Not too long ago a recently Just T.O.P. Condo… ”You stay there, we don’t… seems to be magnified” PRO 1. A nice-touch to incorporate the unit’s door bell to the FERMAX intercom system. No need to install those battery operated door bells.. where often the AA or AAA batteries leak. 2. Solid wall between living room and bedroom 2/3 only depending on layout plan. (Between bedrooms are partition board - perfectly Okay, by today’s standards). CONS 1. Who in the world places the cutlery tray below this stove? 1.1. For the units that I had visited, this cutlery organiser is directly below the stove! 1.2. Perhaps the nut-case who got this idea, perhaps thought that the heat from the stove (especially if it is used for a specific duration); it’s heat can act as a precaution to kill some germs? 1.3. What is most concerning is that an unsuspecting resident may actually get some degree of burnt on their fingers or hands! 2. In some units, the largest burner is pretty close to the wood separating the fridge from the kitchen table top. The side-wall should be slightly further than depicted in this photo; 2.1. For those who are experienced. Will know that the Largest stove is in the wrong position. As well as the 2nd largest should swop with the smallest hob. LOL 3. Still in amazement at the “patch” like engineered flooring in all bedrooms. The pattern reminds me of Desert storm camouflage patterns. As there are patches of darker and lighter shades of brownish flooring. Hey “MCL”, fortunately, you don’t stay there, but your buyers do. Case Study 9: Some factors to consider when purchasing a unit, at Lakeside View BTO 1. Some unit's frontage is affected by the afternoon sun especially on sunny days. 2. Expect afternoon sun soaking into the master bedroom wall of specific units. Hopefully in the evening, this heat does not ooze out of the master bedroom wall into the bedroom. 3. Some units have the kitchen is in the inauspicious Fire @ Heaven's Gate. This can affect male breadwinner's career and also family members overall luck. The impact (if any) also depends on where the stove is located in these units. 4. Poison arrow from corner of Stack #257 aimed towards Stack #241. Sha Qi from side of Stack #331 aimed towards Stack #283 bedrooms especially Master bedroom & bedroom 2. For Stack #229 stack/unit affected by poison arrow from corner of #215. 5. High floors preferred to avoid traffic noise especially during peak hours of the day along Yuan Ching Road for some stacks/units. Fortunately for stacks facing Kang Ching Road - This road is considered less busy as Yuan Ching Road. However, higher floors is still preferred, here. 6. Avoid low floors of a certain Stack #xxx as this stack/unit especially #02-xxx and #03-xxx faces one of the two service roads leading into Lakeside View estate. Since these two units are might be affected by Sha Qi and also vehicle head-lights turning into the estate at night. 7. Front door faces a long common corridor. Ideally best to close front door when not in use. Good that both #xxx and #xxx front door opens towards a bedroom door and not directly towards the window opening(s) of the living room. Possible to [.......] closer to the common corridor closer to #xxx for #xxx and closer to #xxx for #xxx. 8. No issue with stack/unit sharing the same wall as the stairwell. It is not like the front door faces the staircase opening. There was only one case where a single mum with a daughter asked me to rank such homes lower as she was scared that someone could be hiding inside the stairwell when she or her daughter opens their front door. A blessing in disguise as a unit next to the stairwell or say beside a lift means that close to the strongest structural part of a block/building. 9. High floors preferred (at least) 5th storeys and higher to avoid hearing activities especially funerals and funeral activities such as prayers can happen anytime at nearby Block 344 = Precinct Pavilion. Even during occasions like Chinese New Year. In addition, higher up units may also be able to hear the sounds of religious ceremonies and or from Malay weddings (if any). Therefore, if possible aim for higher as possible. 10. Often there is a stigma attached to a unit close-by to an Electrical Sub-Station (ESS). The closest will be low floors of Stack #213. Generally there is no reported issues living close to it. But unfortunately, it may affect future re-sale value. Thus higher floors preferred. Stack #xxx is buffered by the children playground. But to take note, also. 11. Higher floors preferred to avoid noise from buses at the close-by bus stop. 12. Avoid low floors as Stack/unit's service yard and master bedroom is close to the common bin unloading bay where the bin trucks need to collect rubbish from.

