Case Stuy 4 - 2 Bedroom Ensuite Type B1 Unit with Poor Shapes and Forms 1. Okay! I promise not to talk about the size of the potential buyer & family's buttocks! Alot has been said under CS 2 & 3. 2. There is a stigma associated with a master bedroom door opening towards the master toilet door. 2.1. Very hard to brush this aside. Especially since many times.. it is not their Feng Shui Master say one! But rather family members. (Often the main culprit are the owner's elders or even the experienced "Old bird" buyer, liao.) 2.2. Seriously, no one else can convince the potential buyer more then their closes (Kaypoh) sorry.. I mean elders. 2.3. If so, no point me convince you.. as the cows will never come home! 3. Under symbolism, so long as the WC is not facing the Main door but hidden away is a consolation (Prize) liao! Ayiah! The most, please close the toilet door when not in use. Or when one of the shopping centres close.. Erh.. the wife stand-to watch and the hubby, remove some auto door sensors. (Oops! Please ignore Para 3.). Else I may get a sudden knock at mid-night by visitors in BLUE or anyone with a warrant card.. 4. The purple arrow shows that if the shared toilet door is not opened, one can directly see a THRONE (WC). 4.1. Simply close the toilet door when not in use. 4.2 A serious concern are the GREEN intersecting lines where the WC is smack or directly within the centrepoint of the unit! Oh OMG! = Poor Shapes and Forms. 4.3 "Paging for Bukit 828 architect! Please come over to our reception now" A smiling (tiger) owner of #06-02 wants to (confront) sorry I mean to praise you to the moon! 5. Congratulations! In my opinion, in the past few years, I do see stoves at the centrepoint of a unit. But for the WC to be smack at the centrepoint.. is like "LUCkY STRIKE" or winning a windfall of 10M toto draw! But unfortunately, this is BLACK money... YUCKS!

Case Study 3 - Comments on 3 Bedroom + Utility Type C2 1. Frankly, for those who had purchased this type of unit, please ask on my behalf who is the architect? I would like to know why the stove is located at this position? Why not swap the stove with the sink. 1.1. Above has more to do with safety concerns. Especially if gas stoves (most likely bottled gas) - flame out if windows are opened or windy. 1.2. Even with induction or electric stoves, if one is cooking soup etc... the heat can as shown in the illustration, curve towards the person standing at the stove. Cannot expect to buy fire retardant clothing right? Can! Buy second-hand F1 30 or more seconds fire suits... 1.3 It would have been better if the sink be closer to the windows. Better air-ventilation leading to faster drying of dishes. Less concern of algae growth at the existing location. 2. Not perfect with the WC at the foyer passage-way. Furthermore, most likely the WC is the floating type and there is a VOID sharing the foyer paasage-way wall. But some other FSMs would be less forgiving on this. 3. Again, the developer's architects expect: 3.1. The owner's and family's buttocks are small. 3.2. Taking a cue from one of our Ministers that one can create babies even at the living room on such a small couch. 3.3. Or giving a hit: Don't have children! Have the whole house all by yourself (Husband and wife!) 4. Anyway... I have seen many owners after the 1st year.. get approval to extend the living room towards the balony.. whether approve or not is another thing.. though..

Case Study 3 - Comments on 4 Bedroom Penthouse Type D 1. When opening the main door, one can still see the staircase UP-DOWN leading to 2nd level. 1.1. The good news that it can easily be remedied with a partition as shown in purple. 2. Good news is that the kitchen sink does no face the kitchen's stove. 2.1. Please don't be totally happy, here. As the Junior Master Bathroom's basin is sharing the same wall as the stove. For me, personally, I won't be too worried with this. More importantly, the water inlet pipe and waste pipe does not share the same wall as the stove (PHEW!) 2.2. However, some other Feng Shui practitioners have other ideas. And may automatically SCREAM inauspicious. If so, please ask for their justifications. I have mentioned mine opinion, already under Para 2.1. Others... (Not Feng Shui though) . . . Please don't scroll down if you and your family members take offence to my comments below! .. . . . . . Last warning.. PLEASE scroll out of this page NOW! . . . . Don't say I did not warn YOU! I suggest that you and your family members please look at yourselves in the mirror before commiting to buy this unit: The living room is ridiciously small. Small nevermind! If both partners and/or family members are on the plump side... even for the two couples how to sit on the couch.. what more the whole family? Nevermind... at least family members are anti-social animals... or I sell you a software for booking a time at the sofa? Can or not? This will help you to partly solve the problem.-:)

Case Study 2 - Personally, I am not a fan of afternoon sun facing stacks as shown in pink (W1 facing 260 degrees). The THREE white stacks are facing E1 80 degrees Fortunately also neighbouring Block 798's building corner is not aimed towards any stacks /units at Bukit 828. See below:- For the Linear, at least the West facing side has alumnium trellis. Not perfect but helps in some heat reduction.

