for efficient, cleaner, and hassle-free waste disposal through optimized resource management. 1. In my opinion, Hong Leong/CDL appears to be an early adopter of the Pneumatic Waste Collection System (PWCS) in many of their new developments. 1.1. For the HDB BTO November 2020 launch, projects such as Champion Bliss, Urbanville, Tampines GreenCrest, Tampines GreenGlade, Tampines GreenOpal, and Parc Residences all feature this “SMART” PWCS. 1.2. Hopefully, the use of “SMART” means there are improvements compared to earlier versions of the PWCS. 1.3. In fact, PWCS units—though perhaps not as adv…
