Part 4: Reading between the lines of Sales Brochures 1. What is so useful about the Sales Brochure? 1.1. The various layout plans can give clues whether each unit has an internal rubbish bin or a common rubbish bin somewhere at the common corridor. 1.2. Before signing on the dotted line.. get your respective Agent to get a copy of the block layout that can indicate where these common bins are located. 1.3. For example, if possible, avoid purchasing a unit where the common bin is beside one's potential purchase unit. Or that the main entrance door of that unit faces the common bin. More...

** Interlude: It is always beneficial to be aware of the names linked to one's potential growth, whether positive or negative. ** It appears that Piermont is a village situated in Rockland County, New York (USA), located on the western bank of the Hudson River. This may explain why the new EC is named Piermont Grand, as it is also positioned on the WEST BANK of the Punggol estate. P.S. As of the time of this writing, the Sales Brochure is not yet available. Part 3: The afternoon sun and the stacks/units that may be influenced by it in various ways. 1. The stacks/units that are likely to be impacted by the afternoon sun, particularly on sunny days, are indicated in the RED legend; 2. The purple lines represent the higher floor stacks/units that could be affected by the afternoon sun or are expected to receive afternoon sunlight at an acute angle six months out of the year. 3. The green lines indicate where the afternoon sun may illuminate the sidewalls adjacent to the master bedroom. 3.1 This is also contingent upon the thickness and insulation properties of the walls, as well as the degree of sunshine on that particular day. 3.2 Historically, some condominiums, particularly those in Choa Chu Kang, have utilized creeper plants on walls facing the afternoon sun to help cool those surfaces. 3.3 It appears that there are no such plants at Piermont Grand.

Part 2: It is intriguing that a historical map from the government indicates Piermont Grand EC situated at the mouth of Sungei Punggol in 1975, closer to the western bank of the river.. LOL 1. Below: The street map positions Piermont Grand EC at the western shore, which is where the thumb-tap is located. (In my opinion, this may be incorrect unless there has been significant reclamation and simultaneous widening of Sungei Punggol.... 2. Today's map from 2019:- 3. Regardless of the circumstances, the positive aspect is that the site was previously an unoccupied piece of virgin land. 4. Furthermore, it was not a former cemetery or market. 5. This is precisely the kind of information that good Shapes and Forms Feng Shui practitioners appreciate. 6. It is advantageous that the development will commence on a clean slate or foundation.

Part 1 - Piermont Grand EC resource bank 1. The Piermont Grand EC located at Sumang Walk is set to be launched, with a preview commencing on 28 June 2019. 2. The anticipated Temporary Occupation Permit (T.O.P.) is projected to fall under Period 8 Flying Stars, estimated to be issued on 28 February 2023, comprising a total of 820 units. 3. Initial impressions provide a remarkable perspective of multiple blocks overlooking My Waterway at Punggol:- 4. Another artist illustration showing the interior again.. pool water... Looks like for ECs / condos, water particularly pool water is suppose to be a major selling point... 5. First impressions of the site plan layout reminds me (with the exception of the three blocks at North/North East) a vehicle's windscreen wiper blades.. LOL... 6. Alternatively, some may see more clearly.. if I mentioned a hand-held fan... 6.1. Above, the font for that little tectonic at the North of Piermont Grand is small in relation to other fonts. 6.2. Unfortunately that rectangular plot is for a proposed future Chinese Temple. 6.3. This site: Anchovale Crescent EC site (formerly a heavy vehicle parking lot) is now sold! The top or successful bidder was by : "Evia Real Estate and Gamuda". These two firms have joined hands to become the highest bidder for the executive condominium (EC) site at Anchorvale Crescent in Sengkang. The winning bid was S$318.89 million or S$576 per square foot per plot ratio (psf ppr). The next unsuccessful bidder: Qingjian Realty lost the site by a mere S$899. The third highest offer was from Hoi Hup Realty and Sunway Development at S$307.3 million or S$555 psf. What a miss by Qingjian Realty ... given that majority of it's developments especially inZ Residences has just T.O.P. and perhaps... it was ready to start on new projects...

1. Please remember the time not to long ago where you went to school. 2. Can you remember your classmates? 3. Can you recall that the form teacher would call up each student to receive their report card. 4. Most of the time, maybe yourself included was always TOP students. 5. And then, there were always classmates that scored middle rankings. And unfortunately, there are some who may often lag behind. 6. Drawing a parallel to your question: Of course, if the unit is ranked in the upper class, why not. But based on the concept of the bell curve; what happens if the unit you desire falls under the worst rankings? 7. In conclusion, your question is TOO general... 7.1 These caricatures tell similar storeys in any development.. not just that of Yishun Emerald... 8. Feng Shui also has the practise of a "Triage". Part 9: Of Common sense and some Feng Shui Masters [FSMs] ay that it is inauspicious to have the stove sharing the same wall as the main entrance foyer 1. Very often, there is always an explaination based on pure common sense. But some FSMs like everyone don't seem to see the relationship or associate similar situations as such. 2. Why so might I ask? 3. Very rare or call it one in 2 million chances with an issue with the kitchen stove e.g. fire breaking out on the stove spreading ... or an explosion. 3.1. In such a situation, the escape route out of the main door perhaps is blocked or dangerous. And the only way to escape from the home is from the balcony or bedroom window at the living room side of the house. 3.2. These stacks share same concern... -

Part 8: The Sick Building Syndrome [SBS] and The Jovell 1. Don't worry, there are many related factors involved that may result in the SBS: 1.1. Constant sunny days often without much cloud cover 1.2. Prevailing winds and the wind direction flow 1.3. Often low floors where not every neighbour opens theirs balcony or windows. But the poor unit occupiers are the only ones that open them 1.4. Higher probability of occurrence of the stacks/units outlined in RED box(es)... 2. Understand more about SBS? Sorry it is not Singapore Bus Service... -

Part 6: Can I tell the afternoon sun just by looking at the Sales Brochure? 1. If one has a rough sense of the orientation of the development, one can roughly look at a Sales Brochure for clues. 2. In this example, we get to see the perspective of the development roughly from the river view. 3. I have added red stripes to the surface areas of the development where potentially these areas will receive close to direct afternoon sun ... all year round... and no running away from it. 4. Nothing beats taking the site plan; orientate the site plan with the North compass correctly at the TOP and outline the areas that can be affected by afternoon sun:-

Part 5: Case Study - Potential poison arrow as shown by the two "X's 1. Oh dear... don't tell me... a "geniuine" not fake... poison arrow... 2. Often, clues of poison arrow(s) is visible from the Sales Brochure.. provided one knows of it's possible existence... 3. Do pay extra attention to structures especially roof-lines of club-house and or other utility buildings near to one's potential unit of purchase: 4. For now, this not possible: 4.1 But can't you visualise? Or one of the best visual tools (not fool proof) is look closely at the developer's showroom model and zoom into the area /level stack/unit that one is looking at...

Part 11 - Potential Poison arrow(s) or Sha Qi = concern of neighbouring block's sharp corners or roof-lines/sharp corners from club house roof-lines etc... 1. How do I know if my unit has a poison arrow aimed towards my unit? 1.1. Best to be viewed from within the unit by standing inside the balcony and each windows looking (directly) outwards.... 1.2. Often poison arrows can come from sharp corner of neighbouring block/stack as shown by the RED arrow(s). 1.3. Low floors may also be affected by the roof-lines and sharp corners of the club-house. Thus potentially best to try to check that units at stack 10 and #15 is not affected by the club-house roof-line or sharp corner of it.
