  13. 18 Key Considerations / Highlights Some of the considerations when selecting a good unit at HDB Garden Waterfront I & II 1. Frontage of the unit is affected by by the afternoon sun especially on sunny days. 2. Expect afternoon sun soaking into the master bedroom wall. Hopefully in the evening, this heat does not ooze out of the master bedroom wall into the bedroom. 3. These Stacks are furthest away from Pan-Island Expressway (PIE) therefore, hopefully should have lesser impact from traffic noise. 4. Stack/unit faces or has a view of the future proposed church. Although the living room / bedrooms of Stack #xxx does not face this church - but has a view of the church from it's service yard. 5. Stack/unit in proximity of the Common Bin Lobby (CBL). For Stack 107 the front door might be able to see into the CBL and the bins if railings is provided to part of this CBL. 6. Although Stack/unit's front door faces the emergency exit staircase door / staircase; Do make sure that the staircase door is closed at all times. Luckily it is mandatory or by law that this staircase door is always closed at all times. 7. Best to get a higher unit e.g. safer to be at least 8th storeys or higher to clear the Multi-Storey Car Park (MSCP). For Stack #xxx, high floors to avoid sharp corner of MSCP aimed towards a bedroom. 8. Stack/unit faces the development's entrance and exit. Avoid #02-xxx, #03-xxx and #02-xxx, #03-xxx to avoid both traffic noise turning into the estate as well as vehicle head-lights shining into the living room and bedrooms of these units. 9. High floors preferred to avoid noise especially from vans and lorries unloading stuffs for shops, supermarket, restaurant and eating house. And also smells and noise from eating in the late evening(s). 10. In case of strong winds at the frontage e.g. Living Room and Bedrooms, simply control the wind flow by adjusting the casement window(s) or closing them. 11. If one has sensitive ears can certainly still hear traffic noise along the Pan-Island Expressway (PIE). 12. Neighbouring Stack #xxx's sharp corner is aimed towards Stack #xxx. 13. High floors preferred to avoid petrol fumes from the opposite petrol station (if any). 14. Front door is in full view of the Lift Lobby. Thus may not have privacy if like to leave front door opened. 15. Kitchen is in the inauspicious Fire @ Heaven's Gate. This can affect male breadwinner's career and also family members overall luck. Do pay more attention to the placement and number of hobs for the stove in these units. Since Stacks especially xxx, xxx, xxx, xxx and xxx generally have favourable external Shapes and Forms Feng Shui, can easily overcome this "handicap." 16. High floors preferred (at least) 5th storeys and higher to avoid looking into the Precinct Pavilion (PP) - fortunately the PP is a distance away and at an angle mainly from Master bedroom and bedroom 2. As activies especially funerals and funeral activies such as prayers can happen anytime. Even during occasions like Chinese New Year. In addition, higher up units may also be able to hear the sounds of religious ceremonies and or from Malay weddings (if any). Therefore, aim for at least 6th storeys or above. For Stack #645 high floors to avoid such noise (if any) coming into the unit's service yard. 17. Expect noise from the JS4 (JRL) - Johor Rail Line. Higher floors preferred. 18. High floors preferred to avoid traffic noise from Tengah Boulevard (Road). For Stack #xxx, higher floors also this stack is right beside the possible future bus bay. For Stacks #xxx and #xxx is from traffic noise along Tengah Garden Avenue.