Revisited on 5th September 2022 These flats are 9th storeys high and seats above Peoples Food Centre and overlook People’s Park Complex. Entrance to Block 32. At the East Wing of the complex. Closer to OG. Front door faces SE towards People’s Park Complex. Highest Floor at 9th storey clears the roof-line of People's Park Complex. But during day time, sound (noise) from it's cooling towers can be heard humming away. But after a while or closing the front door /windows ... Views of People's Park from the 9th Storey:-

Under Shapes and Forms Feng Shui, the MRT tracks is not a THREAT. Good news is that nowadays MRT trains both run quieter and the sound reflecting panels does seem to help. But again, do expect that there are many Indian Chiefs in Feng Shui. And if one meets a Conservative Feng Shui Master (FSM); then one has to swallow the .. comments. Frankly, there are three kinds of luck under the Chinese Luck System. Often we call it the Holy Trinity of Luck Heaven Luck = Born with or ba zi = 33.33% Earth Luck = Feng Shui = 33.33% Human or Man Luck = 33.33% TOTAL = 100 % Here, one will notice that in some situations, one is ready to accept that there may be some noise etc.. The Majority of Conservative Feng Shui Master will often ask to refrain from buying. In general, the tracks seems to run quite parallel and no nasty @slicing towards the unit. The Sha Qi has more to look out towards the parallel support beams with the sound proofing. This has more to do with external Shapes and Forms; especially white noise pollution. Which does affect health and wealth.

However the greatest impact or whammy are Stacks #104, #106, #128, #130, #162, #164, #174, #176 where there open service yard acts like a funnel to bring in this noise. Our Sincere Apologies! This is the stretch where we have to BRAKE. Thus create more than the expected MUSIC. Sorry I mean NOISE!

Case Study 3A: Block 98A - Certainly great effort in placing this Precinct Pavilion (PP) where none of the units face into it. 1. However high floors preferred especially for Stacks #621 and #623 to avoid any noise during activities at the PP. Case Study 3B: Block 98 - High Floors especially 6th Storeys or above for Stacks #603, #605, #607 & #609 to avoid looking into the PP. Block 16 of neighbouring development, just too bad! Precinct Pavilion(s) [PPs] in HDB estates. Do you know that this is one of the first things I look at when doing a Can or Cannot buy review?

