Case Study 11: 5 Bedrooms that are "East Group" Type 1. Under Flying Star Feng Shui, several 5 bedrooms belong to the East Group type facing directions: N1 = Stacks #207, #209, #355, #357 (Facing the Cross-road) S3 = Stacks #101, #103, #105 & #107 (Facing North Woodlands Drive) -

Case Study 10: Can I buy a unit facing a cross-junction? 1. Stacks #207, #209, #355 and #357 can be considered as literally facing the cross-junction. 2. Good news that these for stacks have the 2/3 storey MSCP as a buffer. 3. Thus in my opinion, quite "safe". Related: -

Case Study 9: Potential Sha Qi from Stack #345 towards #341 1. [Below] 5 bedrooms Stack #341 faces the sidewall of #345. This is considered a Sha Qi. 2. In addition, #341 has a view of the yard areas of #329 as well as both #345 and #347 3. Thus not exactly a good choice. 4. One consolation is that fortunately the DOP's roof-line is not a threat especially towards #02-341. -

1. Yes, it can be used for dining or study and home office. 2. Many years ago, before, I am aware of a certain bank in Singapore's Cash Unit having such a "room" but much bigger. They used to count cash for both cash loading and unloading of their off-site ATMs. 2.1. And yes, such a room has no windows. Only four walls and a safe vault. 2.2. The room was big so no issue with "eye-sight". 3. The issue for this tiny room of stack #24 is that if one were to study or work in this room for too long, the eyes cannot frequently adjust to near and far. Thus often, one may end up having "thicker" degrees. 4. The other thing with no window room is that one may not be able to physically know daylight and nightlight - if spent all day long, here. Or know when it is raining or sunshine. -

Case 8: Front door faces the Common Bin Lobby (CBL) + has a view at the two bins 1. Stack #333 is the only stack that has it's front door directly facing the CBL + certainly a view of the two common bins:- 2. Actually if one were to stand at the front door of stack #335. 3. Do take note that for some other blocks, although many other stacks/units do not have a view into the CBL which is good, however, some 5 bedrooms are like "a wall" away from it. -
Ok thanks. The designer came up with a ceiling island (see pic below) but I spotted one practical issue: there’ll be a big problem to access the lighting points if there’s a need to change the bulbs. I’m re-suggesting the false ceiling hiding the lights to run along the 3 sides (except over the headboard). That should be ok so long as we don’t have this “beam over our sleeping heads” look ? Pls advise. Reply: Although it is not a load bearing, so far, frankly it is a stupid idea. Because, 9 out of 10 IDs will never advice on this. Ok & noted with thanks. By the way, just received notice that TOP is during last week of this month. For your site visit, I’m thinking since we’ve more or less gotten the big picture, perhaps it may be better to arrange site visit when the renov is done, so you can advise any small details like where to hang coins, etc. The reason is that upon takeover, we’re going to change the layout and more significantly, we still aren’t sure if we can get MC’s approval for the changes we want. Appreciate your thoughts. Thanks.

Personally, I don't like glass table-TOP dining tables

Dear Master Lee, sorry to disturb you again. I am thinking of buying this dining table but there is a line in the center. The table is not split. Just a design. Is it ok or not advisable? It is not extendable table. Reply: More to do with stigma or taboo. Thus preferred not to have the line - IF POSSIBLE -

Case Study 7A: Potential poison arrow(s) from sharp corner of Precinct Pavilion [PP] (if any) towards stacks #108 and #120. 1. Most likely the PP is only up to 2nd storeys high, then it may or may not affect #02-108 &/or #120 only. Case Study 7B: Low floors of Stacks in green has both a view into the PP as well as may hear activities (if any) at the PP 1. While stack #118 has a view from the yard area as well as may hear activities, from the PP.

