  1. Case Study 6: Kudos to the planners in the placement of the two Precinct Pavilions 1. Block 824 Precinct Pavilion : Excellently tucked away at the corner and buffering the cross-junction road. However, high floors preferred for stacks #492 and #494 to avoid looking into the pavilion where on occasions funerals, rituals and wedding music may be played, there. 2. For Precinct Pavilion located near to Block 822B, also try to avoid low floors especially #418 and #420. \ "A case of Out of sigh, Out of mind is preferred, here". On the safe side, try to avoid purchasing low levels especially #02 and #03 to avoid future "Low Ball Offers" and also high floors to either clear the MSCP or the 2-storey social facility.
  4. Case Study 4: Avoid purchasing especially #02-402 and #02-400 1. Stack 402's Master Bedroom and Bedroom 2 are facing the Entry and Exit of the development. 2. In my opinion, not great to purchase especially #02-402. One might find vehicle spot light shinning into the windows of this unit. #02-400 may also be affected by this. 3. In addition, low floors of stack 402 is affected by sha qi, here.
  5. Case Study 3A: HENG AH! Very Lucky right? HDB Keat Hong Grange does not have a temple that directly faces it's plot of land! 1. Every temple has a a burning offering mount or chimney. Some nicely decorated as a Pagoda. 2. For the future temple, there is a possibility that such an offering mount could be located at either X or Y:- 3. Here, even, if the temple is no threat to the occupants to a unit, the frequent burning of incense and the smell may permeate towards one's dwelling. 3.1. For example, last year I paid a visit to a client staying around the 6th storey of Block 923 Jurong West St 92, I could still smell incense smoke coming from the Jin Fu Gong Temple. Most likely the wind brought the smoke/smell towards the vicinity of the block:- Related: "No Joke! Large incense burning cauldron. How many did you see?" “Bad news for homes - new HDB BTO Nanyang Emerald! These incense cauldrons are currently located around the red ring area: Case Study 3B: Have an altar in you new home? Of Devil's Gate at NE and SW 4. These stacks highlighted in yellow e.g. 400, 412, 414, 415, 416, 418, 420, 422 and 424 falls within the NE to SW path of the future Chinese temple. 5. Take extra care in the placement of an altar or Hindu pooja (also altar) to avoid it becoming a portal as a devil's gate: front door or back door. Frankly, Stacks 412 and 414 are acceptable. (Other than the number 414 as mentioned under Case Study 1.
  6. Case Study 2: Any concern if my unit faces a school? 1. HDB Keat Hong Grange is next to a site reserved for a school. And across Choa Chu Kang Grove which is a road away is Delta Senior School (Special Education) and flanked by ITE College West. 1. In most part, Delta Senior School and ITE College West is considered distance apartment. A blessing in disguise is that so long as one gets a higher unit, one's unit has unblocked views across the school. 2. The main concern are often lower level units that often either face the wall(s) of the school buildings and or the main concern is the poison arrows (if any) from the roof-lines of the school. 2. Based on Shapes and Forms Feng Shui, if the roof-line of the school slices towards a unit's opening such as a window; then this is a Sha Qi or poison arrow(s). 2.1. Since one of the schools have yet been built, best to be on the cautious side and best to purchase a unit higher than say 6th storey and above. Both to avoid facing the school roof-line as well as to avoid facing the brick/openings of either one of these two schools. 3. "White noise" or Noise pollution. 3.1. Between start of school and during school hours do expect some noise especially during school assembly (if any) and recess time. 3.2. If one does not like such things than, best to avoid a low unit facing these schools. 4. Is there a stigma attached to a home/unit facing a school? 4.1. There is a small percentage of the population who has read that Schools are considered "Yin". 4.2. As the argument is that after school hours especially usually after 5pm onwards the school is often empty. Thus considered YIN till say until around 6.30am onwards. 4.3. Thus, this might be a "stigma" especially if some home owners begin to believe this argument or when it is time for resale of the unit; the potential buyer may also share this same concern. 4.4. Although, so far, there are so many schools in Singapore and many HDB flats also face schools. How often do we get to hear that it is very unlucky to have a house facing a school building. 4.5. Thus, this is subjective. 4.6. In fact, some found it okay given that their unit is of a high floor and thus unblocked view(s) once their unit is higher than the school's roof-line. 5. Others is of course, to some a blessing if it is an "Atas" or a school with good genes such as Tao Nan etc.. 6. Fortunately many modern schools do not have a clock tower. If so, best to avoid having the face of a school's clock aimed towards one's unit opening such as the windows. 6.1 Some school fields can nowadays be of dual use... 7. During morning hours and after school hours do expect some traffic congestion, along Keat Hong Link especially if the school's main gate is located at this area.
  7. ACTUNG! CAUTION Case Study 1: One man's meat is another man's poison + Future Proof My Investment? = Puff of Smoke! 1. Some are Okay with a unit number like #04-444 or #14-444. Others include stacks like 404 and 414. 2. What about post Minimum Occupation Period (M.O.P.)? 2.1. For example, a potential buyer may stay shy of #04-444 or #14-444 or even the entire stack #444. Thus even if we are Okay with such unit numbers, others may not be Okay with it. 3. Stack #440 may also not be immune to the above. 4. Good News, this is not Feng Shui. More to do with cultural preferences of the Chinese especially influence from the Cantonese dialect group. (Many Koreans also dislike the number 4 ....)

  22. WHAT'S IN A NUMBER? OKAY FOR ME? One man's meat is another man's poison 1. House or unit numbers has nothing to do with the science of Feng Shui. 2. More towards a person's culture. For a Chinese, most of us are aware that number 4 or 44 or 04 or 14 is generally considered inauspicious by MOST Cantonese dialect group. And this has also spilled over to many Chinese. Especially those in the Far East such as Singapore and Malaysia. 3. Even SOME Koreans also find number 4 inauspicious for them. 4. In past forum messages, I have also mentioned that if one were to take a flight on Singapore Airlines: 1st class or business class, the seat numbers always jump from no, 12 e.g. 12A, 12B, 12C, 12D to say 14A, 14B, 14C.. 14D. One will always never find a seat number 13 on their flight. 5. The problem with a number 4 or 44 or 04 or 14 is that sometimes if we ourselves find it okay to live with such a number; but WAIT until a re-sale. As it is nearly impossible to convince a potential buyer otherwise - especially if they are biased or have doubts or don't feel good with such a number!