Case study 2: Stacks #601 & #631 our immediate neighbours are EXTRAORIDNARY! + are not humans. 1. Extraordinary = very unusual or rather very uncommon. They are certainly not our neighbours. But instead, a Common Bin Lobby (CBL)! 2. How bad can it get? 2.1. For a start, the front door is next to the CBL entrance. 2,2 Secondly, the unit's Frontage: Living Room windows, all Bedroom windows and even the Service yard is a stone's throw or rather a "SNIFF or a SMELL" away from this CBL.. 3. Please, don't look forward to the day of Havelock Hillside's Minimum Occupation Period (M.O.P.). That day will not be bright and sunny for residents of Stacks #601 and #631. No need Feng Shui to tell us about these stacks. 4. In my opinion and perhaps the opinion of MANY that It is a sure guarantee that such properties will get LOW BALLED and there goes your hard-earned money! 5. The options are either two doors or one door with a half leaf. The dimensions seem quite different. It would be helpful to know the proposal in order to make necessary adjustments. This approach makes more sense since it was suggested by the initiator. FSM: 2. Thank you for verifying, the system consists of a single door measuring between 1 meter to 1.15 meters. FSM: 3. The ideal width is 42 inches, with an acceptable range of 41 inches to a maximum of 43 inches. FSM: 4. The optimal height is 83 1/4 inches, with a margin of variance from 82 1/4 inches to 85 1/2 inches. FSM: 5. May be Utopian for your new house if the timber frame is THICK. FSM: 5.1. For instance, it would be preferable but not mandatory if the DOOR dimension is 41 inches, and the door along with both sides of the frame totals 43 inches. FSM: 6. Historically, it was feasible to have a 1st generation or 2nd generation HDB flat where the door and frame combined were all "RED". FSM: 7. The Feng Shui Ruler Above: An actual Feng Shui Ruler: Wordings in BLACK is not auspicious; but wordings in RED is good The Feng Shui Ruler is used to measure the length, breadth and height of rooms, doors and furnitures as certain dimensions and proportions encourage good fortune. The Feng Shui Ruler shows which measurements are auspicious, and which ones should be avoided. The Feng Shui foot is 43 cms (approximately 17 inches) and almost identical to the standard imperial foot. The Feng Shui foot was derived from the side of a square, where the length of the diagonal of a square is the square root of two. Western mathematicians called this the "Magic Square" and this was considered by the Chinese as "mystical". The Feng Shui foot is again divided into eight, each to correspond with one of the Eight Trigrams: Question: have a set of antique furniture which was given by my mum. I measured the furniture and it fits the good measures of the Feng Shui Ruler. Is this good? Can you also elaborate more on the Feng Shui Ruler? Yes most `true' antique furnitures (Chinese influence) do have a set of measurements that follows the Feng Shui ruler. As the furniture was given by your mum (to confirm: from her home?) if so, it is OK. For other antique furniture that you want to purchase, where possible check it's origin. This is because it is said that furnitures do absorb the Qi from its surroundings and for example when we purchase a home, a FS Master would normally also ask who were the previous owners especially if the house has been built for quite some time. This is the same rationale used to check on the antique furniture's origin. For the dining table, one of the best materials is still wood. New furniture needs sometime to absord Qi from it's surrounding. Glass and marble are less favoured dining table material because of it it's "hard surface" (which is Yang). Do note that "plastic " or polycarbyte are also considered " hard " and Yang. Yin materials is considered to provide generally a more `cosy' especially for the home. 2. Feng Shui Dimensions and the Feng Shui Ruler - Under Yin Feng Shui or Feng Shui for the dead, great importance is placed on measurements e.g. of the grave tombstone etc. Currently, not many Feng Shui Masters know this skill as Yang Feng Shui or Feng Shui for the Living is `more widely' used today. This is mainly because of land scarcity and the need to cremate the dead. Cremation is said to have a neutral effect on the decendants of the dead. Secondly, Feng Shui for the living is `more lucrative'. I understand that most users will ask this question: Is it important to follow Feng Shui measurements? Lets look at these points:- In the present day, there are many furniture designers and furniture makers. It is not possible to use the measurements on the Feng Shui ruler. Even if som e furniture makers are aware of it, they may not believe in Feng Shui. Most of us are not able to custom design home furnitures. Even if we do, we may only custom design e.g. built in cupboards but not possible for every furniture in the home e.g. dining table, sitting room table and chairs etc. So what should we do? I like to point out there are a few Schools of Thoughts regarding this matter:- (1). Some Feng Shui Masters may say. use your six sense or the " Intuitive " form of Feng Shui and buy what you like and " meets " your needs. This is a sensible approach and the most practical in today's world. Simply go get what you like. I agree with this. (2). Some Feng Shui designers (through their learning of Feng Shui) have incorporated some Feng Shui friendly features e.g. furniture with `rounded' corners. Do note: not "wavy" furniture as in the water element but furnitures that are `suppose' not to give off poision arrows from it's edges. I also agree with this. This is equally acceptable as most of us do read about poision arrows from nearly every FS website to nearly every FS books. You can consider the use of Feng Shui dimensions as `secondary' importance to Feng Shui. In fact, today, because of commercialisation of Feng Shui so little has been paid to Feng Shui dimensions i.e. what can you earn from teaching FS dimensions? When we do research at Geomancy.net, we believe as far as possible to bring up two sides of the coin and let users be the judge for themselves. No hidden agenda on this. One interesting point: In Singapore, it is a little known fact that the main doors of practically all Housing Development Board Flats which more than 90% of Singaporeans are living have the main door dimensions that fit Feng Shui dimensions. Most FS Masters do talk about the importance of the `mouth' of the house i.e. the main entrance door. As mentioned above, this is considered a `little known fact' because of the racial diversity in Singapore. The `worry' is that this may offend other races especially the e.g. Malays who are Muslims and may get the wrong idea that Feng Shui is a religion. Even under the Indian art of Vastu; their main concern is thatespecially the interior space of a home should have good measurements. 2. Feng Shui does not even go into Para 1. 3. Furthermore, what you have mentioned is at the external of your actual home i.e. the site: garden and entrance area. 4. Just look at it, your main gate area will have "holes" or openings - unlikethe building of the home itself. 5. A rule of thumb in Feng Shui is that onecan or could or may use a simple standard of 17 inches (or roughly 43cm). 6. Thusif you want to consider auspicious width, then any multiples of 17 inches is considered very auspicious. Note: every 17 inches is = equal to a Feng Shui "foot". Not bad. Especially by non-Chinese. Stall name is Lina Fishball Noodle. Order their $4.50 small. Technically, well executed. I won’t say the best. But comparable to many good stalls. Well balanced flavours = Good. Would eat again. No, did not see the lady boss. Just many young handsome Indian men.
