  1. ARE YOU PAYING MORE THAN WHAT YOU SHOULD FOR THAT PROPERTY? IS IT THE RIGHT TIME TO BUY? Another good tool to guage property prices is by looking at the Property Price Index. For example, if one had purchased a private property between 1998 and 1999; this was one of the best times to do so. As the private property price is lowest for quite sometime close to the 100 percent mark. If one looks at the graph, 2001 and 2002 seems quite good since for 4th quarter 02, it went to one of the lowest at 115.1 percent. In my opinion, perhaps if more and more condos are built, we could find the private property prices fall to as low as the 60 percentile mark as in 1983/1984 or lower! Therefore, this is perhaps another motivation for all of us to: Choose our units wisely! Morale of the story is: "Choosing a home is not just about the Art of buying a home but also a Science of doing so".

When I first was given a copy of the layout, yes, you had guessed correctly, I flip and flip and saw what you had observed. 5. Yes, this is truly a "unique" development in that majority of the units (other than very few e.g. some penthouse do not have toilet at the centrepoint). Otherwise all, 2 rooms, 2 rooms with study, 3 and more rooms practically have toilet at the centrepoint. It has more than 700 units, quite a hefty number of units. 6. On the positive side: 6.1 Internal site plan is acceptable i.e. block arrangements are overall OK. 6.2 The development is quite parallel to Sungei Serangoon river. The only drawback that it would be better if water flows from `east to west' rather than `west to east' to take advantage of the Dragon Gate concept. For more details, please search for " The Tropica " condominium on this Dragon Gate concept. 6.3 Often, toilet in the centrepoint is only 1 leak. It would be more prudent, therefore, if one to buy here to take extra care in selecting units that `suit' the breadwinner. - To lessen or further reduce - incidence of more leaks. More: Given it's location; most likely, it would largely appeal more to HDB upgraders - perhaps living near-by. Price: When it was first launched, price range between $440 to $490 (depending on the floor level). Often, p.s.f. for units with Personal Enclosed Space hover at a low of $430 range. This year, especially units with PES can be purchased even lower at $390 p.s.f or thereabouts. If one purchase it, most likely, it is meant more - to stay rather than for rent or investment. In my opinion, if the price falls to a range of $380 p.s.f, this is a `fair price' to pay. Given that, in the forseeable future; perhaps 20 years from now, with ageing population; Singaporeans could only dream of being "asset rich" but "cash poor". Since, such 99 year leases (without anything special about it) may fetch (in my opinion) rock bottom price of only $300-$330 p.s.f. depending on unit/floor even adjusting for inflation. However, it is still very difficult for me to visualise the folowing:- 1. what is the exact top-down view of the curve of the cul-de-sac. This is because a rectangle box is quite difficult to visualise: 2. In addition, I need to see the perimeter of your home's fence / main gate 3. And a simple sketch of the exact outline of your home (with marking of the main door) - in a rough scale with the surrounding. 4.   7. Where possible, see if you try not to buy a unit/apartment where the main door is so close to the kitchen door. In addition, there is an open backyard: where if the main door and kitchen door are opened, there is a straight path (qi leak) out of the `mouth' main door towards the back (backyard). Please see the attached sample layout.

