Adana at Thomson by Fortune Properties Pte Ltd
Cecil Lee posted a topic in Singapore Property Review
Adana at Thomson is a small freehold development with 74 units. Comprising 3 Blocks of 5 Storey Residential Flat with Roof Terrace, with a Basement Car Park with Swimming Pool and Communal facilities. On one hand, the let down is that it is just beside a petrol station (Block 551) and there are two other petrol stations upstream; This is where the concern of vapours from petrol pumps and ground level reservoirs (if any). More concerned for units at lower levels and particularly facing the petrol station. The plus is that it is next to the Lower Pierce Park and Lower Peirce Reservoir. -
Alana cluster house at Sunshine Terrace by Far East
Cecil Lee replied to Cecil Lee's topic in Singapore Property Review
What this site looks like in 1966. A rustic Yio Chu Kang Village directly above the plot of land. Mostly farming and poultry/pig rearing land... In 1975:- The area has developed since then. Today new roads such as Sunshine Lane, Sunshine Terrace sprang up afterwards. Frankly not an issue having MINDS Yio Chu Kang near-by. The estate is appropriately called Sunrise as this North East part of Singapore has the rising morning sun. As compared to Sunset way in Clementi. Where the sunsets at Clementi / Pandan side. -
Alana a Hawaiian theme development at Sunshine Terrace a three storey cluster housing with condo facilities. For cluster houses and landed properties; it is good to superimpose the 1st storey layout with the 2nd storey layout. What to look out for? The main consideration is where is the kitchen and the stove location. For example, when I superimpose the above; I found that the kitchen stove on level 1 is directly above the illustrated bed-head poistion of bedroom 2 on level 2. In common sense Feng Shui, this is not ideal. Thus, ideally, don't have a bed directly above the stove. Perhaps, make this a study room instead. I also found that the wc and toilet on 2nd level is directly above the living room. Thus best to avoid seating directly below the WC. Even worse off or less than ideal if the wc/toilet is above the main door.

A new condo at Shunfu / Marymount by Qing Jian Realty Pte Ltd..(formerly Shunfu Ville) launching soon Before the privatisation of Shunfu Ville, there was no restriction to take a short-cut from the the Shunfu estate to the landed properties along Jalan Isnin and the rest of that estate. With the condo, it remains the same.

The T-junction Amber Gardens with Amber Road highlighted in yellow is usually not a major concern. As Amber 45 is not a landed property (low rise) but a condo development or high rise. Personally, this Amber Road is often a bottleneck road where it is one of the main arterial road towards Marine Parade Road. With vehicle traffic plus buses plying this road and the circus; the entrance into this development is not fantastic. Or rather may be a put-off as compared to condos like The Esta etc..

Amber 45 by UOL, located on Amber Road, occupies the site of a former landscape and nursery known as Ban Nee Chen. The land is characterized by its long and narrow rectangular shape. Prior to 1995, this area was referred to as the Rose Garden, a name derived from the plant nursery that once operated on this site. +++ This map indicates that Marine Parade has yet to be established. The circle leading to the reclaimed land of Marine Parade is also not prepared. Additionally, the sea view hotel was situated near the shoreline. \ +++ At that time, The Seaview Hotel was present. Additionally, multiple supermarket chains opened and subsequently closed at Amber Place. Currently, Amber 45 is situated between The Seaview condo at its base and The Shore Residences (which has a 99-year lease on freehold land, where the developer retains ownership of the land!). +++ The map on Street directory.com continues to display the landscape and nursery as of today [The last "print"] : Ban Nee Chen:

The Yin & Yang of Kovan Residences and Nim Collection
Cecil Lee replied to Cecil Lee's topic in Around Singapore
Nim collection 1st Phase just launched.. From the Singapore street directory of 1966 till today; this piece of land has always remained vacant. This is good news .. as it is considered a virgin or “clean” plot of land. The exception is that the 2017 map shows drainage at this development. 2017:- 1970’s:- 1966 shows the whole are undeveloped.. or pre Ang Mo Kio.. It is good to dig out the history nowadays.. given all the useful readily resources like these past historical maps. Snapshot of the URL for Nim Collection. Developed by BUKIT Sembawang Estates Ltd at Nim Road and Ang Mo Kio Ave 5:- Year 2000.. -
This is not Feng Shui. Traditionally the placement of a set of three Fu Lu Shou figures are based on the way Chinese writing on a parchment or book. Chinese books always starts from right to left. Thus, in the past many display the Fu Lu Shou figures from right to left. In a western environment or western influence; such displays are displayed similar to this Selangor pewter.. left to right. By right the elderly gentleman should be placed to the extreme left. While the middle figure remain unchanged. As these are non religious.. no issue. If you have the opportunity to see many past Shaw studio Kung fu shows of the 1960’s to 1970’s often you see in many of the scenes : they were displayed “correctly”.