Case Study 1 - There is a high probability that the Sales Brochure Layout (SBL) site plan is incorrect. 1. Based on one of the North marking on the Sales Brochure Layout (SBL), I adjusted the North marking exactly North-South direction:- 2. The SBL's micro-site plan shows the block is tilted 2 degrees to the right. 2.1. I super-imposed the above SBL onto the onemap.sg below:- 2.2 Firstly, if I were to superimpose the SBL onto the onemap,, it seems an ODD fit! 2.3 The rough site plot outlined in RED is parallel to The Linear's fence perimeter and also parallel to the canal. Equally, the frontage is also parallel with The Linear and Upper Bukit Timah Road. 2.4 If we were to superimpose the SBL with it's distinct border-line, it is really out-of place! 3. For now, I would rather trust the outline of the onemap. 3.1. Base on logic, this development has stacks that either face Flying Stars E1 or W1:-

Case Study 3 - Identify & study your the potential stacks/units for any "Hazards or dislikes (if any) 1. Red Flags: Avoid like the plaque 1.1. Bin Centre (and Generator Set), Powergrid, Transformer and Switch Room Substation. 1.2. Roof Water Tank - avoid directly above the unit. Unfortunately, cannot 100% confirm where it is now. Given that the development has not been constructed, yet. Even was told no, plans can change! 1.3. External units facing any neighbouring unit's block corner? 2. Low floors: Smells from BBQ - usually on Friday evenings to Weekends. However, if one loves the smell and (smoke?) then go ahead 2.1. BBQ Pavilion 2.2. Low floors extra careful of Club-house roof-lines and other gazebo and trellis roof lines (if any) 3. Are you adverse to noise pollution?: Usually from kids activities & playground 3.1. Kid's Pool 3.2. Water Play 3.3. Children's Playground 3.3. Spa 3 - Bubbling Stream

Case Study 2 - "Commit suicide now!" But..but..it is cheap leh! Caveat Emptor! Let the SUCKER... sorry, I mean buyer beware... Why only #03-18. Please note that this is just an example only! It can also be #01-18 or #02-18 or #04... #06-18. Get it? LOL Under Shapes and Forms Feng Shui Stack #18 is inauspicious as it is entrapped Agent: "Sir, we sell you #18 cheap, cheap!" Potential Buyer (PB): "Fortunately, this is not Germany of the 1940's. Else my great, great grandfather would have hung the architect by the thinnest piano wire!" PB: "Nevermind! Please check for me TWO (2) things: 1. let me have the layout of the common corridors. As I want to know where the central rubbish bins are. 2. The name of the architect and his firm. I want to.... " Where am I??? I don't want to buy a "RUBBISH" unit, please! Don't face my main door!

Case Study 1 - Swings in wealth luck and health considerations with stacks/units surrounding marking in red "X". A bottle-neck or funnel can cause severe imbalances or vortexes in the flow of Qi that can affect health & wealth at Mayfair Gardens 1. Unlike the recent launch of sites like Jadescape, where all blocks are tower or point blocks. 1.1 Which has overall good qi flow all round each block. However, Mayfair Gardens is far from ideal especially around location marked in red as "X" see below:- Credit: PropNex - credit given by their stamp... 2. This development is much like a kelong or a large fishing ship laying a net to lure fishes to the location marked in red as "X" 3. Highly vulnerable to both poor health and luck especially during exceptional windy (really windy) days. On occasions, one can get a windfall but on many other windy occasions the opposite is true. 3.1. Highly unbalanced flow of qi = Stacks #19, #20 & #30. 3.2 Secondary vulnerable are stacks #06 & #29 3.3. Entrapped unit = stack 18. Extremely poor luck.

Therefore, the choice of flooring depends on the specific requirements of the location and the facilities available.