However, if like some of the recent HDB flats, there is a possibility that in Green B could be railings to let the common bin area have an airy field. 2.1. If so, an adult standing at the front door stack #142 may have a view of the common bin. 3. It is a kind of a red herring. Given that it ain't that nice-to do so. 3.1. And also in the future, it may or may not affect re-sale of the unit. 4. It also could apply to stacks #110 and #126. In fact, stacks #112, #128 and #144 may also have the same possibility of standing at the front door and a view into the common bin lobby.

The Unit directly faces the common bin lobby and the two bins: recycling and common... 5.2. This is a good reason to study the block plan before committing to the purchase of a unit. 5.3. {Below} At the common bin lobby I can see the front door of the unit:- 5.4 {Below} I am standing at the above unit's front door. Smart Pneumatic Waste Conveyance System (PWCS)

Case Study 1A: The " Smart Pneumatic Waste Conveyance System (PWCS) to optimise the deployment of resources for cleaner and fuss-free waste disposal" 1. In my opinion, Hong Leong /CDL seems to be an early adopter of this Pneumatic Waste Collection System in many of of their new developments. 1.1. For this HDB BTO November 2020 launch, Champion Bliss, Urbanville, Tampines GreenCrest, Tampines GreenGlade, Tampines GreenOpal, Parc Residences all have this "SMART" PWCS. 1.2. Hopefully, the addition of the word SMART is something that is different from any of the past PWCS. 1.3. In fact, a PWCS or maybe not so "smart" ones will be installed at a condo = Forett , HDB Plantaion Village (Nov 2019), Tampines GreenWave, Tampines GreenGem etc... 2. For example, when The Venue (a CDL project) had just T.O.P.:- 3. This signage (see above) was displayed at the common bin. There are like Twelve (12) cautionary: what not to:- 4. There was a cautionary sign with lots of Don'ts. 5. A while back at The Criterion also by CDL. This notice (User guide) was displayed at the common bin area:- 6. Hopefully, the residents may come to terms to avoid doing all these don'ts:- 7. If managed properly, one can understand the savings in terms of maintenance costs (if any)... and good for the daily Cleaners. 8. Presently not all other Developers follow this lead. Thus with the manual system, although there are occasional issues; but less so. Case Study 1B: Plight of residents of HDB Yuhua BTO which was installed also with the Pneumatic Waste Collection System (PWCS). 9. As expected. It takes just one or two inconsiderate residents to make a mess of this system... 10. Imagine 4 years and more of tolerance. 11. Residents reported:- 12. Persistent odour 13. Foul smell exuding from the centralised bin centre at Blk 223A of Jurong East Street 21 has been a persistent problem in Yuhua since the PWCS started. 14. According to a recent report from the Chinese evening newspaper Lianhe Wanbao, residents have been bearing with the smelly environment for the past four years. 15. Some residents also feedback of bulky items such as large soft toys, cardboards and mattresses, which choke up the pipe network. The cleaners will have to manually clear these items from the PWCS. 16. The success depends on the users of the PWCS. 17. There is no other choice for such estates. 18. On 30 July 2022 @ Alkaff Lakeview: Can happen anywhere from high end condos, ECs and HDBs. -

Case Study 10: Common sense Feng Shui and eating house 1 It is inevitable that one should avoid a low storey unit especially at stacks #215 and #213. 2. One is often the smell or aroma from the coffee-shop. And also hopefully, the smoking area is not close to the unit. especially stacks #215 and #213. To avoid unhealthy passive smoking. 3. Most coffee-shops near to HDB flats often were tasked to include signages to lower the noise level especially after 10pm. Thus hopefully, this has been adhered to. 4. Another secondary concern is as the development age, there will ultimately be more pests. 5. There are several HDB developments where delivery vans and trucks pull-up to deliver produce and products. Hopefully, the buffer between the shops/MM and EH is sufficient to block or reduce the noise. As often, some delivery persons don't bother to switch off their engines - illegal but to them -- who cares! Extract of Case Study 10: From this link:-
