Singapore Land Betterment Charge (LBC) Rates Rise from September 1, 2026: Residential, Commercial and Industrial LBC Increases

Singapore raised its Land Betterment Charge (LBC) rates effective September 1, 2026. LBC is a tax payable when the value of land rises because of planning changes, such as redevelopment or a change in permitted use.

- 3.4% for non-landed residential property (such as apartments and condominiums)
- 3.5% for landed residential property
- 3.9% for industrial land
- 1.7% for commercial land
- 2.9% for civic, community institution and place-of-worship uses

The changes affect 160 of Singapore’s 118 geographical sectors. Rates rose in 46 sectors by roughly 13% to 19%, while 72 sectors saw no change.

The largest increases were concentrated in selected areas. For non-landed homes, Kallang Bahru and Boon Keng saw the biggest rise at 29.1%. In commercial areas, East Coast Park and Bayshore recorded a 19% increase. Several industrial sectors, including Ganges Avenue/Havelock/Alexandra North and Tiong Bahru/Ng Watt, rose by 10.1%.

Commercial-property investment remained active, with office transaction values reaching about S$13.3 billion in 2025, the highest level since 2007.
