My unit is directly above a coffee-shop Source & Credit: Singapore Home D.I.Y. Rat at aircon compressor?? Asking for my aunty. She stays at hdb 2nd floor, above a coffee shop. Last week her whole house aircon spoil so she got aircon man to come service (same guys who installed). They found that compressor had broken down. But the whole system was only 1yr+ old. When they opened it, the technicians found wires were broken, and they concluded that it was bitten by rats and asked her to get town council to come and look. But aircon company was nice enough to say they will replace the broken parts for her this time. But if it happens again next time, it will be payable. Questions: 1. Really? Rats can bite the wires until whole compressor spoil? My aunty asks why rats can go in but rain water cannot... 2. How to prevent rats from going into compressor in future? Town council is going down to take a look this week with their pest control.

Is the Sales Brochure Useful? Introduction: For brand new just launched developments, there is no physical site to visit the completed buildings and apartments. 1. The only thing we can do is to visit the show room (which often is close-by to the site) as well as obtain a sales brochure and see the mock-up of the development. As well as try to ask questions from the sales agent (if any). 1.1. We must still try to gather as much information as we can. 2. Summary of Case Studies in this article. If the information is overwhelming. Pick and choose selective articles... 1A & B: Common Rubbish Bin 2A & B: Interior unit Dry Walls 3: Fire at Heaven's Gate 4: Sha Qi or Poison Arrows from Club-house roof-lines 5: 3 Panel Sliding Doors at the Balcony 6: Drainage at the Balcony 7: Air-con Ledges 8: Mixed Developments + Cooling Towers 9: Termite infestations 10: Coffee-shop below or near to unit 11: Water tank at roof-top 12: Lamp Posts, Pillars, Tree Trunks 13: Spice Garden in an EC/condo 14: EC/condo Clubhouse 15A & B: Pneumatic Waste Collection System 16: Look closely at the development's scale model for clues 17: Buying a Mixed development apartment 18: Survey or study facilities surrounding the development 19: Pump Room below a unit 20: Seven Commandments of Stove Placement 21: Is there a potential poison arrow from the neighbours? 22: Should I be concerned with a near-by temple, church, mosque &/or elder care? 23: Is the compass marking on the Sales Brochure accurate? 24: Sites reserved for Schools? 25: Doors face each other? It is always an excellent idea to spent some time to scrutinise a prospective sales brochure of our potential buy (purchase). 4. Recently, more and more clients have discovered to their shock (horror) that the least expected was the location of the central rubbish bin outside their unit. 5. A year ago; many had purchased a premium unit within the development .. and later shocked to learn that the central rubbish chute (for their entire floor) is just next to their main door! 6. Thus the morale of the story is to check first before signing on the dotted line. 7. In general, most developments have these:- 8.1. A central rubbish collection centre / rubbish bin collection point 8.2. Power Sub-station. Every development usually has one or more of these depending on the size of the development. 8.3. Design of club-house roof-lines / trellis / gazebo / pavilion. Are the designs a "threat" e.g. with spikes or like a razor's edge? Usually these are aimed towards lower storeys. 8.4. Any poison arrows in the form of a sharp corner of another block of neighbouring stack aimed towards one's balcony (hard to cure) or towards one's windows (if any) 8.5. Location of areas like BBQ pits and any impact e.g. the smell from these pits towards a unit.. especially low storeys such as #01 or #02 first or second storeys 8.6. Any tree trunk aimed towards a lower unit e.g. #01 or #02. Unfortunately it may be too late; especially if the development is under construction. 9. There are lots more considerations... 9.1. Stairs or stair landing crossing above the front door?
Cecil Lee replied to dyungim's topic in General Help
Under both Shapes and Forms and Compass School Feng Shui, the frontage or "mouth-of-the-house" is very important. 1. Shapes and Forms Feng Shui +++++++++++++++++++++++++++++ ++++++++++++++++ +++++++++++ 2. Flying Star Feng Shui 2.1. Ideally, it is best to avoid the stairs landing directly above the front door. As this is like an ulcer forming inside the mouth of the house! 2.2. In addition, symbolically it is like something pressing over one's head when one enters such a home. However, it may not be an issue if this is a side or backdoor of a Small-Medium Sized Business factory. 3. "Like a permanent Ulcer in the Mouth" +++++++++++++++++++++ ++++++++++++++ 4. Air-Con Unit Above Bedroom Door? 4.1. In the past, I was also amused to find that a certain Feng Shui Master (FSM) had advised their clients to place something at an air-conditioner unit; each time this a/c unit is above e.g. a bedroom door or passageway leading into a bed-room hallway. (Found this out because, I was called to the house after the owners/residents called for a 2nd FSM - as their 1st FSM was not effective. Related:- -

Case Study: Spice and Herb Gardens, really? Case Study 4: Fortunately no one buys a home in a location just because it has a Herb Garden right? 1. Developers must realise that all private estates/ECs/Condos must do mandatory fogging without fail every week. 2. For those who have exeprienced a fogging episode will realise that often, the fumigation (fogging) can reach as high as the third or even fourth floor or more depending on wind conditions and layout of the blocks etc... (Below: Even after fogging had finished after 6 minutes and depending on the wind conditions, the smoke can be seen to rise up to 3rd storeys or higher in this development). 3. So what is stopping the fogging to reach the Herb Garden? 3.1. Even if the herbs grow beautifully - go ahead and use them! 3.2. As this area is not enclosed and open to everyone, there is really no motivation for a resident or group of residents to cultivate the herbs. For them to be later harvested by someone else. 3.3. Because of the fogging most likely toxic chemicals absorbed by the herbs... PRIVE EC @ PUNGGOL - WHAT HAS BECOME OF IT'S SPICE GARDEN? The tag says "SPICE GARDEN" BUT THERE ARE NO SPICES GROWN, HERE. LOL. PRIVE EC - WHAT HAS BECOME OF IT'S SPICE GARDEN? 4. For example, last year I visited Prive condo a few times. This development once HAD a spice garden. But seems like no spice plants. Became just another planter area. Lol... 5. All developers and their architects and their landscape planners should understand this! 6. Even if you don't stay there, don't become an idiot! Please.. Lol... P.S. Note: Photos are not of North Gaia. Added for illustration purposes, only. -

Poorer Shapes & Forms: Air-condition ledge at the front of the unit For example, [see below] this 2 bedroom layout from Far East Parksuites was slightly better layout design as the air conditioning ledge is not at the front area of the house -
