Dear All, In particular, this year; many developers allow their purchases of their condo to arrange for a `visit' to their unit prior to TOP or if is TOP; allow the owners (subsidary proprietors) to arrange for a visit with their Feng Shui practitioner to review their homes. For example, just recently sites like Sunglade (Capital Land) and The Dew (Sim Lian) and many more developers allow their owners (with prior approval) to do so. Warmest Regards, Cecil

Sophia Hills Condominium (a re-launch) It is essential to verify the accuracy of the Sales Brochure's site-map against the local street directory to ascertain whether the North marking on the Sales Brochure's site-map is correct. This verification is necessary because, in previous instances, a few Sales Brochures contained not only inaccurate but significantly erroneous North markings on their site plans. Consequently, if one were to follow or rely on this North marking without question, it could lead to an unpleasant surprise later on... Is the sales brochure reliable? The positive aspect is that the margin of error is not merely a 5-degree discr…

Sophia Hills is under construction. In 1965, this plot of land housed Methodist Girls school until the mid 1980’s: From mid-1995, the premises house John Wesley Centre until it was demolished in the 2000’s:- Today (2018) The plot is now Sophia Hills:- P.S. Today, John Wesley Centre (a Church) is now in Bukit Timah, on 496 Upper Bukit Timah Road. For info it is also Methodist (Church). In the future, residents there can say that their homes are on Holy grounds! Not bad for resale marketing.. should one try to exit (sell) this place in the near future..

Springdale condo is considered under Flying Stars Period 7: generally either NE1 or SW1 facing. 1. NE1 facing units: 1.1 From now to 2023, the wealth stars for a NE1 facing is located at East sector (Water star #8) and North (Mountain star #8). 1.2 Thus good that during this period, the frontage has both the #8 stars. Good that either the Mountain or Water star falls in a bedroom or bedrooms. 2. SW1 facing units: (Facing Upper Bukit Timah side and all year long afternoon sun) 2.1. From now to 2023, the SW1 facing units are less lucky as the frontage has the double #7's. This is where between 2000 to 2003; this pair of #7's was the wealth stars at …

Stars of Kovan condo & Floor Plans. > Type C1 It is such a waste that the window openings of bedrooms 2 and 3 open towards the air-con ledge. It not only makes the fa?ade or the frontage "ugly" even if there are some claddings to hide the air-con compressors. Such layout plans were uncommon and frown upon 10 to 30 years ago. Sunnyvale Residences at 132 Lorong K Telok Kurau by RH East Coast Pte Ltd. Sunnyvale Residences is a freehold development. As it is within a private residential area the maximum height of this 30 storey private apartments is 5 storeys high. Expected TOP is around mid 2018. Usually, we can expect it to TOP much earlier given that this is a small sized development. The stacks/units in this development are either N1 or S1 facing. (The main entrance is located at the south side or S1side). As there is a canal beside this development; units next to this Siglap canal needs to be scrutinized.

The swimming pool in your backyard or condominium contains a common chemical used in your house for disinfecing and cleaning. In the past, when I was young, went weekly to the Chinese Swimming Club. Constantly the shower area would be damp and wet. But surprisingly, there is totally no greenish / black algae found anywhere in the dressing / bathing area. This is because, chlorine, the chemical used in the swimming pool kills most bacteria and it controls algae. Today, some of the cleaning liquids contains the simple chemical chlorine. And instead of scraping furiously to remove algae from a toilet. Just spray on the chlorine and presto! Algae growth halts in it's roots …

The following developments are handed over for those who can take over the units before the Chinese 7th month, this year:- 1. Changi Rise Condo (Just TOP a few weeks ago) 2. Goldenhill Park Condo (TOP a few months ago) 3. Goldenhill Villas (Just TOP, this week) 4. Amaranda Gardens (TOP a few months ago) 5. Springside Walk Villas Others: Looks like Nuovo EC is ready but, TOP is just a stone-throw away! In my opinion, this EC took quite sometime. But in my opinion, in long term, because of it's proximity to the MRT and Yio Chu Kang market plus schools, a very good buy for first time home owners. Congratulations on new home owners! who are collecting their keys. BTW…

Part 1: The Alps Residences at Tampines Avenue 10 & roof-lines of the ancillary buildings/trellis 1. The roof-lines of the ancillary buildings / trellis at The Alps Residences is considered unfriendly. 2. Please see attachment. 2.1. For building "A" which is the club-house cum function room; the building is very close to a particular block/stack. 2.2. I have highlighted in yellow a unit at 2nd storey that may have a potential poison arrow aimed towards it from the club-house roof-line. 2.3. There is another trellis court-yard. Which I had marked in red as "B". This court-yard is also close to a block/stack/unit. Thus it may be a potential sha …

This condo, nestled on a tranquil and serene site at Aracdia Road - off Adam Road was unsuccessful in topping up the lease to 99 years. As in Singapore, when a development reaches 60 years or less of lease; it is difficult for potential buyers to seek loans and this leads to plummeting price for the development. This is an extract: Source: The Sunday Times April 10, 2011 INSPIRED BY THE HANGING GARDENS OF BABYLON Arcadia belongs to the old generation of private condominiums in Singapore which began to appear in the late 1970s. It was designed by local architect Chua Ka Seng, the design consultant who also left his mark on Shangri-la Hotel's garden wing. Arcadia wa…

1. What you had described is very similar to the development known as The Meyer Place. This is the link to it:- http://forum.geomancy.net/phpforum/article.php?bid=2&fid=19&mid=5532&new= 2. In all developments, there are often excellent units, good units and inauspicious units. This depends on which floor, what is the external influence of that particular development. Thus no two homes in a same development is similar. 3. In the above example, the unit " achieves " a quantum leap in Feng Shui by "sucking" wealth from the duplex bungalow - directly within it's development. This bungalow formerly belongs to a wealthy merchant : Tan Lark Sye. 4. Location, loc…

The morale of the story is that the rich gets richer, by investing in time and effort to secure (expert) help in finding a good home. The poor as usual, gets into a cycle of poverty: Imagine buying a home equivalent to a ten year old car. No matter how much effort is done (later) to improve their home, the Feng Shui of the home cannot turn it into a "gem" of a car! If one bought a run-down toyota, how to turn it into a lovely 7 series BMW? Again, it is like a family of 8 buying a home equivalent of a small Chinese cherry car! How to fit 8 persons in the car! No way! Have to purchase a car the equivalent of an MPV!
