The Guidelines for the Usage of Car Porch Roofs in Landed Housing Developments have been revised starting from 17 November 2014. Starting from that day, homeowners have been granted the chance to make use of additional outdoor space and incorporate more greenery into their surroundings, as URA has updated the regulations regarding car porch roofs in landed properties. This adjustment allows homeowners to transform their car porch roofs into outdoor balconies or gardens, aligning with the goals of the LUSH 2.0 Programme aimed at promoting the presence of more green spaces in our cityscape. The recently finished residence has benefited from the updated URA regulations.

Another notable consideration is the arrival of the original external ziptrack blinds that had just arrived on our shores from Australia. Prior to this, all other development which had T.O.P. such as The Vales etc... have only one choice, the loosely rolled down blinds with gaps at their joints. Here, I was standing inside my long time client’s home. Low and behold, his neighbour’s balcony was in the process of installing the ziptrack version. My client called out to his neighbour! And the neighbour replied $10K! The reason was that the neighbour’s balcony was quite large! Anyway, today, there are many competitors selling often 30% to 40% cheaper than this Australian brand. But do a search in the internet for : “toxic vinyl”. And do check with your potential supplier on this! Below: Location The Trilinq. Part 3: Some websites associated with this development shouts : "All units are of North-South orientation!" 1. In broad terms, yes all blocks n this development is ROUGHLY in a North to South or vice-versa direction. 2. However, five blocks mostly the left-half may be more of a NE or SW facing directions. (Currently using eye-ball method only. Not proper use of protractor readings, yet). 3. I cannot help but notice the rough resemblance of this new development's site plan with that of the existing en bloc privatised HUDC Florence Regency's block profiles. Thus in general it is a case of "copy cat" or since the current design looks good, why change it! LOL

Part 2: Common Rubbish Bin(s) at the Common lobby area 1. As each unit does not have an individual rubbish bin; in my opinion, one of the key considerations is to get the Agent assigned to you to get a copy of the specific Block's storey plan. 1.1. Don't just take the Agent's word for it! As by the time one place a deposit for the Option to purchase, too late.. if it really materialises that one's potential unit is directly beside a bin or the main door directly faces it. 1.2. What happens if the Agent refuses or claims that he is unable to obtain it. Or that it is "SECRET". 1.3. If this Agent refuses, the next visit, get served by another agent. Nowadays, many developers farm out the Sales to various Agency. You might consider going to another Agency. Seriously, there is no sympathy or empathy.. for such a major purchase. 1.4. Fortunately, I have yet come across a client telling me that the reason why they could not obtain the layout is due to "SECRECY". This sounds familiar doesn't it. LOL-:) 1.5 Looking at the Block layout, this reminds one of Jadescape at Sin Ming. Where roughly each block shares (roughly) the same lobby layout pattern. But don't rely on my words. It may be "Fake news!" 2. In last year's launches, my clients had no problems obtain a copy of the respective floor level plans for each of these blocks. Don't be shy. Go get it! 3. Alternatively, if one finds this a hassle, then go ahead, take your personal risks (if any). Don't later become a cry-baby! LOL! 4. This is a compilation of the most common considerations prior to signing on the dotted line...

Feng Shui is not one size fits all In this instance, it depends on for whom the concept is applied to? The living or the dead? 1. Thus understand that there are differences between Yang (Living) and Yin (Dead) Feng Shui concepts is the key success factor in this write-up. 2. In my opinion, I strongly believe many Feng Shui practitioners today are not well versed in Yin (for the dead) Feng Shui. 3. Once in a while we do encounter someone who without a proper understanding, prematurely does so. Therefore, please try to avoid jumping to the conclusion too soon.

Just because one happen to visit one or more sites and they differ from our view-point, does not automatically make theirs absolutely correct and ours wrong. 4. In Feng Shui and many other fields, there can be differences in opinions. More importantly, it is best to understand the rationale for the differences. 5. So why does Geomancy.net not simply follow others? 6. The TWO main reasons are:- a. Two kinds of Feng Shui exists: Yang (for the living) and Yin (for the dead). b. The application of Flow of Qi. GENERAL YIN (FOR THE DEAD) FENG SHUI CONCEPT 7. For the dead, they are no longer living. Thus one way of looking at it is that they no longer breathe nor have function for their eyes, ears etc... 8. In Yin Feng Shui, good qi is preferred at the Sitting position vs the Facing direction. 8.1. In the example, below: under Yin Feng Shui; A traditional grave-site has a Horse-shoe design. 8.2. This Horse-shoe design acts as a protection to both protect and ward of the Bad Qi. For a deceased, they are buried horizontally. And in this instance, the horse-shoe offers protection from "Head to Toe". What better way to protect the dead than to place the person with the head first, 8.3. Thus for Yin Feng Shui, this is where you want to have lots of good Qi behind you so as to ward of the Bad Qi. 9. Most chart today, is replicated from this Yin Feng Shui concept. 10. We have thus opted for the more important Qi Flow direction. 10.1 Here, good for good Qi to flow towards our face:- 10.2 For the dead, they would otherwise be lying on the ground horizontally with their head at the tip of "Horse-shoe" and their legs facing the Frontage of the grave site. Do you see the difference, here? 11. This is the rationale why Geomancy.net adopted the above layout to better reflect Yang Feng Shui concepts. 12.