1.. From my perspective, it is essential to fully grasp the significance of Qing Ming (or honoring the deceased ancestor(s)). 2. Typically, Qing Ming is the specific day or time frame when it is traditional to pay respects to one's ancestors. 3. This year, the exact date of Qing Ming falls on April 5th, 2018. 4. Nevertheless, for many individuals, taking time off on Thursday, April 5th, 2018 to visit or pray to loved ones may not be feasible. 5. Hence, for practical purposes, some people choose to visit their loved ones approximately one week before or after April 5th, 2018. 6. Reflect on the above. What relevance do home renovations have with Qing Ming? 6.1 The most apparent link is that one might be too engrossed in renovations to spare time for paying respects! 6.2 Excuse me! You are not the contractor! You should have some time to pay respects, correct? 7. If one has a tradition of visiting an ancestor's grave or niche, it is recommended to do so before starting renovations. 8. If one is also feeling guilty, then visit them either on or before renovations (if the renovation commences or falls within this period). 9. Frankly, how can carrying out renovations in a new home result in being branded as a "dishonorable kin"? How does this upset one's ancestors? It goes against logic and rationale. P.S. Moreover, if one has never visited on Qing Ming, then all the more reason why this should not affect them at all. In such a scenario, who are you going to disappoint or cause distress to?

Feng Shui of HDB Fengshan Greenville

There are several aspects to consider in Feng Shui: 1. Flying Star Feng Shui: This method is based on Flying Stars, and generally, N1 facing stacks are considered auspicious until 2023. 2. Another aspect of Feng Shui that you should be aware of is known as: Shapes and Forms. 2.1. In this context, there is a negative perception associated with homes (typically landed properties) located at a T-junction. Consequently, any residence facing such a T-junction is often viewed as doomed or highly inauspicious. 2.2. This stigma is particularly significant if the residence is a landed property. A runaway vehicle is more likely to crash into the premises of such a home, potentially causing damage or, worse, injury to the occupants. This conclusion is drawn from basic common sense. 3. Additional factors to consider: 3.1. How busy is Bedok North Ave 4? To be frank, the main arterial road, Bedok North Rd, experiences heavy traffic at certain times of the day. However, Bedok North Ave 4 primarily serves Blocks 84, 86, 87, 88, 90, 91, and the newer under construction 188's. As this is a minor road, if one resides on a higher floor, it is unlikely that a runaway vehicle could reach that unit, thus posing no real threat. 3.2. The number 44. While this is not directly related to Feng Shui, there remains a stigma associated with homes bearing the number 44, particularly if the unit number is 04-44 or 14-44. This is due to the association of the number 4 with the concept of 'death.' This perception may potentially impact the resale value. -

The Bridge Retail @ Cambodia in Phnom Penh The Bridge Retail @ Cambodia jointly developed by a Singapore company spots a typical safe rectangular design. The development is based on rectangular lines thus representing the earth element. One of the most stable forms of design. The building is similar to that of many other designs found along Jurong East Central eg. JEM or Westgate. In a recent article, I wrote about Hotel Royal which was built in the 1970’s. The frontage shares some resemblance of it. Even if that builiowas already close to 40 plus years:

China welcomes overseas Chinese who can prove their ethnicity.. The new policy, which takes effect from February 1, is an improvement on the current one-year multiple-entry visa for this group. Foreigners of Chinese origin with residency will be able to extend the period of their stay from three to five years. The changes, announced by the Ministry of Public Security last week, are expected to attract more overseas ethnic Chinese people to do business or live in China, according to the authorities. This is indeed a win-win situation for everyone! Source:

In this depiction of a HDB 5-bedroom flat, it is less than optimal for the stove to be positioned at the location marked "A". In this scenario, one must exercise caution regarding the wind vortex. The wind can either extinguish a flame stove or direct the heat towards the kitchen entrance. Furthermore, the stove should not be oriented towards the sink as illustrated here:-