  10. Dear Carol, 1. Yes, times have changed. 2. In the past, Feng Shui was `local' to the country of China. This is where the `yellow' dust blows south in the country. And often, homes e.g. in Beijing faces South to avoid the cold winds and dust going into homes. 3. But look again, your statement may be true for the Chinese in their "motherland" but it is no longer true for overseas Chinese. 4. We are now entering or pratising "Globalised Feng Shui" all over the world. 5. We often heard of the term "black magic". Where people like bomohs or vodoo practitioners do bad or harm to people. Often, we see western shows where needles are nails were pricked into dolls. 6. On the other hand, there is also black Feng Shui. For example; even in Singapore, some foreign developers bring along Feng Shui practitioners to advice them on buildings that can absorb wealth from other buildings. These Feng Shui practitioners scan the other buildings and advise their clients to build in a certain design. 7. A classic example is in Hong Kong where Bank of China building was Feng Shui to try and draw wealth from it's surroundings. If you do visit Hong Kong, do stare upwards at the HSBC building. You can see TWO HUGE "CANNONS" aimed towards the Bank of China building. 8. `White' Feng Shui as the term suggests is to build YOUR BUILDING or advise a client to built a building in harmony with it's surrounding or even if it does not harmonise - at least it does not have sharp corners or even things like reflective glass and other designs that becomes a poison arrow/sha qi to it's neighbours. 9. For example, in Singapore, if one stares carefully at the UOB building, it does not have poison stars aimed at it's lower twin tower. But instead, `emit' sha qi all around. The UOB building is also like a tall thin tree or considered as wood element. Here, under the Five elements concept: Wood crush earth e.g. DBS tower 1 and DBS tower 2 are earth element. OCBC building is also earth element. 11. In addition, OUB bank building is a fire element. And UOB (being wood element) helps fuel fire element. 12. In the past, as mentioned in some of my past messages, "Monks" who practise or advise on Feng Shui often, prefer to go more for `white' Feng Shui - which does not try to harm thy neighbour .. sort of thingy.   11. Dear Spencer, 1. Yes, I totally agree with your comments. 2. When Dahlia Park TOP, the condo was like a second home as I had clients in nearly all the blocks. 3. What strikes me was that even if these are condos, as you had mentioned, they are firstly freehold; 4. In an exclusive private residential area with both low rise and even all condos in the area has a height restriction or often called `semi-low' rise condo apartments. Most likely because of airport restrictions on the outer-zone. 5. I always felt peaceful, within this private residential encave. Nowadays, it could even be worse-off is to stay close to embassies especially the American or British as often these are prime targets... 6. Looking at Block 100, #62, this looks like a good unit. As you had mentioned, it has good plot ration and qi flow within the estate is harmonious. Even within block 100, qi seems to flow smoothly inwards. 7. The gradient with a water feature in front of the unit, is good as it is symbolic of wealth collection at the frontage. 8. In fact, as mentioned in my earlier message, this development draws parallel to CDL's The Signature Park condo at Toh Tuck Road (freehold). The only difference is that it has higher units. But generally, it has this kind of gradient development as found in Edelweiss Park condo. 9. Recently, a user had asked my opinion of the two CapitaLand's development at Palm Grove/Palm Haven (999 yrs). Most probably, the most logical means to support what was mentioned " internal measurement " could instead imply i.e. "for-the-dead" who is often "ENCLOSED INSIDE" A coffin or inside the building housing the dead. Here, in my opinion, it would "therefore make more sense that the interior measurement USES the 10 sectors. Perhaps, this could explain why, some people may have mistaken that it can be used together. In another example, I had previously mentioned the 2-Step and 3-Step method for counting steps. If we are to feasibly use both "formulas" something has to give. We would need to MERGE the measurements into ONE measurement - to make much sense of these two different repeating counts.   13. Dear Spencer, Further to what I had mentioned; if we look at it from a different perspective: "an eight sector formula co-exists within it's own internal workings." "In my opinion, it is difficult to see how another formula "such as the 10 sector" could have being worked into the interior measurements." Assuming that even if we do use the 10 sectors for the interior: in my opinion, it seems highly impractical to have different thickness of wood - "to fit" or accomodate the measurements. (Since - different formulas would "create" or cause to create different lengths of wood (thickness size). Imagine, what it is like today. Most furniture makers will either charge an exhorbitant fee or (think) that the designer of the furniture had "flew over the cuckoo's nest". Warmest Regards, Cecil

