Sim Lian is well-known for their key handover process, where owners are typically not accompanied upstairs after receiving their keys.

It would have been a great experience if the developer had provided clear instructions for key collection, such as activating the air conditioning.

Think about it: how often does a family go through the process of collecting keys in their lifetime?

It’s understandable, considering Sim Lian was mainly a Main Contractor in the past for companies like MCL and others.

Case Study: Tree trunks as a potential poison arrow(s)

A. In my opinion, both the landscape planner and the landscape company did a poor job with the placement of the trees.

1. Many trees are placed directly in the center of the living room balcony, making them difficult to maintain, especially the trunks of the palm trees.

1.1 When affected by Sha Qi (poison arrow), a tree trunk can resemble a knife pointed toward the unit’s entrance.

1.2 The current delay in installing zip track external blinds does not seem helpful. If these blinds were installed and kept closed, they could offer a solution.

B. Why can’t external framed blinds be installed?

2. I find it difficult to understand why many recent developments—such as The Vales, which allows white, ivory, and brown external blinds, as well as Sol Acres and Wandervale—permit the installation of zip track frame external blinds. There doesn’t seem to be any concern about the balcony load in these buildings.

2.2 However, Sim Lian has stopped these installations and informed owners that they may affect the load on the balcony. This is confusing.

2.3 I would like to ask Sim Lian: Why are these blinds allowed in other developments but not here? Why is balcony overloading given as the reason?

2.4 In my opinion, this reflects poorly on the developer. Are you suggesting that your construction quality or the load capacity of your balconies is lower than in similar projects?

2.5 Does this mean that MCL’s Sol Acres is built to a higher standard than yours?

C. The welfare of the guards, the guard room, and its surroundings is often overlooked.

3. Some may argue this is not an issue since the company is paid, but providing shade and comfort helps support and humanize the guards.

3.1 One positive aspect is that the guards are smiling because the development faces north-south and has a large roof-line.

3.2 This ensures they have reliable shade, so the guards are protected from the afternoon sun.

These are some considerations:

2.3. Perhaps, there are some differences:

2.3.1 These stacks face the Yishun Pond

2.3.2 And Khoo Teck Puat Hospital is perhaps 2 or more times further than SGCH. If so, then Adora Green may be a poor comparison.

3. There are always some who believe that it is inauspicious to have a home with a view of a hospital. Thus one cannot change these people's mind-set so easily. If there are many of them; then it may affect the resale of the unit. This is more of a marketing concern then Feng Shui.

4. In fact, it would be more so for those who had purchased a unit at The Vale, another development; since this development is just a road away from the hospital. It is similar to a specific condo directly facing the Changi Hospital at Simei.

In Singapore, the upcoming EC will act as a buffer, blocking the direct view of SengKang Hospital. However, this also means residents lose their clear view of the hospital.

Residents will also have to deal with noise and dust from construction, which usually lasts for about three years.

Case Study: Tree Trunks as Sha Qi or Poison Arrows. For units facing the pool and service roads, it appears that the development has young palm trees. A mature palm tree:

Currently, the trunks of these trees have reached the second storey and are located at the outer edges of the development. If the trees have many branches close to the units, that is usually fine.

However, if these trees also have solid trunks facing the units, they may act as poison arrows. This is more difficult to remedy, especially if they align directly with the balcony.

This is not related to Feng Shui, but many ECs organize group buys for the most compact wired doorbell. The bell socket is located directly above the fridge cavity in Treasure Crest. MK Wired Battery Operated Melody Door Chime is suitable for BTO, HDB, and Condo units.

Previously, you could buy it at specialty electrical shops for just $10. Now, the price ranges from $20 to $25.

The battery compartment is at the front, making it easy to change batteries. It requires 3 AAA batteries and offers many tones to choose from.

hihi, for both stack 07 and 10 - what happens if the main door is at 2 5 or 5 2 flying star?

For this type of house - the mouth of the house where it will take in the Qi - is it considered as the "frontage" which is the balcony - so therefore it is okay for the main door to be 5 2 or 2 5?

