The red arrow area indicates that there is a roof-line that exceeds the height of the yellow area.

It is advisable to avoid positioning a low unit facing the Salvation Army building.

The good thing is that even if the North stacks are facing 10degrees or 15 degrees, it is still within the tolerance of N3. Thus well within the tolerance of a Period 8: N3 or S3 facing stacks/units.

When TOP, best to take a proper reading(s), still.

common rubbish chute.pngOne of the major considerations when it comes to resale value is the location and opening of the common rubbish chute.

Although the common rubbish chute is shown in the attachment. I have marked it as "X". But, not that clearly shown, though.

Please note that these Teo photos, shown below are samples from recently T.O.P. developments.

Where some owners found too late that the common bind are right at their door step.. Even with a door.. it may hurt re-sale values..

Question: 1. You have seen many developments. Should we skip this one?

Units facing east offer a commanding view of the sea and avoid the afternoon sun, which is a strong advantage.

Many of my clients, both at Regentville and 100 Palms, are mainly interested in properties near the school with the motto "Ready to serve," also known as Roysth School.

This site is not exceptional. Overall, it is average. Yio Chu Kang Road is busy, and the north-facing units overlook Regentville. There are also some negative Feng Shui elements, such as "poison arrows" from Regentville aimed toward several north-facing units, and some lower units face the MSCP or Regentville directly.

From a Feng Shui perspective, the three-bedroom units facing the Salvation Army are acceptable as long as you choose the higher floors, since certain roof lines can affect some of these units.

Units with a pool view are acceptable as well.

Several clients have previously considered Regentville mainly because of the popular school with the motto "Ready to serve." Hopefully, Roysth School does not relocate elsewhere—otherwise, this advantage would be lost.

In my opinion, this development stands out as the best of the year and possibly the best in quite some time.

For units facing "easterly" with a commanding view of the sea and no afternoon sun.

1. According to Shapes and Forms Feng Shui, it is less than ideal for the kitchen to share the same frontage as the living room balcony side.

2. Typically, the kitchen and service yard are located on the opposite side of the living room balcony.

3. Among geomancers, this layout can be somewhat controversial. It really depends on a few factors:

3.1 I believe a lot depends on how well the service yard is maintained.

3.2 In many homes, the service yard is often filled with appliances like washing machines and dryers, and sometimes becomes a space for hanging clothes or storing items such as ladders, pails, and mops. This can turn it into a cluttered or even messy area.

3.3 If a family seldom fries food, this may help reduce issues. However, for families that cook heavily, it can affect the Feng Shui, as cooking smoke and smells need proper ventilation—especially when the ventilation goes through the living room balcony side.

Overall, this type of layout is less than ideal. While not perfect, some issues can be managed depending on usage and upkeep.

I analyzed two units in this development and found that the stove is positioned directly at the northwest cardinal point.

This placement is considered inauspicious and is referred to as "Fire at Heaven’s Gate." In Feng Shui, using a flame stove in this location is believed to burn away heavenly luck and may also negatively impact the male's career.

There are ways to lessen these effects.

Palm Tree trunks may become a poison arrow if it is aimed towards a unit's opening such as the balcony sliding door glass area or windows.

Which units may be affected?

Please refer to the artist’s illustration. Units closest to the tree trunks may face potential risks if there is a clear line of sight between the tree trunks and openings such as balconies or windows.

How can this be resolved?

If the tree is removed, the issue is resolved entirely.

If the tree trunk faces a window opening, installing and keeping a day curtain drawn is a good solution.

What if the tree trunk points directly towards a balcony sliding panel?

This situation is more difficult to address, as it’s not practical to keep the balcony panels closed all the time. Installing zip-track or external blinds and keeping them fully lowered is an option, but this may make the balcony area dark or less usable.

If there are bushes between the tree trunk and the unit, especially for ground floor units, then there is no issue.

However, if the tree grows taller and its trunk becomes visible from the second or third storey, those units should take caution.

These trees are from various other developments.

When these trees mature, they may become potential poison arrows to ground floor units, as well as those on the second, third, or even higher storeys, depending on whether the tree trunks rise to those levels.

Q1. Question: Can I place an option to purchase a unit, not just in this development but also in other developments, during the Chinese 7th month?

1.1 The sale, or rather the balloting for this development, starts exactly one month before the Chinese Hungry Ghost Festival, also known as the 7th month.

1.2 Given that no major infrastructure is up yet, those who believe in or are concerned about the Chinese 7th month really have nothing to fear if they want to book a unit in an uncompleted development.

1.3 The reasoning is simple:

Since there is no physical space for these hungry ghosts to seek shelter, there is no need to worry about it.

Q2. Question: Can I start renovations during the Chinese 7th month for a home that has achieved T.O.P. or has been completed for some time?

2.1 Again, this is based on logical deduction.

2.2 One can start renovations before the 7th month and continue during the Chinese 7th month. The belief is that these hungry ghosts are like us.

2.3 The hungry ghosts have not “taken possession” of any home or apartment yet.

2.4 If a place is messy, dusty, and noisy, and not suitable for human habitation, it is also not suitable for ghostly habitation.

2.5 If the hungry ghosts happen to find a vacant home during the 7th month and renovations begin while they are there, many people prefer not to risk “angering” these ghosts for this reason.

Hougang 1 (formerly Hougang Point) besides Hougang Mall prior to the development was the two nearest shopping centres. They together with Seletar market (off Yio Chu Kang Road - currently Greenwich..) served residents of Hougang and the near-by Seletar (and Seletar Hills) estate.

When HDB Hougang Crimson T.O.P. two years ago.. I was expecting to go for a quick lunch at Hougang 1. But was surprised to find the entire ground level of Ci Yuan Community Club (CC) converted into a Hawker centre. With the front retaining the Peoples Association office.

There is one avenue for those who do not cook to take a leisurely walk towards this hawker centre as an alternative instead of dining at Hougang 1.

Below .. with some photos of Ci Yuan Hawker Centre.. and payment via machine system... in the name of productivity...

HI Master Lee,

Thanks for starting this thread on 100 Palms.

We are looking at this project, but heard many feedback about being near to hospital the negative energy is not good. Will it help if we choose pool facing units instead?

We are keen in mid level and above for the 4br stack and are initially keen in the 7 & 12 but after reading your comment above seems like its better to swop 03 &11 as priority choice unit instead. Are the 4 bdrm ok to choose in general? 

Alternative our next choice is for 3 bdrm if all my 4 choices of 4 bdrm is taken up, what are your views on stack 29 , 30 , 25 , 26 (in priority)

Appreciate your views.
