This development is on the former enbloc Rio Casa land. 2. Riverbank Residences launching in July 2018 via ballot most likely to avoid the Chinese 7th month starting on 11 August 2018. 3. Riverfront Residences consists of 9 blocks with a built up height of 17 storeys. Currently with the proximity to Paya Lebar Airbase there is height restriction as the air-base is still under operations unitl it moves over to Tengah Airbase. Then perphaps the height guidelines may be reviewed at a later date. But too late for this development. 4. Riverfront Residences also has a total of 21 cluster landed properties with their own private car-parks. All add up to a massive 1,472 units. There are a total of 6 shops, also. 5. With such a large amount of units, it is expected that T.O.P. is a long 5 years away. And the committed T.O.P. is expected to be in Period 9 2024. (Although this development may T.O.P. at the borderline or end of Period 8.) However, several Real estate sites have mentioned that the T.O.P. is in the year 2027. Perhaps this is the legal completion date. Whatever it is, if in doubt please check with the relevant authorities on this. 6. First looks is that the planners seems to try to maximize for the river view which is a good thing under Shapes and Forms Feng Shui. Rio Casa still stands (6 June 2018) today (Have yet to be demolished..) I was there recently to view the Feng Shui of the surrounding area. As a few clients are seeking my advice on this development. To the left of this photo is Evergreen Park condo:- These flats at former Rio Casa: soon to be demolished.. The view of Sungei (means river) Serangoon. Although the site is not beside this river, at least many stacks/units can take advantage of the unobstructed views provided it is facing this Easterly side of the development. One major consideration is: "Where is the external common central rubbish bin(s) on each storey?" 2. For Riverfront Residences, the developer also `failed' to show the location of the external central rubbish bin(s). 3. Before signing the dotted line.. do check with the Sales Agent. In many recent past developments like the Hillion at Bukit Panjang and even 100 Palm Residences, many "wise" potential buyers have successfully requested and viewed the exact location of the common central corridor. 4. Don't want to get an unexpected surprise to find the central rubbish bin beside one's main door! Or possible not facing the main door. Both in terms of Feng Shui and may affect future resale value or even resale potential (if any)... 5. There are more considerations like the location of the central rubbish bin collection point(s) the electrical sub-station(s) and even emergency diesel generations etc.... 6. Roads such as Jalan Lye Kwee and Lorong Batawi are still in existence, although Lorong Batawi has been shortened to accommodate part of the Evergreen Condominium site. St. Xavier's Lane is also still present. To the southeast of this road lies a portion of the future Riverfront Residences. Currently, Montfort Secondary School has relocated to Hougang Avenue 8, situated adjacent to Montford Junior School. CHIJ has taken over the site that was formerly occupied by Montfort Secondary School. Meanwhile, the Catholic Church of The Nativity of the Blessed Virgin Mary has been established on the current site for many years. Lorong Santun has vanished and has become the boundary of Punggol Park, while the area directly beneath this boundary houses the Catholic Spirituality Centre. This centre is bordered by Hougang Avenue 8 and Upper Serangoon Road. Understanding the history of the land where one may potentially reside is always beneficial. There are numerous instances where certain locations have been situated on burial grounds, markets, etc. In this case, prospective subsidiary proprietors can rest assured that the land was once considered "virgin land". One might argue that this piece of land is akin to "Holy land"; for some, this may be viewed positively or, well... it depends on individual interpretation. Warning signs include the ancillary areas, such as the location of the Bin Centre, Substation, and Emergency Backup Generator Set. 1.1. It is strongly advised against having a unit situated near a Bin Centre. Even the mere sight of the Bin Centre should be a minimal consideration for anyone. 1.2. Although there is no conclusive evidence regarding the effects of living near a substation, a considerable number of people firmly believe that residing next to or in close proximity to a substation is detrimental. In light of this belief, why put yourself through unnecessary anxiety? This circumstance may also adversely affect the future resale value of the unit. 1.3. This is a large piece of machinery. Generally, it is placed at a significant distance from the residential buildings. Its usage is rare, but testing of this equipment takes place from time to time. In this area, the scent of burning diesel fuel can be perceived. 2. Do you enjoy the aroma of BBQ? Or do you appreciate the scent of BBQ or cooking smells? If so, it is a wonderful mix. However, many people prefer not to have a unit situated near such sources, as the odor can persist for a long time, especially when the wind carries it into one's home. 2.1. For privacy reasons, many individuals would prefer to avoid acquiring a unit that faces or is adjacent to a BBQ, cooking, or dining area. Such locations may attract visitors or activities that could encroach upon our privacy, and they may also attract ants and other pests. 3. Children's Adventure: Party Pool Deck, Kid's water play, kid's pool. 20m Shallow play pool. 3.1. Some individuals desire a peaceful weekend, particularly on public holidays. If you are someone who cherishes tranquility, it is advisable to avoid units that face or are located up to the 8th floor near such lively areas. 3.2. Kindly refer to the attached document and zoom in on Stacks 37, 38, 47, 66 & 67. 2. Under conditions of high winds, the area surrounding X may experience exceptionally strong gusts, as winds can funnel into this region from any direction. 2.1. The wind may particularly impact the backyard areas of Stacks 37, 38, 47, 66 & 67, occasionally causing "upheavals." If this phenomenon occurs frequently, it can adversely affect the HEALTH and WEALTH of the family members residing in some of these stacks during periods of strong winds. 3. It is also important to note that the stacks on the opposite side, namely 15, 22, 32, and 86, may be subject to the same characteristics mentioned above. 3.1. Depending on the wind conditions and direction, there may be a potential wind channel created (B to A) between stacks 22 and 23, directed towards the yard side of stack 32. Additionally, there may be a wind channel at the living room side of stack 32 directed towards the channel of its neighboring stack 79. 3.2. Highlighted in red, stacks 15 and 22 may occasionally experience strong windy conditions in their yard areas. If winds are directed into these open spaces, the intense gusts can spill into the kitchen and subsequently into the home. This is regarded as unnatural wind flow, which can impact both health and wealth. 4. In contrast to a uniform block layout, this illustrates how wind flow may behave within this development, depending on the wind direction. It resembles a spider... 5. Please be aware that, for the majority of the time, a home should receive natural airflow. If strong winds frequently disrupt our hair, this can negatively influence both health and wealth luck. 5.1. Generally, an inverted "U" shape design, which some refer to as a horse-shoe shape, provides stable shapes and forms. This contributes positively to the overall development. A practical advantage is that numerous stacks located within the inner U will enjoy a commanding view of the Serangoon River. Especially if there is no vegetation between such pointed roof-lines and a unit's opening such as a window or balcony area. 2.
