Higher floors preferred especially for stacks 01, 02, 09, 10, 11 and 12 that are closer to Dunearn Road -
Nothing beats a permanent unobstructed sea view for South facing units. As this development is between the ECP/East Coast Park and the sea! Northerly or land facing side also is acceptable.. quite and facing landed properties a plenty. If not for it's proximity to the ECP, would have gotten Five stars. A Tower block has generally good Shapes and Forms as qi (wind) can flow all round the block. The only thing is some people (including myself) really don't like afternoon sun units... if you get the drift.. LOL

Considering all the plus and minuses scores a respectable 3.5 stars. Although both The Lilium and this development has 3.5 stars, under Shapes and Forms Feng Shui, I would still prefer The Lilium's L x 3 but try to get a unit with pool facing, here. *********************** Overall poor block and some layout designs, thus only get a 2.5 score.

Squarish plot thus favourable Shapes and Forms. Traffic along Upper Paya Lebar Road is busy only during peak periods. Thus a plus. Other than the row of shop houses, the service road leading to this development is (quite exclusive) in a sense. This is what I like about this development. ******** The twin block layout design are definitely better than that of The Gazania's. -
Case Study 4: Flying Star Feng Shui of Blocks 11 and 13 Block 11 has stacks that are either NW3 (West Group person) or SE3 (East Group person) Block 13 has stacks that are either N2 (East Group) or S2 (also East Group) persons. As the estimated completion date is on 15 May 2023, this development is considered as belonging to a Period 8 Flying Stars Feng Shui:- Block 11: NW3 Has the auspicious water wealth #8 at it's frontage. Good if the balcony/living room faces a pool of water. If not can consider placing a water feature at the balcony to activate it. Other than this, the rest of the sectors on this home has inbalances. If the master bedroom or a bedroom is located at West sector of the home: be careful of frequent sickness SE3 facing has the water wealth star at it's frontage. Thus, it would be good if the unit faces a pool of water. Or enhanced with a water feature at the balcony area of the living room. The rest of the stars in other sectors are inauspicious. And may need to be disarmed Good, if the rear of the house has a "mountain" support. Block 13: N2. Stacks/Units has the double auspicious #8's wasted at the "back" of the unit. Thus has less favourable luck than the S3 stacks. S2. Stacks are the best stacks for a East group person. As both frontage enjoys the double auspicious #8 wealth stars. And furthermore their facing directions has water. Bring great wealth. 1. Attached, please find a sample illustration of a Flying Star Period 8, N2 chart. 2. In the attachment: it is advantages for the [8] & [8] which symbolises : Prosperity, good wealth at the frontage of the home. Vs a N2 facing where this good stars are wasted at the "rear" which is usually the kitchen/yard area. 3. The only concern for a S2 facing chart is that so often, the kitchen may be located at NW sector. Which in Feng Shui is called: "Fire at Heaven's Gate". And this can affect the male breadwinner's career luck. 4. Thus for a South facing (S2) best to select a unit where the kitchen is either at North or North-east sector is preferred. 5. Attached, please find a sample illustration of a Flying Star Period 8, S2 chart.

Question: Would putting mirror at the tv feature wall instead be better More to do with common sense. Usually, when our eyes are turned towards the TV and TV panel. If the mirror is highly reflective and if lights shine at an angle towards the mirror reflecting glare... then perhaps have to wear polarised sun glasses while watching TV, lah Haha ok Got your point

Case Study 3: This development does not have internal rubbish bins in each of the unit. Where is the common rubbish bin(s) located on each floor? [Majority of ECs/condos only have a common bin. Some developments e.g. by CDL have both a common and recycle] 1. A tell tale sign if a unit has an internal rubbish bin is something similar to this icon:- or 2. All layout plans for this development does not have this somewhere close to the kitchen or within the yard. 3. This implies that the shared common rubbish bin(s) are located somewhere around the common corridor of each level. 4. My advise is before signing the dotted line, get your respective estate agent to give you a copy and/or confirm that the common bin is not beside your potential unit's main door and or facing the unit. 5. For example, recently a client requested from her agent a copy of the entire under construction condo block prior to the purchase of a unit there. The common rubbish chute is highlighed in BLUE. While the two lifts in PINK/RED. And the staircase cum bomb shelter in orange:- 6. Often, if the agent wants your commission, they will always oblige with this request. But if for any reason, that agent does not want to do so, unfortunately, for her, seek out another one. No choice. As a rubbish bin especially next to the main door may become a liability (besides Feng Shui consideration) for futher resale value as one of the considerations, also.

Case Study 2: Homes with soild or dry walls? 1. Several years back, a client sold his condo unit because it uses lots of internal dry walls. The development? Livia condo at Pasir Ris. 2. He called me to do a Feng Shui audit of his recently bought unit. Of course it was older than the Livia condo. And as you had guessed correctly, he bought this unit because that it had all true "solid walls". 3. I was pleasantly surprised to find (based on one sample floor plan) that Avenue South Residences seems to use thick solid walls. As highlighted in yellow. For example, the shared wall between the Master Bedroom and Bedroom 2 is very thick. This implies that these are really solid walls ... not dry walls. The only question marks are in green = which may or may not be solid walls. But nevermind ... just a small area.. nothing to be "stressed" about.. for "lovers" of solid walls.... 4. A plus.. or a bonus given that nowadays... dry walls are a standard fixture for most ECs/Condos/HDB flats... 4.1 Note: This is not Feng Shui. But rather based on personal preference and common sense. 4.2 Why common sense? For example, the rear of a TV set may emit EMF radiation. And it may easily penetrate a dry wall. Where the bed-head lives opposite side... similar to the above.

Case Study 1: Stacks/units affected by afternoon sun 1. Many experienced home buyers and/or those who had ever lived in an afternoon sun home often are prepared not to choose such homes. 2. Parents who also have young children also should seriously think twice before buying such units. Unless of course, one says "what is the problem? I can always turn on the air-con for the kids". LOL
