Part 2: Principal Garden @ Prince Charles Cresent and advantage of "point-block" flats x 4 The uniform 4 "Point-blocks" offer excellent qi flow around them yearly. And "point-blocks" are considered safe designs. Expected T.O.P. is 31 December 2022. Thus this development falls under Flying Stars Period 8. The developer should have elevated the air-con ledge higher to present the soil and constant watering/rainfall / splashing of the sand onto the air-con ledge and the air-cons.

I would often try to visualise where the wind may flow towards... and avoid purchasing a unit especially on the ground floor close-by to these areas. Don't get me wrong, I am no vegetarian.. but especially on Friday evenings and weekends... I don't want to get constant smell of barbequed food..…

1. Feng Shui of HDB Kallang Trivista & Flying Star Feng Shui 2. Several Stacks/units face the Kallang River. 2.1. In particular the two best stacks/units:518 & 516 are S3 facing. And equally good for an East group person. 2.2. The distinction is thatboth frontage enjoys the double auspicious #8 wealth stars. And furthermore their facing directions has water. Bring great wealth. 3. 1. In general, it is best to get a unit furthest away from the MRT line especially for units between 3rd to 6th storey. As the MRT train noise may penetrate thru some of the walls of apartments. (Noise pollution). 2. Usually in all developments, there are often good units and not so good units. The remedy is similar to the example; where the owner employs a day curtain to shield the interior of the apartment from this "poison arrow." 4. For example, if one had purchased a private property between 1998 and 1999; this was one of the best times to do so. Dear Stan, Yes, earlier, I do agree with your dad that the earlier unit is much better unit based on my earlier reasons. With respect to this two new units; please note the following:- 1. My views are strictly related to top-view shapes and forms. For example, it does not relate to the level / storey of the apartment; any tall lone trees or any other sha qi. 2. I personally prefer 805 next to Peiying Primary School as it seems able to catch in `qi' from all directions in a balanced way. 3. Rivertree Residences Site Plan Rivertree residences.pdf I believe RiverTrees Residences Tower 21 is also well conceived. Here, two stacks 01 and 06 has a commanding view of the Punggol Reservoir. While this design/layout also ensures that two more stacks 02 and 03 faces the development's pool side. And stack 04 and 05 have an acceptable view also. It is also remarkable that even when all blocks are in a circular profile; the architect has also make sure that there are no poison arrows aimed at each other!

Dear All, In my opinion, Housing Development Board (HDB) Executive Apartments similar to Executive Units 44 and Unit 56 is "inauspicious". If one looks carefully in the illustration, the edge of the master bedroom toilet (external wall) of Executive Unit 48 is aimed at the frontage area of Unit 44. While Executive unit 52's external wall is aimed at the frontage of Unit 56. Bellewaters 7 Blocks 13, 15, 17, 19 25, 27, 29 has stacks that either face 10 degrees Flying Star P8 N3 or S3 (190 degrees). While the rest of the remaining 3 blocks: 11, 21 and 23 faces 0 degrees Flying Star P8 N2 or S3 (180 degrees) Thus all stacks are more suitable to an "East Group" breadwinner.

Further to what I had mentioned, many Singaporeans had paid unrealistic prices (to me I call it `crazy' prices) for apartments. For example, I remembered when this development was placed on sale, the price is something like S$800 to S$860 p.s.f. in late 2000 to 2001. Last year, the average 2nd owner market is around S$700 p.s.f. to S$740 p.s.f. There are several units that were placed on forced sale. And the transacted price is $492 p.s.f.! Freehold, 999 or statutory grant; again, do study or carefully look at the p.s.f. of the potential apartment that you like to purchase. Warmest Regards, Cecil
