  1. Case Study 4: Stacks facing Chinese Temple / Nursing Home Stacks #134, #135 and #138. While for #132 - it's service yard has a view of them.
  2. Case Study 3: Sha Qi or Poison arrows from neighbouring Public Housing: Blocks 103 and 104 Jalan Rajah Stacks affected by the above: #130, #132 and #144
  3. THE PAN ISLAND EXPRESSWAY Case Study 2: Sensitive Ears? Choose wisely even if this development is buffered by the Multi-Storey Car Park (MSCP) Do visit neighbouring Blocks like Block 103 and/or 104 to have a feel for noise level - if any. However, do try to do so on weekdays and not weekends especially Sundays.
  4. Case Study 6: Higher floors preferred to avoid either having a view into the Precinct Pavilion (PP) or to avoid noise (prayers or music) generated either during a funeral/wake or Malay wedding.
  5. Case Study 5: Great that there is a near-by park 1. However, units facing the park can expect to be affected by the afternoon sun all year round on sunny days. 2. Stacks such as #233 and #235 have afternoon sun at an angle. And #233's master bedroom wall hopefully does not soak in the afternoon heat. 3. While stacks #225, #227, #229 and #231 will be affected by direct afternoon sun as these are pure West facing units. 4. Those who have had experience with homes facing the afternoon (West) sun would normally steer clear of such units. And in the future, for those who are in the know, some potential buyers may also try to avoid purchasing such units.
  6. Case Study 4: Any concern with the church? As the church is across the road and buffered by a six storey's high Multi-Storey Car Park (MSC), there is generally no issue with it.
  7. Case Study 3: Common Bin Lobby (CBL) is visible from Stack #309's front door Especially when time for re-sale, may affect value of the unit
  8. Case Study 2: Living with the Pneumatic Waste Conveyance System (PWCS) Usage of this PWCS demands lots of consideration and discipline else development may be stuck with stuck and smelly stopped waste disposal Find out why?
  9. Case Study 4: Poison arrow aimed towards Stack #02-418 to #04-418 Choose a higher floor unit especially #6 storeys or higher to avoid also the lamp posts - if any on the roof garden. Edited 1 hour ago by Cecil Lee
  10. Case Study 3: One man's meat is another man's poison Unit numbers like #04-414 or #14-414 are double edged sword. However, sometimes may affect re-sale value of the unit.
  11. Case Study 2: Close proximity to East-West raised MRT /train and tracks "A case of choosing wisely" Also sensitive ears? Hmm.....
  12. Case Study 4: Higher floors to avoid views into the Precinct Pavilion or to avoid noises such as prayers and/or loud music On one hand it is good that the planners of this estate had placed the two PPs at the far end corners of the development. Thus minimizing the number of units affected by the PP.
  13. Case Study 3: Should I get a unit facing a site reserved for future health and medical care? Most likely the safest bet is get the highest possible floor/unit.
  14. Case Study 2: Good that the planner of this development places the Mult-storey Car Park (MSCP) along Commonwealth Avenue West Good also that the MSCP entry and exit is close to Ghim Moh Link / Commonwealth Avenue West
  15. Case Study 4: Kudos for placing the two Multi-Storey Car Park (MSCP) relatively close to the two sets of service roads Most likely the planner of this estate is an "old bird" and has done an excellent job! Contrast this to many other developments!
  16. Case Study 3: Any issue with my unit facing a school? 1. Be careful of purchasing a unit facing either the roof-line (if any) from the school or sharp angles of the school building. 2. Safest bet is to get at least 6th or higher floors to avoid the roof-line of the school building. 3. Do expect two to three years of construction noise and dust from the opposite school grounds. Related: 4. Let’s hope the school(s) are not designed like this:- With it’s sharp corner aimed towards a block/unit; as shown on this example:-
  17. Case Study 2: Living with the Pneumatic Waste Conveyance System (PWCS) Usage of this PWCS demands lots of consideration and discipline else development may be stuck with stuck and smelly stopped waste disposal Find out why?

  24. Question: Flat selection is commencing in June.. would like to know the estimated turnaround time required for such service. Package 1 is a "catch all". Thus once confirmed of ballot number, can consider this service. As I will rank e.g. say all 4 bedrooms for you. Turnaround time is around 3 days. But safest to do so a week earlier. As often, I might have other commitments thus may not be able to offer this service.