Most EC and condo units usually keep the main door closed when not in use. This helps reduce issues related to stars 5-2 or 2-5 in the master bedroom, if present. Additionally, a remedy can be applied here if needed.

For stack 07, the facing 195 degree is measured using a louban? I am just hoping that the unit will not hit the small 空亡 line between S2 and S3. 

Is it true that units built on top of each other - may have different facing degree?

I have written a booklet on the proper method for taking compass readings. If you do not use the correct technique—whether with a Luopan or a regular compass—the readings within a home can vary widely.

This is because concrete homes contain steel bars embedded in the floors, support beams, and sometimes in precast concrete elements. All of these can affect compass readings, even within the same unit or in units above and below.

The saying “A bad workman blames his tools” applies here.

It’s understandable if this isn’t your area of expertise. Even experienced Feng Shui masters have asked me for advice on this topic, as they too find it puzzling when taking readings.

Visited today. The client just bought the last unit there. Vines are nicely covering the ventilation holes.

Rounded pool bollard lights are a good passive feature. While you can still bump into them, it’s much better than dealing with sharp angles.

Heavy vehicles no longer park here! After nearly three years of living with noise and dust, This “white pollution” can actually affect Feng Shui.

Some people say that, in the future, you might not see the hospital anymore. I remember the two condos in Yishun, Emerald and Sapphire, where units next door could see into the pool of the neighboring development—almost as if the pool belonged to their own condo.

The Anchovale Crescent EC site, formerly a heavy vehicle parking lot, has been sold. The top bidder was Evia Real Estate and Gamuda, who joined forces to successfully secure the executive condominium (EC) site at Anchorvale Crescent in Sengkang. Their winning bid was S$318.89 million, or S$576 per square foot per plot ratio (psf ppr).

Qingjian Realty narrowly missed out, losing the site by just S$899. The third highest offer came from Hoi Hup Realty and Sunway Development at S$307.3 million, or S$555 psf.

It was a close call for Qingjian Realty, especially since many of its developments, including InZ Residences, have just achieved T.O.P., and the company may have been ready to embark on new projects.

Expected Minimum Occupation Period (M.O.P.) around 2023

Is my Period 8 house still lucky from 2024 till 2043?

In Summary, majority of stacks/units either face NE1 and SW1

NE1 [Less lucky under Period 9. It also depends on the layout plan.] 
SW1 [Take extra care of health issues especially around 2023 onwards.] 

 

1. Treasure Crest EC achieved T.O.P. in 2018 and is considered to be born in Period 8.

2. Therefore, even with the transition from Period 8 to Period 9, the Flying Star Chart or Feng Shui birth chart remains as a Period 8 chart.

2.1. The only difference is that the wealth luck has shifted from the #8 star to the #9 star.

3. This development has only two possible facing directions: NE1 or SW1.

3.1. NE1 is considered less lucky under Period 9, though this also depends on the unit’s layout. For SW1, extra care should be taken regarding health issues from 2024 onwards.

3.2. Currently, under Flying Star Feng Shui, both directions are generally less favorable compared to when keys were collected in 2018. M.O.P. is expected around 2025, about five years later.

4. For house hunting, EC units can be assessed under two main parts:

4.1. Part 1 : Location, location, location = External + Internal = 70%
4.2. Part 2: The Three (3) Major Considerations: Frontage, Kitchen and Main Bedroom = 30%

4.3. TODAY once unit is considered unsuitable to the breadwinner with a score of either zero out of 30 marks or just 10 marks out of 30; could mean the unit may be overall graded as a C+ (Just Pass) or C (Fail grade).

5. Often there is a difference between a non-mirrored layout vs a mirrored one. This can definitely affect this score depending on whether if one is of an East vs a West Group.

The Majority:
There are Blocks 50 52 52 56 58 60 62 & 66 with either N3 or S3 facing units.

The Rest:
While Block 54 Stacks #13 & #14 are SW1 facing while stacks #15 & #16 are NE1 facing.
