  2. Case Study: The inaccuracy of The Minton Sales Brochure Site map The Minton Sales Brochure Site map vs Streetdirectory.com with Onemap.sg's maps 1. Based on the North marking on the attached The Minton Sales Brochure: 1.1. Lets take a look at Block 14A. 1.2. Based on the Sales brochure, the block / stacks facing south shows a compass reading of 186 degrees: 2. Not totally relying on the above, I plot the protractor on streetdirectory.com's map and found that the reading was instead of 173 degrees. 3. I decided to use a third source: onemap.sg using the gov.data.sg map:- 3.1 The protractor reading also shows 172 degrees. And totally coincide with that of streetdirectory.com 4. If I were to use the readings on the Sales Brochure vs that of the other two maps, there is a 186 - 172 degrees = 14 degrees difference! Often, it can change the outcome of the Flying Stars especially if the readings was borderline. And sometimes, instead of a S2 unit, it may even become an S1 unit! The Flying stars for these two are totally different! 5. Fortunately, in this example: since S2 chart is based on 172.5 degrees to 187.4 degrees, a unit at block 14A still falls under S2. Often, one is not so lucky.

  4. Case Study: How accurate is The Garden Residences Sales Brochure site plan vs streetdirectory.com? 1. In my opinion, the most accurate streetdirectory map is from onemap.sg. As this local map uses the gov.data.sg survey map. This is why, the outlines of the blocks in any development is usually shown on their maps close to T.O.P. Or in many instances appear a month or more after T.O.P. 2. One can understand why. This is because, by logic and reasoning, only after the outline is physically built-up that it is then placed on their map. 3. The next best alternative before T.O.P. is to use the streetdirectory.com map. It is not perfect but there are many instances that when I use it to compare with the sales brochure, there are glaring differences. And so far, the streetdirectory map is more accurate than the Sales brochure's map. Or rather, in 10 out of 10 instances, the streetdirectory map later compared with the onemap.sg are similar. On occasions is just 1 to 3 degrees difference and within acceptable Flying star tolerance. 4. By now, usually the outline of say The Garden Residences of the blocks should appear. But it is still not available. 5. One way to do a quick ball-park check is to find some way of checking some parameters. 6. What I did was to try to see if the X - Y axis of the sales brochure matches it with that of the streetmap.com apparently they match. 6.1 In the above instance, they matched properly. The only thing is hopefully the developer had aligned each block within the sales brochure exactly. 6.2 I did a booklet on what is the main reason why if the wrong technique is used even on an iphone... your readings may get all messed up.... 7. From now I believe in this statement: " A bad workman blame their tools!" Not that the Sales Brochure North marking is wrong. 8. Flying Star Feng Shui of S3 facing stacks:
  5. Last month (August 2018), a former client of Master Lim Siak Loong engaged me to do a Feng Shui audif ot his new home. During our conversation, this client related that he also knew that Master Lim was a banker working in United Overseas Bank (UOB). One day, UOB had difficulty in selling off one of their premises. They asked him for help. And after did reviewed and through his recommendations, the unit was sold soon after.
  6. These are some considerations: 1. The External Environment and the plot and building 1.1. The above accounts for as much 70% of wealth luck. For those who wants to lease an office in a building. 2. The potential unit itself: 2.1 A good Feng Shui Master is useful, here. As selecting an office is as much as Shapes and Forms + feeling of the qi. 2.1.1 In addition, one of the key success factor is to locate how good qi can flow within the unit. Plus the location / seating of the "Boss" and especially "Accounting" and "Marketing/Sales" persons. 2.1.2 Under the 4 Good-Bad Directions or Zai Yun Feng Shui should also be taken into consideration. 2.1.3 For example, the unit seems good. But for the Boss, his/her good facing direction meant seating with back facing the frontage of the unit. 2.1.4 Thus better to find a unit that is favourable, in addition, direction of seating for the boss is not so odd. 2.2 Even if applying Flying Star Feng Shui, the key to unlocking wealth is drawing a proper chart. Again, often, this is more an Art than Science in determing what Flying Star direction to use etc... 2.3 This is why either one go by feel (without Feng Shui to plan) and hopefully get lucky. Or get a competent Feng Shui Master. 3. For the above reasons, at the lay person's end Para 1. and 1.1. is one's best bet. Plus hopefully a bit of luck in arrangement of the entrance area, and as I mentioned earlier location for key persons and activities. 4. Ancillary include the specifications of the signage(s) if any etc... 5. Frankly, you can go search and there is no one size fits all instructions of finding a good unit. 6. In conclusion: Trust your instincts to find a unit you feel SEEMS right. Or alternatively get help from a competent Geomancer.