Food for Thought: Vinyl Floor tiles for homes: Is it safe? Any side-effects (if any?) These are some considerations: 1. Earlier today, my client was examining the Feng Shui of their new residence. 1.1 The floor tiles in their HDB flat are uncovered. She disclosed that she works as a scientist and expressed her worries to me. 1.2 Except for the kitchen and toilets, her husband wants the entire house to be covered with vinyl tiles. 2. Nevertheless, she has recently conducted research on plastics, including melamine plastic plates, milk bottles, and even vinyl tiles Right: Does not matter if boy or girl...baby or toddler.. 3. She mentioned that her daughter is still a child and will spend a lot of time on the floor. The appeal of vinyl for them lies in its resemblance to the look and feel of wood. Additionally, unlike tiles, vinyl does not feel cold when touched. 4. The issue she is worried about is that even after installing the vinyl tiles, they may continue to emit chemicals. 5. If her child were a teenager or adult, she wouldn't be as concerned. However, because her child is young, they will be spending time near these vinyl tiles. 6. Due to the lack of extensive research, there is limited knowledge regarding any potential dangers. 7. She also worried that plastic milk bottles undergo a chemical change when hot liquids above 60 degrees are poured into them. As a child, she had her fair share of this concern. 8. Anything to take note when installing external blinds or zip-tracks? 8.1. In the present day, there is a proliferation of condos and ECs featuring balconies. I have discussed with numerous clients the importance of being cautious when it comes to the installation of external blinds or zip tracks. 8.2. This is due to the fact that not all brands are of the same quality. 8.3. The reason behind this caution is that the external blinds of many units are frequently exposed to intense sunlight, whether it be in the morning or afternoon. 8.4. Furthermore, certain blinds, when subjected to heat, may undergo chemical changes that result in the emission of toxic vapors. 9. It is advisable to take this factor into consideration when decorating your home. 9.1. This area has not been explored before. 9.2. The buyer should be cautious. 9.3. Is it a matter of being cautious rather than regretful?

Case Study - What old baggage are you carrying around? And it is time to let it go! 1. In the many years of doing Feng Shui audit, the key ingredient is from new clients who previously had consulted a Feng Shui Master (FSM) before. 2. Many, many successful homes do not need such commercial products in the name of Feng Shui. 3. There are a high percentage of new clients who had finally realised that items like the Pi Xu whom often they were asked to purchase from their FSM are bull-shit!. Thus this group has no qualms in no longer placing such items in their new home! 4. There are also another group who felt that they had spent a king's ransom on their Pi Xu or whatever.. and found it a waste to discard it. For this group, I would say: "It is time to let it go!" 5. Don't you think that their previous FSM (in the long) term is being irresponsible? 6. Another practical point is that nowadays homes are getting smaller and smaller. To the point that many could not even find or create space to place a Pi Xiu. What is worse is that many have not only one Pi Xiu but many of them! 7. This is why, if we do search the internet, the clues become apparent. As many sellers and FSMs give all sorts of contradictory advice on where to place it. (Face main door, living room balcony etc.. etc..) Similar to the commercial product: that of the Three legged Toad. 7.1. Look at it, this Pi Xiu thing is no more than any other decorative items that if displayed openly can collect dust. Just like any other similar items. 8. Let us all be responsible. And educate our family members, our relatives, our friends. In turn, hope that they educate their family members also. 9. "When the buying stops! Yes, the selling can!"

An old estate. Tasty food... Many new food court does not feature turtle soup. Old estates like Old Airport FC still has one. Their dry noodles is very tasty, the shiny gleam means that all the noodles are evenly coated with spices and chilly. Dry is $3/- One of the best.. I had tasted. You will certainly become Happy and Lucky once you tasted this vegetarian food stall. I believe this stall’s satay must be delicious... Are you studying for your Master’s degree? If so, you will sure to pass if you eat at this stall: Where to buy delicacies? Here... Rarely seen a vegetarian Carrot cake dish... Located at near-by Coffeeshop Deity and Japanese waving cats...decorations only

Case Study: Significance of One or a pair (Two) Pi Xius? 1. Again, I want to emphasise that Pi Xius are commercial products in the guise of Feng Shui! 2. Do you know that a Pi Xiu unlike the Qi Lin’s are of Male gender. 2.1 While a pair of Qi Lin’s (Lions) are Male and Female. Male Qi Lin:- Above: Yes, my face and mouth has more male characteristsics Female Qi Lin holding a baby (Below): I have a more femine features. 2.2 Thus in the past, Pi Xiu under symbolism; they were sold as only ONE(1). Yes, ONE not TWO. 3. Today, those unscrupulous sells know that they can make more money by selling their “victims” that pair! Means more money for them. 4. By purchasing a pair of Pi Xius, it is like purchasing TWO males. Which contradicts the Yin and Yang concept. Where Yin = Female, while Yang represents the Male. 5. While the seller laughs his/her way to the bank... Caveat Emptor! Let the SUCKER, sorry, I mean the buyer beware! The saying goes: “A sucker is born every day. Don’t be that sucker, please!”