  16. This advice falls under the category of a Practical Feng Shui Approach. Question: Is it auspicious to place the dinning table facing the main entrance door? 1. Frequently, in numerous households in Singapore, as well as in many other households worldwide, it is common for individuals to place food, bread, utensils such as forks and knives, and other food items on the dining table. Take, for instance, a family of five consisting of a husband, wife, and three children. Typically, the wife, who is often the homemaker, will prepare the meals and set them on the dining table in a small home. The three children may arrive home earlier and have their dinner with the spouse before the husband, who works overtime, returns later to eat the leftovers on the dining table. In such scenarios, leaving the door open could potentially allow neighbors passing through the common corridor of an apartment building to catch a glimpse of the food on the dining table. To avoid a cluttered appearance with food and drinks on the dining table, it is advisable to keep it away from the main entrance to make a better first impression. Additionally, it is considered inauspicious to have utensils like forks and knives facing the main door. The first ever documented information on the Chinese Feng Shui ruler was in the Sung dynasty - where the imperial furniture maker made furniture based on the 8 sections or for Yang (homes for the living). 2. For example, in the past, to illustrate - feng shui dimensions of a door is taken from the interior dimension of the door frame. 3. In this example, it is not right to take say the hypothesis of the external frame with auspicious measurements based on e.g. the 8 sectors measurement and take the interior frame measurement with the 10 sectors measurement. 4. Here, since the main door is such a critical element or often we called this the most critical qi flow into the home or the `mouth' of the home, the EXACT mouth should (MUST) be auspicious based on the Yang 8 sectors measurement. 5. In fact, often, the external frame and internal frame dimensions can also fall within auspiciousness under the 8 sectors ruler. 6. From what I understand from the first documented material on the Feng Shui ruler; Yang Feng Shui thus uses the 8 sectors. Where there are 4 good and 4 bad sectors on the Feng Shui ruler. 7. No offence: But, frankly, Feng Shui is all about harmony and balance and often, many of us cannot afford to tailor-made our furniture. For example, in Singapore, in the past and even present many business use "standard table length sizes". Such as: Clerical Officer (Customer Relations Officer) length = 4 feet Supervisors/Assistant Managers/Managers = 5 feet length 5 feet length is suppose to be auspicious while 4 feet length is not. Does it mean that it spells doom for the Clerical officers? In today's world, in Singapore, retrenchment are equal or even more for middle-managers than clerical staff. Can we blame inauspicious table for business failure? 8. In Feng Shui, often what matters most e.g. for a built in cupboard is not the internal measurement (here, when we close the door) it becomes a vacuum area and cannot be seen! Frankly, there are better things to do in life than to carry a measuring tape to measure all the `interior' of "all" cabinets. In my opinion, the morale of this story is " TOO FREE " - perhaps, this can explain or be the excuse we may want to use for e.g. a business .. failure. There are measurements for Yang vs Yin buildings. And, lesser likelyhood to `justify' for such a luxury like " a different measurement for internal measure." I also remembered several write-up which I had written on the purpose and ideas behind the "Castle Gate Theory". I remembered, placing a few articles under the topic: Feng Shui Tips - but nevermind, simply do a search under this forum for " Castle " or "Castle Gate" to find out more. I also remembered, that I mentioned also this theory in relation to the "Time-dimensions" or Flying Star. the time dimension For the "time dimension thingy"; it simply refers to the "Compass School - Flying Star Feng Shui" which is based on time periods e.g. house built between 1984 to 2003 is under Period 7 etc... I would expect NEW users here to do a search especially in this forum for words like "Flying Star" etc... or nearly any subject that you are interested in e.g. fountain, fish tank, steps. You can usually find answers faster this way. And, if a question often is repeated, I may not even approve it - when I moderate the questions posted.   21. Dear Spencer, Honestly, I (myself) is a free-thinker and like many others be it a free-thinker, Catholic or Christian or other religions had not any specific preparations on this. I strongly believe, we should still continue as usual. The only exception for us Chinese are: 1. Avoid "move-in" to a new home or new office 2. "Venturing" out. For example, avoiding going to the beach for a swim or bringing children e.g. forces of nature. Otherwise, human activity of going to work as per normal, attending meetings, shopping etc... should remain the norm. Last year, because of the downturn, many condo developers even offer SPECIALS if people purchase a unit from them. There is really no harm, both in signing a purchase agreement for a new condo development etc.... As the saying goes... " Life must go on as usual "... In fact, even in the 7th month, I have always been very busy as ever with FS appointments - survey and audits. Warmest Regards, Cecil