  17. Here are a few points to consider: 1. From the 1980s until the redevelopment of the site, it functioned as a self-sufficient small HDB satellite estate, which included Blocks 1 to 4 along with a Food Centre cum Market. 2. The Seletar Park Residence now occupies the site where the former Food Centre cum Market was located, as well as the last HDB Block 4 and part of Block 3. 3. Upon the opening of the showroom for sales, I took the opportunity to visit and assess the showroom. Although it may not conform to Feng Shui principles, the ground units boast high ceilings, which likely enhances their appeal, in addition to their compact dimensions. I remember that the showroom featured a swing-out and swing-in kitchen utility cabinet. I am unsure whether some of these features have been excluded in the smaller units. 4. A recent article about Jadescape emphasizes that the Seletar Hills area is one of the three main locations for white-collar professionals or Masters of Singapore opportunities! In other words, it is a hub for prominent individuals in the Singapore community. 5. This is the link:- 5.1. Yio Chu Kang is a broad thoroughfare. Nevertheless, my attention is directed specifically towards the Seletar Hills estate area. This condominium falls within that locality. 5.2. As mentioned in the excerpt, this "third area" in Singapore has attracted numerous notable individuals within the country. Unlike Kranji, Choa Chu Kang, and similar regions, I intend no disrespect towards the residents of these areas. 5.3. This area was previously rich in crickets. As some may be aware, films have portrayed former Qing Dynasty emperors keeping them as pets. Overall, the region is rather pleasant, with the exception of the plots closer to Jalan Kayu. Historically, that region was linked to pig farming, among other activities. Nonetheless, these aspects are not related to Feng Shui... Thankfully! 6. Returning to Seletar Park Residence, my main concern regarding Shapes and Forms is the large block No. 151, which accommodates the Telecom Exchange. It is quite conspicuous, and since this exchange cannot be removed... 7. The ground floor units remain unaffected by the roofline of the facilities... 8. Therefore, taking into account external factors such as location, I am not particularly fond of units that face outward, as they frequently overlook the backyards of others. If someone were to place me in an arm lock, I would have no option but to plead to look inward. 9. In Feng Shui, it is indeed advantageous, particularly if: 1. the frontage, 2. the kitchen, and 3. the bedrooms for individual family members are in alignment with their preferences, etc. It is important to note that there is no universal solution that applies to everyone. 9.1. Recall the time not too long ago when we were students. In our class, there were always those who excelled as the top students. 9.2. Naturally, there were also those who ranked between 15th and 20th in the class. Additionally, there were some who consistently appeared to be the last students. 9.3. The same principle applies here. In every development, whether it is good, bad, or unattractive, there are still units that can be classified as Excellent, Average, Poor, and even those regrettably referred to as "Go Commit Suicide Now!" 10. By the way, who, who, in Singapore does not reside in condominiums? They inhabit areas approximately 4 kilometers from the epicenter of Seletar Park...

Case Study - Each block lobby has a bin chute with both a recyling and a common bin: Usually THREE units are affect in each block: Two units have this next to their main door as well as part of the entrance wall sharing this bin well. While at the opposite unit, one can partially see the bin door when the main door is opened. Don't you think it is like opening a CAN of WORMS! SUCKS! Oops! Can I change unit? Sir Why?? There goes my future re-sale value! -------------------------------------------------------------- Overheard this conversation.... Developer's Agent calm words: "Sir! Don't worry! I assure you! The rubbish chutes will be covered. Not like this, Lah!" Purchaser: "It is not so much of covered or not covered! Can you just move it away?" Developer's Agent: "Too bad... This is no longer my problem!" Developer's Agent: Started to practise Tai-Chi! After that, he walks towards the toilet and washed his hands...

Friend, you may not be aware... you replicated an EAST Group chart. LOL LOL LOL 1.1 A miss is as good as a mile: A Toto number 19 does not mean that one can turn the toto sheet to reveal 61 and vice-versa. Likewise East Group template is TOTALLY different from West template. Or that Yin and Yang on a symbol cannot be swapped. 2. This is an actual West Group person chart: 2.1 Majority of West Group persons have similar but not exact rankings. For example other West Group persons may have NE1, NE2 under Excellent. While W2, W3 at Auspicious. 2.2 PLEASE NOTE: There are still many variations of the above. Based on individual breadwinner's birth-dates. Thus once in a while or rather in a "blue moon" that NW becomes inauspicious. But this is the exception than the norm. And start running to say that "There! why, why and why..." 2.3 So please, don't find out and assume that you are a West Group and start using the above chart. In addition, Ba Zi Feng Shui has to be considered. 2.4 The adage: " A little knowledge is a dangerous thing! " LOL