  22. Dear Spencer, In my opinion, most of the better units have already been taken up. Contrary to popular belief; if you check thru some of my previous reviews, quite alot of sunken land sites seems to be auspicious (wealth collection sites). A few months ago, I was going thru with one of my clients on the remaining units. In particular, at that time: units 36, 37. 24 and 19 were still available, most likely since they may be affected by the afternoon sun. Frankly, I had been staring at the Edelweiss site plan for quite sometime in the past, and to me, it resembles the New Zealand Kiwi bird. Since the Kiwi bird does not have wings, I personally feel that the choice units are at Blk 82 Flora Drive is considered the best. This resource will give a better idea of what I meant:- http://www.myhome.com.sg/edelweisspark/siteplan.shtml Since, often, there is seldom a `bird' shape like condo; there are few precedents on what to make of it. (The other bird like condo is The Signature Park which looks like a duck and the entire condo slopes from high to low). If one looks carefully at Block 96 Flora drive, and if one looks at the entire condo, even a flightless bird has wings:) This looks interesting and auspicious. Another interesting observation: If one looks carefully, the center water position looks like the throat (24 Island With Pavilion & Timber Bridge) and digestive system right towards the `stomach' ( 7 Upper Deck Swimming Pool, 8 and 9). Overall, it looks like a whole `exotic' bird i.e. exclusive. In fact, I very much like the other development close-by: Dahlia Park condominium at Flora Drive. This area is just outside the fringe of Pasir Ris Drive 1. In my opinion, Flora Drive/Road area, should remain an exclusive private condominium area (away from HDB development). And its proximity to the SLE/PIE/ECP is an advantage. It is also close proxmity to Loyang Industrial park. Many of my clients at Dahlia Park either travel frequently overseas or work close-by in the vicinity. In my opinion, there is not a big issue with the Changi Prison. What is `worst' for most of us instead, is to look at the Inland Revenue Building:( You would have guess, that recently, I had visited several condos; my luopan, always `felt' shy of facing the Inland Revenue building!   23. Dear Spencer, You have to understand that not all Feng Shui rulers were created the same. In fact, there are as many as 4 to 5 versions of the Feng Shui Ruler. In fact, majority of the rulers OFTEN, have the top most readings for Yang Feng Shui. But, I have seen some FS rulers that have purely Yin Feng Shui alone or on the top as what you had mentioned.   24. Dear All, Another good indicator when house-hunting (especially for more afforadable 99 year lease) apartments is to take note of: 1. "Unsold" units in a development that had already obtained TOP for more than 1 year and yet no take up for "choice units" as found under this relatively new developer's developments:- http://www.ntuc-choicehomes.com/available.htm Here, they have listed three `not so' hot selling properties especially Tropical Springs and Rivervale Crest:- 1. Tropical Springs It should have been a good sell considering that it is in walking distance of the Simei MRT station. But, yet choice units remained unsold. 2. Rivervale Crest I had previously reviewed this condo. I really do not like this condo. And have turned down several new requests for on-site audit here. 3. Parkgreen - Is there a roasted pig somewhere? This is an executive condo. Neverthless, it has one of the cheapest p.s.f. ranging from as low as $281 to $360 p.s.f. (A few units were sold at transacted prices of $380 p.s.f. often those with good view). It is quite interesting to take a look at "executive condos" for first time buyers since; these buyers were given a government grant. The only restriction is a predetermined period where they cannot sell. What I find most interesting about executive condos is that in the future; many who can no longer afford keeping their much higher priced condos; there could be a chance where some of these people downgrade... some because of their pride, may not want to downgrade to a HDB flat, but instead look at buying an executive condo. Not that the price of executive condos can go up; but rather, my best bet is that perhaps, they being cheaper and more affordable; has a higher liquidity state - in the future. Try to look at this site that has the profile of a roasted pig:- http://www.tiongbahruroastedpig.com.sg/ Next, take a look at the Park Green sitemap (under the attachment) Can you see a mouth devouring a roasted pig? Best units are at the `mouth' facing this roasted pig. 4. Grandeur 8 Perhaps, NTUC Choice homes are getting the hang of what users want. This new launch is so far their most popular. But the main advantage is that the lower floors (except for the penthouse) is much like any other `point' blocks. Here, air or qi can flow thru and around each of the blocks.
